The other problem with these fast built houses are the inspectors themselves. Way too many homes are rubber stamped and all this kind of stuff is not caught and the home owner is left with leaks and shoddy work from a home that should have passed inspection

It's another corrupt system that the home owner gets to deal with. Licensed contractors should have to prove competency annually like most fields. Home inspectors missing obvious faults, is a joke. Insurance company's unwilling to do repairs on a home that needs repairing but they hide behind rules/policies that never exist until its convenient. Home owner, fix all this shit.

Saw issues in Houston where a new home, less than a year had the shingles physically falling off the roof. Come to find out when they were applied the contractor shot the nails clean through the shingles. My guess is that the air compressor was set too high to prevent nails not set completely. Manufacturer would not honor the warranty due to improper fastening. Builder had already gone out of business and changed names. Homeowner had to pay for a new roof out of his pocket only one year after buying the house. So sad it makes me mad! 😤😤😤

ITs ridiculous that professional builders hire such hacks. I mean the workmanship is quite pathetic but some sucker will buy it and not know any better since the city inspector will pass it so they can get that tax revenue rolling in.

Loose wire I would assume just looking at the other lug screw slots. The rest almost all line up in the same position, as they are properly tightened. The one that’s hot is not the same position. Could be just how the screw slot was formed but assuming identical it’s loose enough to cause resistance. If there is one I would double check them all.

Ha !! .. Gotta love it . Most crapenters are Blow and Go . The siding going first might have been " Well the windows are on order and we need to get a bank draw . So go ahead and install the siding " . Nightmare .. But for some it's just they way it is . I don't like building out of sequence . Yep . The only way to properly set those windows is tear off the siding , It's almost impossible to get the head flashing in with a 1/4 " gap from flashing to siding and taped correctly . The sill flashing is another nightmare . .. I like to slightly tilt the sills and flash . Even run an apron under the sill flashing long enough to act like intermediate joint flashing . The Drainage Plane . No caulk on the the 3 sides Ha! You can do skip caulking and nailing on the sill . But determnined by the span of the window . I prefer step flashing on sidewalls and an obvious kick out flashing at it's terminus I like my housewrap not to be nailed so the roofer can tuck up under a little bit . In some instances this can't be done , Leave it flopping and let the roofers step flash then tidy it up . Many roofers go on automatic underdrive . And don't run the flashiing high enough . So when siding time comes . With some Hardi-Zones requiring a 1'" clearance between roofing and siding . I think up up further north a 2" gap for wind driven snow that melts .. Hardi will " Rot " and crumble . I always treat all cuts Get into standing seam , shake or slate and the roofers almost always fail me . . The floor sheathing looks like it was exposed for awhile . Looks like a cheaper brand as well and possibly swelled up . I like to double glue my butt joints . Guy drops the sheathing and scrapes off the side coming up and yes .Eyeball and 1/8 gap . Nail after glue within 15 minutes at most and make sure it's bedded befoe you oull the trigger . Nailing at brutal angles on glued and not bedded sheathing is a potential squeak . I pride myself on no squeaks and had my first a few years ago .. After telling happy gun runner 50 times how to nail floor sheathing . He got fired after all my hair fell out . Figured if I can't get him to nail a floor off after 10 hours of examples , pleading and sending a Teleflora bouquet .. Then there was no way I could teach him how to cut a 30.32 degree angle on 4" staggered Hardi-Shake panels and following a rainslot pattern while I am frying on the side of a dormer . Using hand signals , Braille , and a Speak-N-Spell .. 43 years as a carpenter and even in my later years considered becoming a County Inspector .. But I'd get fired !! . I'd close down the entire county with what I know and have seen . County needs houses , County needs those property taxes . I would be the type that shakes the baby and glad hands the most popular builder and drive up and just sign the permit box and get invited to lunch . Ha! . I always overbuilt to the point of anal retentive . I would analyze the shank of a nail , it's directional axis , it's molecular structure , Why a head of a nail is shaped like it is . And then go so far as A Rosetta Stone on how to go the elusive 13.71 " OC. Common Length Difference of a hip jack rafter at a 5.56/12 roof and be within aircraft tolerances . Ha! . Never had a spec home ever sit . Always sold before the drywall went up and many homeowners said they bought the houses I built , Because they looked like art even in the frame . Woven and stitched together like Angels on the looms of wood . Worked for the nations #1 architectural firm as a test pilot carpenter in The 90's . Details that are now on every plan they sell .. Toot my little horn . But when you get high end builders wanting only you to build their own personal homes . They know I never cut corners and exceeded every expectation . Still learning I admit .

So do you tell them to tear it apart and start over? The framers should not even be allowed to frame this in the first place. Plumbers and electricians have to be certified and licensed but framers don’t in most areas. The repercussions of their poor workmanship can be very serious.

Early in my life I was a telephone installer in central Florida, loved those new stucco houses since I never needed a drill to put a hole in the wall for the wire. Push my long screwdriver, twist a couple of times and straight through to the drywall, two more twists and it was ready. I had several of those long screwdrivers, even drilled tiny holes in the blades to hook the phone wire. Sometimes it was necessary to put in a ground rod when the underground service wasn't near the power ground. Since Florida is sand this normally wouldn't be a problem but in one fun instance the neighbor (old NY or Ohio retiree) was laughing as I carried that 10 foot ground rod thinking it was going to be fun watching me work. That was right up till I stabbed the rod in the ground and it kept going, all ten feet disappeared as it slipped out of my hand. Crap, I only had the one so made a trip to our ware house and got five more and a box of couplers. This time I put two together for a 20 footer and pushed 15 feet into the ground. Holding on I gently hammered the last five feet and it was still loose so I added another 10 food ground rod. With 28 feet in the ground it got tight so I had to work getting the last two feet down. The neighbor was no longer smiling, instead he was looking at that little crack on the back wall of his new house.

As winner of NAHB 2014 for homes over three million . Yeah .. That's some rough work . I agree with 90% of what I saw was garbage. The let-in bracing generally is a 1x4 " 3/4" which is 25 % . not greater than 25% unless the goomba set the blade deeper " Which does happen . Metal strapping in an X must be pulled taut . Here it wasn't . I do not agree with the assessment of the nailing aside the grage door or where the break in the sheathing is . Unless this is noted otherwise per plan , It meets Code . 3" OC on edges is not Code " Granted . I will nail leading edges brutally and might even glue the sheathing ... According to Code . Walls should be 25% structurally sheathed on the first and second levels . With garage doors . It kinda goes out the window . But in this case . I see a midspan LVL which provides rotational support if the upper level is structurally sheathed .. So the break in the sheathing is nothing . It provides very little top to bottom plate bonding . What I would be concerned with is the garage wing walls plate anchorage . 5/8" single anchor bolt is insufficient . 2- 3/4" anchors spaced at least to the corners and the kings with the L favoring the inside of the pour " Impossible to know unless you got an X-Ray " . Ramset is insuffcient and so are tapcoms or sleeve or expansion anchors . They shatter the edge bond . There is a Simpson anchor tie down from King to slab . The rock table flashing is horrible . Needs to be sloped slightly and sealed . We make our own copper Z flashing with a dripedge . Then wick cords spaces 32" . Wall faced with a dimple or breathing board by Coravent . Code requires a 1" air gap . Most rock masons just slap rock on the wall and don't use enough brick ties .Weak wall and locks moisture in . Semi-perm Typar , Drain Wrap or whatever maker du jour needs at least a 2" lap . 3" for some and taped .. The rock stop transition should be further flashed with aluminum roll or 30# felt tucked in half . . All corners of Hardi should be wrapped twice and a 1/4 gap with drip edge , A corner stile is not enough and putting the reliance on the a painters caulk . The window installed and sided ? Nice tucking in head flashing which needs to be 1/4 " gap between siding and metal , taped and preferably with end dams . I see a future problem . The hangers sucked . The N-10's are insufficient . Common 16c's are allowed for shear . Not a major problem but preferable to be seated fully . The angled nails are no so much for the truss but shear into the LVL . I have seen too much hackery in my days .. BTW .. 18' garage doors are the worst for wind resistence

These houses are hideous, it's got to be really soul-zapping to do this everyday and see the same crap being pumped out. It's kind of crazy though because building house is not that difficult, relatively speaking, it's a basic series of steps that you just follow each and every time. I guess if you're starting with the wrong steps then you just follow those each and every time. I have a house from the '50s, and I have the house from the '90s, I'm going to hang on to those for a while. No way I would build anything new unless I was building it myself, or it was a custom builder who only builds a handful a year. These perspective homeowners have to educate themselves on how a house is built and the process by which issues are taken care of. It falls on them as much as it falls on the builder. Be smart people this is a big investment, start acting like it.
