    I stayed there in a one bedroom at the back of the building when I first went to Cebu. There was blaring music some nights and roosters 🐔 every day. Certainly not a quiet place. One other thing, the grease trap was not cleaned when I moved in and it flooded the kitchen floor. The management charged me a fee for some damage to a towel I used to stop the water flooding all over the floor. I had no idea about grease traps before and I didn’t know to check it after I got the room key. And the price is quite expensive for what it is.

    This looks like an interesting option for me. I'll be coming to Cebu in a few months to try out living there with my gf. I still haven't decided between Dumaguete or Cebu. Great video Rod!

    Looks liveable Rod. I think at those prices it should have a quiet mini split and not a window unit. I see complaints in the comments that basically it isn't a Air B&B. Also it isn't dirt cheap. I hope they will post their videos, showing how a true professional finds the best place with everything needed for any length stay you want for only pocket lint. I can't wait, I wish it were then now. Take care Rod.

      There are serviced apartments in various areas for more and for less than these prices Robert. Lots of "pension houses" and some of them are nicer than some hotels. Just too many to do videos of all of them.

    Good video...I have been living in Tancor 5 for almost 4 years. You did a video on this property a few years ago I'm paying 40,000 per month 2 bed 2 bath 88 SQ meters includes cable many channels in HD and WIFI. and a good gym and pool on the roof top. Also housekeeping 1 time per week management and staff are excellent all the kitchens have a oven...walking distance to Landers and even take bus to Ayala...

    Here's an update for you. I looked at a one bedroom deluxe today. Great location. However, there was a dead cockroach on the floor just off to the right of the front door. They wanted 33.5K per month for 6 months, including a one month deposit. They also wanted 8k Security Deposit for utilities, which makes absolutely no sense to me. First time I've seen that. Shame because in many ways it's actually more convenient than Business Park, unless you're in Alcoves or Park Point. Everything you need is in the strip mall and intersection and a couple of banks close by. The unit I looked at was also next to a vacant lot which looks prime for construction.

      Dead cockroaches can probably be found anywhere even after housekeeping came through and swept. One reason I prefer condos is that most to 1-2 insect fogging per month, so you may see dead roaches.

    Thanks for this type of content man. If you can go back to Mactan Newtown and show what the current market rates. Also I'm curious how financing works for a couple(American and FIlipina) that wanted to buy a condo. I've heard that most countries don't do 30 year fixed mortgages. Maybe a real breakdown of what you would pay for an example rental using. Just and idea, thanks a ton for the good things you do in your hobby. Enjoy the day sir.

      Yes, they do fixed mortgages for houses, I think they may not like long terms for condos. I would look into shorter terms if possible in any case. $100 USD per month more might cut the mortgage term in half.

    Its not to bad less people overall. These type are hard to find with full cable and good furnishings.
    After a while they merge into OYO and Red Doors it seems.

    We have the same internet blackout problem with PLDT. It was down for 3 weeks during December. It's down 1/3rd of the time these days. It's down right now. They do NOT give rebates for down time.

      I came across a group of 6 Sky techs and I they being trained on the job John. Probably contract workers and not employees. The PH has a long way to go.

      @@AmazingPhilippines1 Sure, I can get online if I have load. That means I have to spend extra money because my Internet Provider can't fulfill their obligations. It makes things twice as expensive. The reason we don't quit PLDT right this minute is we have a land line phone with our subscription. It comes in handy once in a while.

      Not usual only fancy places might
      Buying a car or a condo has these exclusive like in America.
      A deceptive way the agent and corporation get their bonuses.

    Still wearing masks ? I really do not understand the cost of housing in the Philippines. The average salary is so low but housing for what you get seems to be excessive.

      I have fiber now with Sky but some days it is off much of the day the last month or so. Major maintenance probably.

      If you want to be close to Ayala, Solinea or Calyx Marty. IT Park options are Calyx, Asian Premiere, and Avida. Both areas are "business Parks" and each has an Ayala Mall, restaurants, etc.

    You never did talk about the security deposit. For a 2 month stay you'll need at least 1 month some may ask for 2 months but never give 2 months as you may not get it back even if you do no damage. Rod never mentioned how often he got his security deposit back on his 6 or so places he rented. If you don't get 1 month security deposit back you end up paying 1.5 months rent instead of 1 months rent on a 2 month stay and you'd pay double on a 1 month stay. So $400 a month will be $600 on a 2 month stay and $400 a month on a 1 month rental will set you back $800, better off with a hotel especially if you have to buy all this stuff including sheets and launder them. I've seen much better apartments online for a 1 or 2 months stay. I didn't see any pots or pans, no dishes or cups, no microwave, no coffee pot or toaster, no silverware and no sheets. But then again Rod never open a cabinet or drawer so we don't know what's in there. Who wants to buy this stuff for a 2 month stay ? Only a window aircon unit, not the mini-splits either. Much better units available I see online and overall nicer to and the same price or less. But that's assuming those are still available as once they get rented they may stay online as though they are not rented, another issue you may run into. Overall you did a poor job with this presentation Rod especially knowing guys were asking for a short term stay, you did not cover many things that are very important for a short term stay. That's ok I'll get it figured out on my own and will give the information out much more throughly.

    My friend in Cebu is a real estate agent and has a fully furnished condo for sale in horizons 101 tower 2 and the owner is willing to take payments if you find someone interested let me know i will give you contact info. 3 million pesos.
