Why would winter kill you? Hypothermia isn't actually lethal, and neither are colds. Temperature has a VERY small impact on crops and wouldn't impact you either.
Try the fence-crate-fence setup to block off the stairs on the second floor, and you have more space to do whatever, AND you can stay indoors to keep from freezing.
I personally would recommend the apartment building, as you can easily fortify the entire building by just removing one of the floor tiles connected to the stairs on the first floor, and if you need roof space you can bridge to the building next door. Another tip: In the small grocery store opposite the apartment building, there is usually bags of fresh produce in the back room. Use this to get lots of fresh food and tons of sacks for dirt
I just tried this challenge for the first time (Late to the party, I know) I have to agree the apartment works really well. Once it's completely cleared I just knock out the floor at the top of the stairs on the second floor. Zombie's just stood there drooling at me
I wonder if a 7 days to die style version of this would be fun where every few days a giant horde comes to your home attacking with highly fast and powerful zombies.

Carrying items over your equip weight is mostly fine and a good way to passively train your characters strength. If you are very over encumbered the worst that happens is you take damage until your health is at 75 or 50% (I can't remember which) but that hp comes back with eating and resting and I don't believe you can die from carrying too much.
Or even better, just disassemble the tile in front of a staircase (the one after the tile immediately after the stairs since the game won't let you disassemble that one) in one of the high rise buildings. If you do so, zombies can't reach you because they fall down the moment they reach the empty tile and you've just secured an entire building to use as a base.
