@@ahmedsyed3436 that’s always a tricky thing to discuss when you do a video. As this video is over a year old, taxes could have changed a little or a lot. If I would’ve included the current tax information when I uploaded the video and this would’ve been the correct information at the time, but if the taxes changed then the video would be promoting misinformation. They are high-end rentals. You'll see them throughout New Jersey (Like Avalons). Pros, they have great amenities - gym, common areas, etc. If they have availability and if you pass their application, you can move in immediately. Also, they rarely ask for a security deposit. FYI, They're very seasonal with their rents so make sure you're not coming in at the high point. CONS - it's a bit like buying a car, they tell you the base rent which draws you in, then they start adding on; you'll need to pay extra for parking, pets, etc. Budget for about 250-300 more a month, then what you see advertized. The biggest con, they are really strict on the move-out fees. I've had clients pay 1200-1500 for the clean-up fees after they've moved out, and they left the unit in very good condition. Probably the most aggressively competitive area in Morris County. Listings average around 10-20 offers and are usually 10% above the asking price. But, everyone has their own opinions of where to live. That's what makes Northern NJ so great. There's so much choice.

A simple reply would be, the people who love it here, who have family and friends here. Those who truly know what NJ has to offer. Those who work in manhattan and want a more suburban way of life. (just to offer up a few examples) I've lived here for a very long time and I love NJ. If you don't, that's ok. The beautiful thing about the US, if you don't vibe with a certain area or state, you can find one you do like.

Yeah. You’re either a fan of those or not. I will say this though, Parsippany is one of the largest townships in Morris County. There are so many other areas that are nowhere near route 46. No congestion and very quaint.

There is a lot schools in the area 1. Borrow school a great elementary and middle school in one 2. Mountain way it’s a great primary school with great teachers.

@@srirampatta8606 no, but it’s a personal thing. You should always do your own research on the schools yourself - book an appointment and meet the principal. Do a tour. That’s what I did and I feel that’s what everyone should do. If you feel you need advice from another source, then Go to expert sites that specialize in school research like greatschools.org, nich.com. I specialize in the housing market. Not talking about rental market, not talking about car loans. You are using points that don’t pertain to my business or expertise. Also, not talking about the economy. I’m just talking about the housing market and mortgages which people do qualify through an extensive underwriting process. And, I’m not comparing it to 2007. I’m openly saying it’s completely different. I do welcome your input and am glad you feel the need to chime in.
