Love Lauderdale by the sea. Spend most of my Xmas's with the family there now. Just a shame the city never fixed the pier after the storm. Makes it look an eyesore now. Won't stop me going but takes the shine off a little.

I prefer Broward County Hallandale beach Florida, beautiful city good beaches and restaurants and growing businesses and communities, and good nightlife.❤🇺🇸

Its so wild how much it's changed in the last 10 years. I just left so kiddo could go to school up north. I'm enjoying the peace and quiet. I lived there 18 years from Ca. Its just too dang much now from traffic, to crime to cost of living. It really used to feel like a chill beach vibe but now it's a city with a beach. They even have ads flashing behind boats while your trying to relax at the beach. There's just no more peace and quiet.

Alot of people in Plantation hate all the apartments. I live in Plantation. It was already getting too crowded, and now traffic has gotten so much worse.

Great school system is subjective. I would never see my kids to Coral Springs high school. Demographics have become a real problem

Robert - If a condo is already getting crushed with an assessment, which is to deal with structural issues mandated by the gov't, why would HOA fees also be going up? Aren't HOA fees really just maintenance fees for things like the pool, garbage, cutting grass? They typically aren't related to things like putting a new roof on the building. I don't get it.

A friend owns a high end real estate company here in SW Florida. Housing prices ARE NOT soaring; actually the opposite.Big money investors are here with wads of cash holding and ready to buy up everything they can before the next boom. They are also trying to drive down prices by scaring average Joe's from moving here. Once prices are down, investor are going to buy it all they can before the next boom.

Go walk into a driving school in South Florida. You will quickly learn why drivers are so bad. Money making machines. Pay, quick circle around a neighborhood block, get your license. Never seen anything like it.

In case any Floridians don’t know this, 14K a year for taxes on a 700ish K homes is outrageous. My 400K home in another state is about $1200 per year.

It's built out. It's overrated and iverpriced,14 year resident. One mall and nothing dtays open. Not a "suburb"of Fort Lauderdale. Nowhere near Fort Lauderdale or intercostal.

I prefer Hallandale Beach Florida beautiful beaches and, Gulf Stream Park the biggest Horse racing park in Florida, the Pegasus and Dragon Statue the second biggest statue in United States 🇺🇸, great restaurants and casinos, clubs, lounges, and your in between everything in South Florida, it’s not a small town but it’s the fastest growing city, in Florida.❤

38 yr native in S Florida. In Broward county usually any area west of University drive are good areas and are safe. Any areas east of that can quickly get sketchy, especially areas of high amounts multi-family single floor duplexes or rundown apartments with terrible maintenance. This is usually a recipe of crime and high drug activity. Also good communities may be surrounded by bad areas. So once you drive out of your nice gated community you are presented of living around a dumpy area. Once you get east of Federal Highway things are a bit better but can quickly get expensive and you may start seeing more homeless folks. Key Good Places: Weston $$$$ Parkland $$$$ West Davie $$ Cooper City $$ West Coral Springs $$$ West Coconut Creek $$ For new comers who are home shopping, plan to go to the local gas stations and local Walmarts and see the type of folks who are there. Also check for a heavy presence of panhandling, jay walkers, and loitering. Check landscaping quality and road and side walk cleansingness. That will paint the picture of what type of area you’re moving into and how much the city cares about it’s livelihood. Always measure twice before cutting (aka purchasing)
