And Ryan takes the mystery out of different types of foundation options, etc. He even shows how to build a shed with different designs. Very comprehensive, covering different roofing materials, siding, etc.

Oh! After the seeing the plans, I realized I lived in an apartment almost exactly like these. The only difference was it was 3 apartments side-by-side (a triplex?), there was no bathroom on the first floor BUT-- it had a basement for storage and utilities. That was one of the best/nicest apartments or houses I ever lived in. I loved it. Very comfortable... except for the view.
Not to criticize, but that is one thing I really hate about newer apartments : NO storage area. Right now I live in an older apartment and am very grateful to have a small storage area at the back of my apartment. The other two things I really hate are wholly inadequate kitchens, especially with little or no counter top space and when the owners decide to put the refrigerator RIGHT NEXT to the stove so they can save on putting in a second heavy-duty outlet. That drives me nuts.
And, yes, I have to deal with both of those issues in my current apartment. Whether the owners know it or not they are practically begging to have a high turnover rate and terrible tenants in their rental when they do those things. Real people need storage; real people need counter tops and don't need higher electric bills because their refrigerator works extra hard every time the stove is on. Then they complain that tenants are terrible. No, they just attract terrible tenants because their apartment design is intended for people who don't actually live in their home.
Except for the storage space, this design is much nicer, especially the kitchen, which has adequate counter tops and a good triangulated appliance set up. Seriously. In my current apartment I have a total of 18" of workable countertop space-- and I bake! That's my only prep area (besides my kitchen table) and it's no where near the stove. Grrrr. Maybe the owner will find a way to add storage space -- perhaps a shed or an attic. Everyone needs a place for Christmas decorations and off-season clothes, not to mention all the other stuff that make up a real life.

There is a great sense of creativity and enthusiasm underlying the projects which the authors develop, from a bike shed to a glorious eco-shed. I like the way explanations are provided for decisions made from a range of options. I am not really in a position to rate the more technical detail, but think I am prepared to boldly go shed- building, equipped with this manual.
I’m glad someone else thought of and putting the zip tape on the bottom of the sheets closet to the ground. I did that on my house remodel 2 years ago. Only made sense.

Back in the day when I was a construction manager for a builder in Myrtle Beach, divider walls with double drywall proved to be a big challenge. Without the technology of today, it was hard to keep moisture out, and I can't tell ya how many times we had to tear out walls to replace the sheetrock. Be thankful for the zip system to help keep things dry! Enjoy your channel and always look forward to Thursday's and Sunday's.

I watched high winds drop a framed house while visiting Boulder, Colorado around 1970). Boulder can be terribly windy and you best be prepared for that (I’m a few miles south of there in the windy front range of the Rockies). Best frame with cross support.

I’ve seen them use USG Acoustical Sealant w/ the standard DuPont blue foam seal or the higher end foam one from Conservation tech Tech

As a builder myself, if I could offer one bit of advice that has made my life much easier, it’s that I leave the anchor bolts out of my concrete at pour time. It’s easier to frame and stand walls without having to deal with them. After walls are up, I go around and drill holes as required with a cordless sds drill, and install wedge anchors. This way the anchors never land in the way of a stud, or too close to the end of a plate, or worse, in a doorway. Cost for the anchors is comparable, and labour to drill the holes and install the anchors is pretty minimal. I can do a 3000 sqft house in about an hour.
Man it feels so good to watch a show with now gas forward content in it. That seems to be where most of the channels are headed. Thanks for the good content guys. 👍😎

wierd to see that you use only 2x4 for the outer wall. Here in Norway we use 2x8 and a extra 2x2 on the inside off that on a normal house. love your videos btw😄

So pleased that the slab turned out OK after that torrid weather last time. I have been known to spend hours at the timber yard sorting out the straightest construction timber for a job I was on. I'm always amazed how thin are the walls your side of the Atlantic. I know that comparing my apartment building to a tiny duplex like this is very much apples to oranges, but I have ~300mm steel reinforced concrete walls (only load bearing, partitions are 100mm plaster blocks) + another ~300mm of EPS insulation added much later on this semi-soviet building from 70's Poland.
Modern construction over here would be (for both single houses and apartment buildings) cast concrete reinforced pillars for load bearing, cast concrete slabs for floors, 250mm aerated concrete blocks to fill out the walls and then another 250mm of XPS insulation on top of that. Peak R value of ~56, less on pillars obviously.
Never fails, the lumber you need now is on the bottom of the pile 🤦♂️ I love Arlo directing the plates to the nearest pub 😅

I’ve been watching your vids and have been following you for years, I love them. In retrospect after all these tornadoes and high winds in the USA is there a more secure way way to attach the walls …like bricks!!! which don’t get blown away. Recently we have been seeing shocking devastating images in tv here in Scotland of houses , towns blown away . I know the fairy tale of the three pigs…. is it not better to build of stone instead of wood. More difficult more costly but better. John from Scotland 🏴

Hey guys, I just finished up a drafting class and the professor also had us do all of our dimensions to the center of the interior walls. I thought it was strange because as a builder it makes it harder for us. I asked him why and he explained that if the interior wall thickness had to change for any reason, plumbing or what not, that the center line will always be consistent.
FYI, that is not a forstner drill bit. It is an auger drill bit. Forstner bits don't have a screw tip to pull it into the work. They are used in woodworking to give smooth flat bottomed holes.
That auger bit is sweet!

Great content folks! Really looking forward to seeing this duplex build, I've always had a keen interest in smaller multi-unit residential dwellings. Two quick questions 1) How do you decide when you put the sheathing on before standing frames vs after standing frames? 2) Instead of casting in bolts to hold down the frames, could you just drill and use concrete anchor screws (like the one Jamie installed under those studs on that rough opening) throughout the rest of the framing? Not sure if it's a cost or code dictated choice?
Not part of the crew, but responding to your question 2. I posted the same reply to another comment and figured I’d share it.
J-bolts are much easier to put in, go deeper into the concrete, and have more contact with the footing. They are much cheaper than specialty concrete anchors or screws, especially when they do so many.
Last and most importantly, j-bolts are rated for higher wind and uplift loads for their mountain builds.
Some codes do not allow for Tapcons (large concrete screw that Jamie installed), especially on larger structures such as a multi-story homes.

I'll also add that Tapcons (and other specialty screws/anchors) typically require more tools, care, and precision. You need to have a hammer drill and masonry bit at hand to drill it and install it tightly enough but not over-torque it. For example, if you were to overtighten the Tapcon, it would slip and no longer hold (seemingly happens here with Jamie but is not discussed or highlighted in the video). If you overtighten a Tapcon, one way to fix it is by drilling a larger diameter hole and using a larger masonry screw.
Anchor bolts vs hold downs. Can serve same or different purposes. Its better to utilize them differently for training and installation purposes. Stick to holddowns for shear/tension/uplift and anchor bolts for only holding sill on the foundation. Thats why post framing simpson low profile titens are great.

I like the Lexel sealant except for not offering it in a sausage pack format. Much less trash to dispose of and more economical if your doing a lot of caulking.

In some cities, such as Portland, ME, (depending on proximity) windows aren’t allowed on neighboring (exterior) walls for fire code. In addition, 5/8 densglass sheetrock is also required on those walls-much like the firewall in between the two units you’re building.
Depends on separation measurement’s between houses.

That lexel is crazy good. Used it a decade+ ago and it broke the block when I tried taking it apart a few years later. The PT would probably break as well if you you were to try and take it apart in the future.

I’ve seen a house that was framed but not sheathed that was blown over in a wind storm, it was right next to a house I was working on. I definitely didn’t envy that crew.

How does one pick up a Perkins Builder Brothers tool belt? I made customized a belt just how I liked it back in my 20s, 40 years ago, and some low-life ripped me off out of my truck, along with my first Skilsaw. I haven't been able to find a belt as good as the one that was stolen. I had tape pocket and square front left; hammer, knife, rough chisel front right; flat bar and kitty paw left rear; pliers and screwdriver right rear; Battery hook front right; saw rasp or wrench slot in the back, next to a water bottle pocket. All. Gone. Damn.
