hi there, so quick question. i will leave the hows and why's but i own the house i live in outight, i have been on benefits as a single parent (universal credit) for almost 4 years....the kids are 5 and 7.... over the last year i have been building a self employment business and earned 5200 my first tax year and should more than double this year . my benefits were close to 10,000 with the child element. i have very poor credit, what do you think my chances of a mortgage are or a buy to let mortgage?
Hello 👋 I'd need more information to know for sure. How big is your deposit? I'm assuming you have at least 25% if you're considering buy to let. If you have poor credit, you're going to need at least 15%. I'm not aware of any lenders who'll consider it at 10%. I appreciate I may not have answered your question the way you hoped but the size of your deposit is the key here.
@@buytolet-landlords thanks for your response though i have no deposit. it would be a mortgage on the house i currently own outright (was bought for cash), 80k worth. hoping to remortgage with the intention of renting it out and release equity. to start another project with. if you think you can help me get a mortgage i am happy to pay for your service. property in west cumbria

Is it late to go for Help to Buy?
Unfortunately so. There are other schemes available though and people suspect that there will be a replacement to the help to buy scheme too.

What if your mum and dad are died and I have no family but my husband
