    I'm a single woman who wants to be in a home in early 2024 before my lease is up after 11 years of apartment living. Every time I listen to news like this about the housing market it's easy to get so discouraged and say things like "I'll never get a house." But instead I will be intentional and say "Nothing is impossible with God."

      Keep on trusting and have faith. I rented for 12 years and moved 5 times, when I think about how much money I wasted it makes me feel sick to my stomach. Save your money, keep your debt no to low debt. No late payments, don’t buy nothing major. It’s feasible if you trust in GOD. Don’t listen to a lot of these tubers they will keep you feeling hopeless. This is the best one I only listen to. Hold your head up and know it’s your time!!!

      Look into USDA two loans( direct is one and the other is called guaranteed), If you have a very healthy amount of patience the NACA program. These are the best programs despite interest rates. Hope this helps you. 🙏🏾

    In 1971, the interest rate for a mortgage was 7.33%. If you waited for interest rates to go gown, you wouldn't have purchased a home until 1993. You would have rented for 22 years waiting for rates to go down, meanwhile the value of real estate quadrupled. Don't wait to buy real estate. Buy real estate and wait.
    Marry the house, date the rate.

    Hey Shaheedah! I’m in group three. I took your advice and looked for a home outside of my target community (20mins out). Saw a home with multiple acreage that had been on the market for 20 days. Home is newly renovated. The seller had already reduced the listing price by $24k. I put in an offer. And mine was the only one on the home. I’m under contract and hoping to close next week. The home price is less than what my target community was offering. Plus, I get land with this purchase.

      Congratulations.. My husband and I experienced the same got more land and house was recently renovated plus was appraised way more than what we got it for we had some VERY STRESSFUL moments but we are set to close on next week! 🙌🏾 Best Wishes to you

    I've been looking at houses on and off since 2018. I've saved and plan on putting around 85k on a down payment for a house. For YEARS people have been telling me, "Now is not the time to buy a house." It feels like it's NEVER a good time to biy a house. I'm just gonna do me.

    Thank you.I just recently brought a home, I was very blessed to get a decent interest rate and walked in with 26k in equity. House appraised higher than purchase price. I plan on staying in my home for a very long time, it also helps with more than one income. Good luck to anyone who is in the market.

    I bought a condo 3mths ago outside of my state and I have a commute under and hour, but I stay with my parents the majority of the week and then go to my place. I feel this was the best decision as a single female. The place needs updating, but I'm making repairs slowly and I plan to be there for a long time. I have to go back and forth with the HOA sometimes, however I still feel it was the best decision.

      @@sayo6037 Therr is a problem with the gutter above my unit that needs to be approved and fixed, they changed the heating system and some of our units aren't getting heat. So sometimes the HOA are slow to move. You are responsible for the inside of your unit and they're responsible for the outside.

    I'm definitely in the first group since 2021. It's a challenge, at times, especially since I'm making the best salary of my career but its still not enough to buy or comfortably rent (living with fam). I'm trying to hold strong that my day will come. Thank you for your videos because I feel like I know waaaay more now and better equipped than when I was on the market.

    Learn about dept to income ratio. Consolidate 3 credit cards to 1, so your minimum payment isn’t x 3. For example min payment is $50 on all 3. $150 a month dept! 1 credit card would be one payment of $65. Reducing your dept to income ration to afford more house. And pay your credit card on time! That will increase you credit score!

    I’m in group 3. Signed contract on new home this June. Increased my income by 20%, slowly building my credit score until I close, plan to buy down rate and do a 2-1 buy-down. Prices came down slightly this past summer. Fingers crossed!

    Im so glad we pulled the trigger and got our one bed condo last june. Though we will be probably having a 14k condo repair assessment. It is somewhat worth it at the end of the day. Lowest rent in dowtown miami nearby hospital is around 1800 for one bed to 2400 plus you have to pay for monthly parking. In our condo 15 mins. Walking to metro rail nearby shopping mall and around gated neighborhood we paid 1500 including HOA. Only with a big BUT most condo nowadays doesnt have a reserve so expect to save extra cash for repair assessments .

    Wish I was watching your videos for years before buyIng!! Gosh. But the home(2 family) I’m closing on now is just my first buy and I don’t plan on marrying and having children there. I am in group 3, I was tired of renting and wish I bought my first home 2-3 year ago because I could have financial wise, I was just here thinking I should be waiting for marriage 😂🤦🏾‍♀️ (terrible mind set). So I’m glad I have so much knowledge now for when I’m buying my family home and who knows, maybe for extra source of income/investment ❤

    you might also want to keep an eye on the price per sq feet in the area you are interested so that you don't end up paying more than what your neighbors did.

    Nope!! You better get it now! You have desperate sellers, motivated sellers! Find you a mortgage that is comparable to your rent within a couple hundred dollars. When it crashes, you aren’t getting nothing for a loooooooong time!

    I didn’t wait. I got my hands on a two unit in the Bronx. Locked in my rates at 6.2, I closed in September. Now I’m just trying to get ahead two months on the mortgage & figure out my next move. Might be impossible to grab another multiple family before my single family home.my next move is Depending on the market in 4-5yrs

    I moved from one side of the country to another to save money and be able to buy a home. Gratefully there are houses in my new area that are still under $300K and there’s a great grant program that would allow me to buy a home at 4%! Prayerfully, I will be in my home by the end of next year.

    This whole thing is not sustainable. There’s no way that these prices are going to hold. I don’t think a crash is going to happen but there’s going to be a correction for sure. It comes in cycles if you look at the history of the housing market at always comes in 8 to 10 year cycles. We’re already in the eight year Since the market started climbing up since 2015 actually almost approaching the 90 year it doesn’t just keep climbing. We are already seeing homes coming down significantly in the Vegas area. Most people cannot even afford them even with our credit rating which is about 760. We were told yesterday that our interest-rate would be about 8.63%.

    As a homeowner how would me allowing someone to ‘assume’ my home at my lower interest rate benefit ME? Seems like home seller breaks even, not netting any major profits 🤔

      The only real benefit to you is being able to market your home - an assumable rate is very attractive to many buyers that know they cannot get that rate in the current market. Good question!

    I was in the market and going thru the process this summer. It just wasn't right. Then the lender tried to encourage me to buy as a first time buyer. That i could refinance but i didnt have $3k to pay per month. It just doesnt make sense to buy now.

    Iam on disability my credit is good but with home's so expensive I can't find anything even been trying to find something over 100 miles away it's so disappointing I pay 1280 a month for rent and I don't want to renew my lease

    For the first time I have to say this video is nonsense. I HATE when people say move in with your family. Increase your income. Tf? We can’t all move in with family and of course increasing income is ideal. How about being honest and saying buying a house is not in the cards for most people PERIOD. Stop selling a fantasy of home ownership. That ship has sailed. This content is done.

If move back home with your parents and make more money is the advice then there was no video to be made. I’m not bitter I just know it takes more than God and a prayer to buy a home.       Thanks for watching and supporting my channel. Here is my though process of telling people to move home, if possible, instead of continuing to pay high rent, it is a high possibility that prices and rates may stay higher for longer...if you your income does not increase you will have to reduce your expenses and housing, regardless if you are renting or not is your largest expense. This reduction of expenses will allow you to save and pay off debt and put you in a better financial position in the future.

      I fully agree that would be beneficial. My issue is that most of us don’t have that option. I see it as telling someone with aspirations to be in the NBA to just be taller. Of course that would be great in theory but if it isn’t possible then it isn’t helpful. Also, I fully appreciate your content. Admittedly, maybe I am a little bitter that I went to college and got myself a 6 figure career and still can’t afford a home. Frankly it pisses me off. But I do appreciate your content and it is always helpful so thank you. I watched this video right after a meeting with my realtor and I should’ve waited a while before commenting. 😣.

      I believe rate goes up for low credit score..so about 9%

      Higher credit scores will get you the best rates, anything over about 740+ are likely getting the best rates. But the rates being quotes now are the average.

    As a single mother I make just under the median income for my parish in Louisiana like a 2person income and thankful for that. I plan to save $60k or more, use down payment assistance, and use NACA ( all ducks are in a row & credit 800). I plan to make my move end of 2024 or beginning of 2025 for new construction. Praying all goes well & bank rates will be somewhat better bc I plan to buydown my rate as low as possible for my forever home. Lol God i just need 1 house 🙏🏽❤

      Look into local, smaller banks that may have a buyer's advantage (in FL, may be called something else where you are). You may qualify based on the home location, minority percentage, or income.

    This video is a complete 180 from what you have said before. I remember when you said it was better to buy now rather than wait. Your reasoning was that home prices would go up and would you rather pay rent with no return. I also remember the video you made with the group of real estate agents when y'all were discussing the market. Those same women were laughing when they were telling stories of individuals who wanted homes for a fair price. They were like if you wanted a home you would have to overpay. You hedged your bet on this video though. You broke it down into three types of potential buyers, smart. In MY opinion it's a bad time to buy unless you come across a fair deal. Home prices and interest rates are at all time highs.

    Strange I’m all 3. I can afford a house but not the house I need. First time home buyer but large family of 7 and what we can afford doesn’t meet our needs and that’s the challenging part.
