    the City is going through a MAJOR change with the City wide rezoning which focuses on multi-family, apartments, industrial and commercial land use. Some City leaders are not favorable to single family residences. I encourage people considering purchasing here to review the rezoning maps, the draft Comprehensive Plan, and ULDC guidelines before purchase. what some leaders state is in direct contradiction to what the ULDC guidelines state specifically the 'non-conforming land uses' once rezoning occurs.. If you can afford $400-500,000 for a home, it is very important to be aware of what is occurring in this City. The pro and best place to visit is Warm Mineral Springs, an important geological and archaeological site.

    Stop coming to North Port!!!!! Our infrastructure can't handle any more people! It used to be a wonderful beautiful town and it isn't anymore. The city only cares about money are taxes have gone up and people are actually leaving because they can't afford it anymore. The city nitpicks at every little thing that we do. They still haven't replaced and fixed signs or even fixed the roof of the police station since hurricane Ian. And we were landlocked when it came to that hurricane. Both bridges on price were out the only way for us to actually get to 41 or Sumter boulevard was to go down to South Salford which was underwater or Eldron which was also underwater the only way to get out is if we had a high-profile vehicle which 80% of us did not so we were stuck for over a week. Price boulevard was supposed to be widened several years ago but they misappropriated the funds and built a money hemorrhaging water park! They are golden child is now well in park and is left us literally in the dark. This town used to be so beautiful. I'm with all the new people coming in crime has gone up theft of bicycles cars and even houses being broken into are on the rise. I'm sorry I'm so negative but I'm just telling you the damn truth. Don't come to Northport 😡

      Hey, first off thank you for your service! Parrish is a great option. Ft. Mcdill is about an hour from Parrish. In terms of getting the most bang for your buck I would definitely stick to the suburbs of Tampa (Parrish, Brandon and even Wesley Chapel). There is a ton of new construction going up with great incentives on interest rates and/or flex cash!

    I prefer Hollywood Beach Florida and Hallandale Beach Florida more than Daytona beach, they just got way more things to do restaurants, bars, lounges and a good nightlife. ☀️

      @@Moneypower572 and I could say the same. All those (most) condos are old and startingnin 2025 the new law kicks in and they will be required to have structural inspections done routinely. Most of them have been deferring maintenance on the buildings for years. You will likely see a bunch of them hit the market because anythingbthey are cited for will have to be fixed ( if posdible to fix) which will be a big fat assessment$ to owners that many will not afford. Some repairs may need to be done without occupants able to be thetlre and that will cause problems too. Prices for ho insurance in s.fl have gone sky high and most people cannot afford it.

      Hey there! So the gym I used to go to on toledo blade & 41 just recently renovated. It is called " The Gym" now. Siesta key is about 40 minutes away.

    A friend bought a home in Wellen Park- she has nothing but problems- she is a Canadian and refers to the issues as "deficiencies"- the homes are POORLY built and not worth what they are charging. She has had to drive down 4 times already to rectify issues with the walls, floors and roof. Poor construction in a not so great area. Far from the beach and with homes with so many issues not worth it.

      That is terrible, so sorry for your friend! That is very disappointing. I haven’t heard many stories coming out of Wellen Park like that just yet or from my clients however, that is concerning. I hope she was able to get everything corrected for free through her warranty although she cannot replace time lost of course. The nearest beach is 18 min away, that can definitely be a problem for people looking to be coastal. Best of luck to her ! Thanks for tuning in. 😊

    I pay $525 per year for home owners insurance with All State in Ohio. I pay $227 for 6 months coverage in auto insurance with All State. I pay $4375 per year in property tax on a $290,000 house in Ohio. Now that my home is paid off, I pay $4375 + $525 = $4900/year to live in my home. Basically, I need $408.33 per month to live in my home. Where can you live this cheap? I would never live in Florida. My house was built in 1992. It's not an old neighborhood. In fact, there are new homes and townhomes being built all around my neighborhood which are all sold and lived in immediately. These properties brand new mostly 2 story with 2 car garages, sold in the $360,000-$450,000 range. I think the standard of living will play a bigger role as to why people are moving to low cost neighborhoods. My neighbors are from New York City, the Caribbean, Milwaukee, Wisconsin, and the country of India. I asked them if they ever would move back to the places they were from? They all said no way!

    We’ve heard the same. Surely there’s plenty of vacant land on MW. Unfortunately, even if true, you’re looking at 1-2 year minimum between permitting, infrastructure, construction, etc. But, hey, it’s a start right ?

    Good stuff, BUT,,,,,,, we need services as well as housing !!! Everything is 5+ miles away. Groceries, pizza, Walmart, Chinese food lol. The nearest gas station is so far away, you have to plan to get gas while you’re out doing other things. Lowe’s is almost to 75. Im sure it wont be like this forever,, Investors/entrepreneurs will recognize the needs, but geez, I hope it starts soon 🥺

      Nice ! Me too, glad you own 😃 Florida’s cap on increases to taxable home values rose to the maximum allowed of 3%. That’s an extra $89 on your bill for a home with an assessed value of $262,000. This is also means your home has a higher assessed value due to the values of homes rising around you which of course as you know = more equity. Here in Florida we are also entitled to Homestead that gives us tax breaks for living here full time and having our property listed as a primary residence which is a $25,000 exemption applied to the first $50,000 of your property's assessed value. Rents however are up 45.77% here in Florida meaning the average monthly rent has gone from $1459.00 to $2127 per month which is a $668.00 monthly increase while building zero equity of course. Coming from NY, I also now enjoy no state income tax plus the NYC local tax that they sprinkle on top. I was actually able to come here and buy a home instead of throwing my money away in rising rent that significantly increased every year. If someone chooses to buy a home or not is their choice,I do choose to share the information that is helping many begin investing in themselves and not someone else. Myself included

      Hey Mike! So there are a couple of sea mist models in available inventory with completion dates/pricing as follows; March: $674,990 April: $655,990 April: $663,990 These are all situated on “waterfront” lots which are ponds. Generally an all in price for this model will begin at 650+ depending on the lot 😀
