Steven, Great points for for your sellers. Every point you made is on target. As a certified inspector I appreciate when listing agents help educate the sellers on what to expect from the inspection process. When I point something out as a 'inspection item'' I am not pointing a finger at the seller, just at the house. A house is a house, the sellers made it a home, and the buyers want to make it their home. No house is perfect including a new built house, but a home is what you make.
