STONE & GARDEN HOUSE - Beautiful Bulgarian Property - Ready To Move In!

Here we have a beautiful fully renovated property, ready for you to arrive and move straight in.
This property was purchased 4 years ago and most of the renovations were carried out within the first year. However the house has been completely redecorated and rendered within the last 2 months so that everything is fresh and clean for the new owners.
The house was built in 1956 using local granite in a peaceful location on the northern edge of a traditional Bulgaria village called Oryahovo 6555. (It's important to use the postcode as there are a few villages and towns with the same name.) Situated just a 15 minute drive to town on good roads, the village is up and coming with a post office, kids park, two village shops / bars that also serve food, a friendly mayor and a thriving community of around 200 people including around 20 foreigners from all over the world. The village is surrounded by 14 lakes, beautiful views and fascinating rock formations. We originally choose this location because of the beautiful nature, warm climate with minimal winters and its close proximity to great towns, as well being close to the Greek border crossing (30km and the Turkish border crossing (42km). The village is also perfectly located 2 hours from the Black Sea, The Aegean Sea and the Mediterranean.
As previously mentioned the house is built with local granite. Some of the front wall, as well as the kitchen extension has been built with red brick. I've just finished rendering the house with a natural lime and sand render to keep the traditional feel and give new life to this special place.
Inside you'll find two bedrooms, a conservatory, large hallway, spacious bathroom, living room, utility room and a kitchen / dining room. All the furniture and appliances photographed are included meaning one can simply turn up with a suitcase, move in and begin to personalise this space. The rooms have been repainted, everything is neural, while many of the properties original features have been kept to reseve it stunning character.
The property has been fully rewired to meet EU standards and has also been fitted with entirely new plumbing and had a cesspit added. The roof is original but absolutely solid structurally with only minimal repairs taken out over the years.
The beautiful garden is definitely one of it's key features, boasting matures fruits trees, grape vines, a shaded seating area, lawn space, huge vegetable garden, a driveway, and 4 rustic barns. One of which is very large, again made of granite, featuring incredible hand made tiles. Possibly older than the house itself. There is a deep well for water as well as pipework connected to a nearby lake which can be used through the summer for irrigation.
In the garden you'll find 3 apple trees, 3 pear trees, a cherry tree, and 2 sour cherry trees, 2 apricot trees, 2 plum trees, 2 peach trees, 2 mulberry trees, 2 fig trees, an almond tree and a walnut tree as well as many grapevines. Most of which are all mature and produce vast amounts of fruit each year. This particular climate is also renowned for it's wine making and watermelon production. Both of which we've enjoyed here.
The plot measures just under 1300 M2 or about a third of an acre. It's connected to mains electricity and also mains water. It has a brand new electric meter fitted and will have a new water meter fitted soon.

Hi I have watched many of your videos recently and wandered if you could perhaps help me find information about buying different types of land as a non EU citizen in Bulgaria, I realise that Visas is another hurdle and am still unsure if I would be able to move there permanently but I'm going to try . I would like to buy land and have an off grid small holding between 1-3 acres with a water supply and some woods " Ideally of coarse!". also information about what I can and cannot do on different types of land. Where can I find this information or who can I talk to? What would be the best type of land to look for in Bulgaria that would work best with my plan? I hope you can help. Cheers

You can see by the sheer ugliness and carelessness that the electric work was done by English people. A Bulgarian would have never done that abomination.

Help anyone, tell me If I'm wrong, I'm 66 single, full UK state pension, in October I'm going to the Bulgarian embassy in London with my paperwork, proof of pension, bank statements to get my D Visa , and then driving to Bulgaria to buy my forever home, is that all possible , all comments appreciated, good or bad
@@DavidCali123 I think you're going to need somewhere to live first. Like a rental agreement or proof that you own a property. But someone who's done this more recently might be able to tell you otherwise.

@@DavidCali123 no, unfortunately the D visa needs to be applied for in the country where you hold citizenship. You can however come for 90 days without a visa.

WOW!!! Love this home!! LOVE the garden! Ive just started looking into bulgaria to live and houses for sale, can you possibly provide me with more info on moving/living in bulgaria? Or put me onto more info thats useful? Eg...monthly payments for utilities, any other costs apart from mortgage payments! Theres been so much negative talk about bulgaria for years eg the mafia owns most of there, but starting to wonder if thats all rubbish?! In a nut shell, the mafia rumors are mostly rubbish, but it stems from a time 35 years ago just after communism collapsed and the country went into chaos for a while. It's certainly not like that now 😊🙏🏼

Thank you 😊 there are lots of small farms like this all over Bulgaria now. There are a few different privately owned ones around the village, selling electricity back to the grid. I have not heard about any expansion or new developments in the village. It is nice to know most of the energy around here is green.
Brilliant house, I would keep it too if I could! Checks the box for areas I've been researching, except I can't be in the market practically for another year or two anyway, so I'll keep watching. I'm definitely attracted to being close to Greece and Turkey. Did you renovate yourself or hire a team? I also notice the solar farm at the end of the video, what or who is that for?... 🙂
@@allanhfchin thank you 🙏🏼 I did most of the renovations myself but did use help on a few things such as new plasterboard ceilings and electrics. We love being close enough to the borders to just go for lunch or to go shopping. There's are a few small solar farms like that near the village. All privately owned and sold back to the grid. It's nice to know most of the energy in the area is green.

Its a nice spot We use to play there as children :D There were vineyards somewhere nearby. Great views , for the summer it will be good to place the caravan under a shadow, because it gets extremely hot. Hopefully you will own it soon so you can start working on it.

To be honest i wish i could just leave my house and go gather mushrooms even if i cant eat them but im allergic to mushrooms and i mean every single kind i cant take a ton of medicine and cat even drink a lot of water (in public spaces) out of fear for mold

@outliersbulgaria & @ingevansand9180 yes, there are poisonous lookalikes to be aware of. The Agaricus family alone contains around 400 species. Also be aware of white Amanita species and don't pick if unopened. The gill colour is an important indicator ❤️

It's a lovely house.Sarafovo is part of Burgas,where exactly the airport is.Half of milion lev is pretty cheap though. Definitely over 250 000 Euro ,not just because of the actual house but also the plot which is large than usual.Anyway,have a lovely time

It doesn't matter,still beautiful house 😊.To be honest,never seen a house like this in Sarafovo but because someone mentioned Sarafovo I thought it was there.
Such a sad story and such a perfect example of biting off more than they could chew. I think the best thing to do with it is sell them for £100 like what they did in Italy and allow people to try and revitalise the area and project
