30 Day notice for rent increase, what a disgraceful law. Wtf, you're saying the rent can be increased every thirty days, hahaha. What a horrible country, come to canada. A written 90 day notice must be given to the tenant for a rent increase and can only be done 1 time per year.

Much of what is suggested here, regarding adding clauses to leases, is not legal in many states. Just because someone signs a lease does not mean all of the clauses are legal. For example: You can ASK a tenant to paint when they leave, BUT you can not withhold a part of the security deposit due to a LACK of painting. In order to withhold there must be documented proof that there was DAMAGE beyond normal wear and tear. Tenant WILL go to court and you WILL lose on these items. Make sure to spell out the costs for EVERYTHING you anticipate could be a problem. If routine maintenance needs to be done (mowing lawn, trimming bushes, etc.) then there NEEDS to be clause about WHEN action needs to be taken and HOW MUCH it will cost the tenant if they do not take action. Example: NON-STANDARD RENTAL PROVISIONS DOCUMENT ******* Outdoor Vegetation Maintenance ************* - Tenant is required to maintain all outdoor vegetation to the following standards: * Grass must be mowed when it's height exceeds 12". * All bushes/hedges and other greenery surrounding the home must be kept neat and trimmed with height not exceeding the lower sill of any window and the width not extending into the grass nor touching the home. * All leaves/needles/etc. that fall from trees or other upright growth shall be reasonably removed so that the grass, shrubs and greenery are not killed. All branches, dead portions of trees or other items that may fall in the yard and are not the result of disease/insects/weather events shall be removed from the visible yard and composted in a non-visible back yard area or removed to a suitable, legal location. In the event of disease/insects or weather events or items too large to lift, please contact us so we may correct the problem. ** If the above items are not maintained to these standards the landlord will notify the tenant they have five days from the receipt of the notice to correct the overgrowth. If the overgrowth is not corrected the Landlord will have the right to bill the tenant $30/hour for the reasonable time needed to correct the overgrowth. If the Landlord must take action five or more times under this clause in one rental agreement term the landlord MAY terminate the lease following proper legal notice. If you are unable to care for the outdoor vegetation yourself, please arrange for a lawncare company to do it for you at your expense. This is a very clear NON-STANDARD PROVISION to a normal lease agreement. Include whatever you think is reasonable, but make SURE it is not something that would fall under normal wear and tear. So many landlords DO NOT define costs and when tenants need to take action. Ideally, include a contact person/email/phone number for the tenant to call when they have problems.

I sued my landlord in 2021 for neglect of the property, loud neighbors who said they would kill me, allowing smoking in the building and more. I won a lot of money, which was paid by their insurance, not them. And I stayed here. I've never been a day late on rent. I take good care of the property. The landlord left the upstairs empty three years after evicting those tenants. Now she is selling the house. In November they started construction upstairs (without permits, I checked) and brought in teams of people being so loud my daughter and I couldn't hear each other. This has been every day, about 9 weeks now. I live in a California county where they can't raise my rent by much per year. So they are harassing me out. I have disabilities that they are aware of. I reminded them of that, and that it's causing physical and emotional harm. They also made me get rid of a small 1957 "canned ham" travel trailer I was restoring. I gave the trailer away because they said they'd remove and destroy it and charge me for it. Now they're after my Dodge truck. They say the driveway (one car) is "common space" now and made the same threat to "destroy" it. They say the garage (one car) is now a common area when it's been mine for 10 years. They won't let me lock it. They have been in the garage going through my (formerly neatly stacked) clear plastic boxes, and said they will have what they haven't taken "removed and destroyed" and charge me for that now. They want me to lie on an estoppel and say it was always common space and I refused - the lease proves I'm right. I'm going to sue them again. I won't have any reference to rent another place because I've been here 10 years.
WHY DOESNT ANYONE EXPLAIN THE DIFFERENCE BETWEEN SUBLETTING AND JUST HAVING A ROOMATE LIVE WITH YOU AND HELP SPLIT RENT COSTS WITH YOU!!!!! So many landlords are abusing this uncertainty and claiminbg roomates are the same as subletters and using it to blackmail tenants to force rent increases!!!

American Home Shield SUCKS. All the providers they use have less than two stars. Stay away from this company. To be fair I had them for a long time and they did a great job but in recent years since 2021 the service has gone downhill and is virtually non-existent.

What about international listings
What about a landlord that seems to try and get rid of tenants who age and cannot work as fast as younger tenants. Who blames tenant for everything...including normal wear and tear ! Who somehow finds ways to evict older persons or disabled ones who do not have alot of help. Who is a mouse when it comes to certain tenants who have younger persons around or persons who are "tough". Who picks on the timid.
Doesn't the landlord have the upper hand though? they could just send you to credits and hurt your credits big time easily. How do you hold off on paying rent?

Please correct me if I’m wrong: Facilities: a room, a kitchen a bathroom, a restroom. Amenities: are object inside a facility: bed, a dinner table, swimming pool, garage, heating, spa … Features: Microwave, WiFi Right ?? Is a feature can be considered “sub type or a speciation of an amenity “ ? Same thing can we consider an amenity as a subtype of facility?

What she describes is an ideal world. Our 35 year old HOA is a million two short in our reserves because of mismanagement and is now imposing a $26,000 special assessment for each unit.

My brother owns House converted into Rental apartments. He takes cash ONLY. His house is in dire need of repair to the point that his renters are in danger. I tried to tell the authority's about the risky home structure & was completely enored. so I just gave up & to this day I wonder if the house fell down yet. Insane in the membrane.
