    6-8 buys you a LOT in River oaks ...it's so cheap compared to California. It is weird though ....not as weird as Inner Memorial or Broadacres which is REALLY weird but still weird enough. I still think I prefer the Villages. Houston actually is all a bit weird ..it's got a International flavor that is like New Orleans BUT the Energy business keeps the expats coming so the city is VERY different to nearly every other city in the US. Traffic is insane like the 405 in peak hour type insane ....

    Tanglewood is my favorite in-town neighborhood. I love the history of the how it was founded, close to St. Michael's Catholic Church on Sage and The Galleria.

    I think this is the neighborhood i would pick if i could pick any. I like the trees and the traditional elegance and go to St. Martins church. 😊 Are there plenty of grocery stores, good restaurants and necessity shopping in the area without having to get on freeway's and a lot of traffic?

      Absolutely! That's one of the great things about that area. You can access the Galleria area, Memorial Herman Park, The Washington Street restaurant without ever getting on 610 / I10. Are you looking to move?

I actually love the classic sprawling one story ranch ( updated ) I saw one online on Holly Springs Dr. Basically across the street from St. Martin's that I loved everything about it! Big corner lot with gorgeous live oak trees! A circle front drive, over 5,000 sq ft all on one level! A little large but loved the established feel it had. I don't want everything looking brand new and stark. That's not me.

    I was born in Houston in 72. Grew up in Alief. #numbers and the clubs around there were like my second education...lol...Bought my first Doc's off Westheimer and Montrose . Got all my half sleeve tattoos there as well. Gonna make another trip down there from Dallas to hit numbers again soon.

    Hello, love your page, what do you guys think of Independence heights close to 610? Do you think the area has potential, I can see brand new construction but am not sure about what the future will look like there.

      Great question! No one knows the exact future, but the growth in popularity of two neighboring areas (the Heights and Garden Oaks) makes it likely to continue to appreciate. It already has a Whole Foods 360. The major concern with Independence Heights is the flood zone areas. Another area close to there that might give you better return quicker could be Lindale Park. When are you looking to make an investment?

    I've been living in Atlanta (both suburbs and city) coming from Houston for 9 months now and I'm literally traumatized with how people drive here. There's a constant need to compete and speed. I see about 3 car accidents every single week. People are highly irresponsable when driving and this never happened in Houston the almost 3 years I lived there. It's such a horrible situation. I'm thinking of going back just because of this!

    I grew up in Spring Brach (lived off Antoine/I-10, then Antoine/Long Point) for middle school, high school, and college years). Just moved back, decades later, to Antoine & 290. I'm ALWAYS off Antoine, lol. I never "wanted to come back" to Spring Branch, but now that I'm back...I'm happy to see how the area has changed but also stayed the same. And yes, I love that it is close to the city.

We really like that area and it is highly sought after; price and price appreciation data support our subjective opinion. However, many people who comment express an opinion based on what Spring Branch maybe was and fail to see the transition. Have you seen some of our Spring Branch videos? Take into account the air is less dense so temperature doesn't mean as much plus it is dry. 15 degrees in Houston feels far colder than -30 at the top of mt. Elbert. At 14,000 feet it means even less than at 7000. I can tolerate -10 for a while with no gloves and short sleeve shirt if its not windy. At 14000 it was -28 I took my jacket and shirt and gloves off to see what its like. I couldn't feel much of anything.

    I collect guns I don't see why that would scare anyone. I have never threatened or pointed a gun at anyone. You don't need gun control you need criminal control. There are also people wanting knife control. I have a switchblade in my tool chest I use for a utility knife. It is a tool I don't see how me having it makes criminals stab.

    Maybe Polis is not as bad as democrats running houston. Sly turnip, judge dora, q-tip, and shelia jackson take the cake. Denver is the worst county in this state and the crime rate for theft and violent crime is several times lower than Harris county.

    If you want to pay extra to get taxpayer bashed by that city go live there. They let the homeless run wild and the roads are all tore up and run taxes way up to give free handouts that is taxpayer bashing. I left Texas when I took a job in Colorado Springs but our governor here is a cuckoo. He flaps his hands around and signed a free range parenting law. I reckon he has a wide stance in the bathroom.

I like police sirens, loud yellling/cursing, gunshots, street fights, hoes and pimps, and the other jungle ghetto sights and sounds you see. I find it very entertaining.

    California (SF Bay Area) couple who will be empty nesting soon. Our kid is going to college in Houston and we thought it'd be cool to live in the same city. Do you recommend urban living in Montrose vs surrounding suburbs like Kingwood, Cypress, Katy, Sugarland, etc.

      Might be a late reply, but I’ve lived in cypress, sugar land, Richmond/Rosenberg throughout my life. I like those areas a lot. Sugar land, And rose rich are diverse areas and very friendly. Cypress isn’t as diverse, but the people are very nice (I haven’t loved there in 10 years so things might have changed.) but overall I think living in the rose rich/ sugar land area is very nice. Great people.

      Thanks for the feedback Ham! Those areas have a lot of wonderful attributes. We LOVE living in the downtown area because there is so much to do and it's close to everything! If you had to live in the suburbs, those are some great ones.

      Stafford or Missouri City are in close proximity to Sugar Land that are relatively affordable and accessible to everything. Montrose isn't for everyone. It's better if you visit in person and decide if it's right for you.

      Omar, thanks for the question. We really like EADO and Near Northside; we are particularly fond of Lindale Park in Northside because of its large lots, public transportation and deed restrictions. Another area to consider is Independence Heights. Are you looking for an investment or a home?
