What would be a price for something this size?
Great simple ADU. I would however consider a bit more privacy for the WC by placing the door on the other wall.
Would this be considered as a separate dwelling and would it require paying separate council tax?
Yes. Would most likely be band A and cost £1k a year if that.

This is what these Silicon Valley funded ADU startups are selling for $450k, and I bet your unit has far better built quality.

Hi Mark - the total build was 8.0m x 4.40m externally (with integrated decking), and the smaller room is around 1/3 of the total internal space, and the bigger room 2/3. The bathroom is approx 2.0m x 1.2m...
