Hi - I'm Dr. Steven Nguyen, PharmD, MPH.
I currently own 51 units of real estate while working full time as a pharmacist without any partners. I gross over $50,000/month in rental income and net $10,000/month which is enough to replace my W-2 income yet still continue to work to show you it's possible to have a high income W-2 while owning a larger real estate portfolio. I own single family homes and apartments in OK, CA, and AL all without partners. I owned a 40 unit mobile home park in Alabama.

Most pharmacist we know still struggle financially due to over spending. It's just a matter of how much you allocate towards investing and do it consistently over years. We graduated with 250k student debt .
i feel like this video only applies to the 1.2% of people with medical doctorate degrees....kind of sends the message of "you need to be a high paid medical professional to make it work"
Main concept is how much is allocated towards Investing. I know a lot of high income earners who just spend it all vs some with lower paying jobs are able to invest more due to less spending .

That's several jobs in one. Adjust for averages in reality. Many not in leadership either. Also CA salaries vs. Non-CA salaries. Smart to game they system in OK. Just don't tell OKs it's okay to do the same.
CA does have higher salaries but higher cost of living which is a factor
Grow income, spend significant less then you make. do it for a years. Easy.

Thanks for saying this! People are always saying to 'go all in' a business or real estate. I think it's about balance and approach. Some people are well established in w2 and can make a great income. I think its all basic math. It's what you get to take home and use the money to make more money (investment). Thanks for sharing.
Absolutely! W2 income is how most people make their money !
And it could be also hidden cost, such as 401k match, perfect insurance, vacations and paid paternity/maternity leaves... A lot of it could add up into +40-50k. It is hard to get lets say 200k in the next 2-3 years comparing high paying W2. + You could enjoy your W2 at the same time, if you are lucky
ever look into jacksoinville real estate? As a tampa resident theres no multifamily thats affordable and make sense Jacksonville has way more 4 plexes altho theres a 4 hour distance sadly
I did look at Jacksonville but felt too high in crime for my liking back in 2017.
@@stevendnguyen yeah a lot of the 4 plexes got them bars on their doors and windows I’m contemplating even buying in Florida now since insurance will go through the roof seeing these hurricanes yearly Especially helene What sucks is I wanted a property in Florida cause I could house hack for 5-10% down 20% is a ton

i'm in LA too....soooo many trust fund babies! the only people i know down here who bought a house is because their parents bought it for them. And just like you said, fancy cars, fancy restaurants, fancy weddings....none of them actually made it on their own in SoCal without family handouts.

Flooring and solar separate. Both cost 11k each which was covered by builder credit . I am claiming solar tax credit so about 3k back to us

Man I hope to get to your level one day I’m 21, Tampa, got $50k+ and selling a car I hope to acquire a 26 unit cash flow machine like you one day Takes one good deal to change it all right No properties now, I’m a doomer but nonetheless will pull the trigger in 2025 Looking at a house hack 4 plex As long as income stays the same I got a creative plan to hack another 4 plex 1-2 years considering low down payment will stretch the money that far
House hack a 4 plex every 2 years for 8 years and will be set

I understand. What I've learned is after hitting a certain pillar is that you just stop talking about money altogether with your old buddies besides work struggles. At the same time, make new friends that have similar net worth as yourself. I understand that master mind is what every guru's talking about but to surround yourself with wealthy people is really not as difficult as most think. Don't let the noise become a distraction.

You forgot taxes when selling, kid. Take out a pencil and napkin then spend five minutes on math if you are able. You will be shocked.
20% long term capital gains tax plus depreciation recapture

My gf and I just bought our first duplex this year! Everyone is cheering for us. I already have my eyes set on the next property (we live in bay area so it's quite expensive). Who knows what may happen!

Interesting video. I have some opinions on this. 1. Life's a lot simpler when keeping wealth/NW to oneself. The average person doesn't care, and as you said, low NW people can't relate to having a high NW. Nothing good is going to come of discussing such things with the average NW person, if anything it's just going to come off as pretentious and insensitive. As you said, it's much more beneficial to discuss the subject with people on/around the same wavelength financially. 2. I disagree with the framing of 1% and 99%, mainly the premise that 1% are 'doing better' than the 99%. Life isn't all about NW, I know a lot of people in the 99% that are much more 'successful' than others I know that are in the 1%. NW/money is an important aspect of life, but far from the only one.
