A HUGE POTENTIAL PROBLEM are all the stucco outside of homes. How long do they last here. Problems with cracking. Cost of repair and maintenance and water and mould getting behind those surfaces

This is beyond out of control. We r over populated in sarasota, bradenton, trafic is awful , stop moving to Florida people ,u will not like it.and iinsurance prices on house and auto is out of control as well not to mention the hurricanes and insurance prices will keep going up. All that and all these houses r getting thrown up with very poor quality, trust me im a gc and have to fix so much for the customers because the builders wont fix there own mess ups even tho there r warranty.

My utopia are the Kentucky, Tennessee state. The weather isn't cold or hot to the extreme and the taxes aren't as high

You look like my aunt who sold real estate. I have a letter from her predicting all homes in our waterfront community will be 50k someday. I was doubtful, but this was decades ago & she was right.

Pinellas county has the highest car insurance. Home insurance is very high. Seems like my escrow account is short by $2,000 for the past 2 years. Lived in my house since 2008 and my mortgage is cheaper than renting. Saint Petersburg has changed to St Lauderdale. Too many people in this county.

Tankless is awful. I changed from a gas hot water tank and regret it tremendously. It take at least 5 min of hot on full blast to get hot water on upper floor for your sink and shower.

What makes Florida so special? I say all the condos needs to look into carefully, on common areas/structures on how it is maintained. I guess one would even have to look more carefully at places: earthquake zones, water (river, lakes, ocean front, storms), hill side/cliff/mountains).

Nothing is free. Neal is probably overbuilt at present.

If you are retiring and have a LOT of money you want to burn… This is the state for you. M It honestly is the best place to live there is. With endless things to do. If you think you can move here without an additional $30,000 Min. in savings for every year you plan on living here you are wrong. I was making 6 figures before I moved here. I had a nice home in a very prominent neighborhood and 5 cars. One of which was a New Porsche. I was killing it. I had more than I knew what to do with! Once I moved here I dropped down to 2 cheaper cars and my car insurance still OVER double. I am paying $8,500/yr. For car insurance. No accidents, perfect record, no tickets, Certified professional driver. If you move here without paying cash for a house good luck. Home owners has been increasing so much I’ve seen so many retirees leave because they are simply tapped out Financially. The big 4 costs here that will KILL your money: -Home Owners insurance. -Car Insurance -Taxes -And utilities which has increased in some areas 4X!!! I know some people paying over $500-$600/m for ELECTRIC. Your A/C runs non stop for 6-8 months straight. Day and night. There is never a break in heat. It has always been hard to find a job In Florida. You can work 3 full time jobs and struggle to afford to live here. But right now I cannot even find any job right now…Literally any job. And I used to work for Google… I have been turned down for $15/hr jobs… The Competition to find a job here is honest to God impossible. If I am struggling to find a job, you will too. The only job in Florida that you can make enough to live is healthcare and construction. I was just in construction and I was making $10-$12,000 a month and was just laid off. Can you make a lot of money in sales? Yes. But good luck with that because you’ll be working seven days a week like I was when I first moved here and worked at the Porsche dealership open to close every day and my pay would fluctuate from like two to $3000 a month to like five to $6000 a month or more. You always going to have to worry about money living here unless you are bringing enough money with you to Florida like I said to supplement at least $30,000 a year for every year you intend to live here. You will not make anything here. I have been offered $120,000-$140,000 positions where I’m from…You would be SUPER lucky here if you are making 50-60k/yr. I was making double that and even if I could make that here I couldn’t afford to live here on the money I made where I’m from. I have learned Florida is a pipe dream. I’ve busted my ass since I’ve moved here. All I’ve wanted more than anything in life was to move to Florida. Over 3,500 job applications since 2022 when I moved here. The 3 jobs I’ve had since I’ve moved here have been the worst jobs I’ve ever had or even heard of in my life. Not a single one of them has offered health insurance. So you have to pay out-of-pocket $400 a month with perfect health for no coverage. Many don’t have health insurance here because they cannot afford it. They go to minute clinics. It’s a big deal here. I’m spending about $6,000+/m to live here alone and I live in a RV. Seriously as much as I love it here the summers are so hot you can’t even be outside unless you can live on the cost (and spend at least an additional $2,000/m to do so). It is not sustainable. This state will break down the strongest. I’m on the verge of giving up. I haven’t had a job in 3 months. I cannot get a job to save my life. Had it not been for my family I’d be homeless….. From 6 figures working for Google to this.

You left out insurance costs, mine are 12,000 a year because insurance companies have factored in the exposure to climate change, which our government does not recognize. Additionally, housing prices have far outpaced the cost of services so new home buyers are significantly overtaxed. You need to redo your calculations and you will find that people are better off paying state taxes

Florida real estate isn't local. Used to be literally zero humans in the entire State so in fact is very modern starting on or about 1950 for the totality of new builds meaning all the infrastructure is top of the line Cold War Era, all top of the line HVAC, all top of the line *"housing thought"* with set backs, a driveway, a garage, a boat launch, *"planned communities"* usually with standard golf course. Now has supertalls and unique to Florida a type of "apartment" thing. Make no mistake tho crazy oppressive humidity is still all of Florida so is suddenly on sale for a reason. Plus very few "natives" meaning a population that in massive numbers might suddenly decide to leave as happened in 2008. Make no mistake *HAS ALREADY CRASHED* started 2 Years ago in Florida and across most of the USA with the stock market crash of 2022. Biggest problem since then however is China property bubble has burst and now starting to "feel" that in both Florida and the Pacific Northwest where dollar amounts invested at peak were in the hundreds of *BILLIONS* in US Dollars. Added to this now is Russia invading all of Europe 2 Years ago so now that foreign money is drying up too. Add to that Canada in the biggest property mania in Human History there so that is now in free fall and they too are very high quality real estate investors. Despite all this development still proceeds needs noting but yes taken together all of this means a *MASSIVE* price correction down still well underway #undertow #buyers_market #open_outcry 😊

I'm new to FL and the constant noise from pumps running nonstop especially in construction zones I know I hear it its awful

We moved out of state from Daytona after 54 years. Final straw was when insurance company emailed that they went under 10 days after I mailed the one year premium. All the reasons you listed are very real. The changes in lifestyle were so gradual I didn't realize that my errands were planned around time of year and day. It took weeks of waiting through 3 light changes just to get over the bridge for me to decide it's time to maybe move to Ocala but the struggle to find insurance by raising the deductible did it.

Thank goodness we have snow where I live, and very cold winters.

If you look at the chart at 3:19 and use 2019 as a benchmark we are still in a real estate boom. If you bought in 2016 and have 400k in equity, who cares about a 20k price decline? If you use 2024 as a benchmark , we are down a small amount, but it is not like everyone in Sarasota went out and bought a house in 2023, so who is down? Luxury homes $2 Million+ and vacation homes tend to track the stock market and the market is close to a all time high. If you make a bundle in the market, a 5% increase/decrease is not an issue. Sarasota has lots of part time vacation homes, so if the stock market tanks, prices will suffer greatly. Workforce housing is a real issue, there are lots of jobs in Sarasota, but if you can't afford to rent a apartment those jobs go unfilled. In the construction industry everyone is working full out, this is boom times. Phillipi creek flooding will take many of those homes off the market permanently , they will keep flooding and will have to be elevated.

The so-called housing market should crash. The real estate clubs have kept the prices so high for maximum commission. I would like to see a stop to this.
