Moreover, prices they are quoting for 3bhk is very high considering that it comes under PMRDA and no social infrastructure around. For now it can only served as a farm house for the high networth investors from Mumbai.

One of thing I observed in Pune is that there is a oversupply of homes in Pune as compared to other tier-1 cities. I could see huge IT parks are under construction in Hyderabad and Banglore whereas in Pune builders only constructing residential towers with tiny flats. Tech parks are economic drivers of the city in which Pune failing behind of Hyderabad and Banglore. In an average people are earning more in Hyderabad and Banglore but paying less for property which exactly opposite in Pune.
Good areas of Pune like Koregaon Park Kalyaninagar Sopan Bag Etc are saturated with people opting for upscale properties at Keshavnagar Kharadi NIBM Road and Cheaper areas like Wagholi.
Loot! Properties are too much overpriced in Maharashtra compared to other states. All land parcels are bought by big builders and they build expensive monstrosities driving price upwards in that area.
There's a reason why people from all states come to Maharashtra. As population increases, the infrastructure development is promoted, thus, expanding the areas for new projects.
As long as the buyers are emotional about buying the house the prices will keep skyrocketing, but the next generation is smart and they prefer rental apartments and therefore this will break the inflation and the price will definitely come down in few years

It is very far from Pune city apparently on the Pirangut -Paud Road Ghotawade. Besides prices are unreasonably very high given the fact that one can get excellent flats with good amenities in Very Good areas of Pune at much lower prices.

Any one can check record of Shapoorj & Pallonji they are delaying possession and one of project in Pune is SP Residency 3 - RERA project status is lapsed and to your surprise 100% project was sold out in 2020, in last 5 years SP has not been able to build 112 flats, customers have filed RERA complaint and at many places customers have come on street against SP for delayed possession or not fullfilling the promised
We paid the amount of 45000, but when we reached on site as per appointment date, we were told that everything has got sold out. The CPs were asking us to buy what in haste what few flats were available. I think it's a gimmick to fool people, even though builder is reputed, the marketing team is trying to fool you. My advice is - wait for project to complete in 2025. Buy in resale after checking the development till then. At present, you won't even get a bread

Guys, we have already paid the token amount for this project but they have not invited us for allotment, and they replied everything is sold out. But I cross verify with some CP they said that we have managed the units for our clients and they got it. There is no any proper procedure how we trust on sales team.
This kind of big projects, ploting system decrease green cover and many times not fully occupied like Lavasa. Most of the projects are for second home which rarely occupied though it's sold out.
We can guarantee that the project won’t be delivered in time … will not have everything that they have promised and most people who buy will eventually not be happy … sadly this can be said about almost every new construction these days
Costing is much higher compared to the area being provided to customers. Ideally in Pune 1 bhk area is around 550-600sq ft should cost in decently develpoed area. 3 bhk under 1100sq ft makes no sense

Pune is a wide spread city being 8th largest Metropolis of India.. It depends upon which type of lifestyle you desire...If you are looking for lavish locality then Viman nagar, Koregaon Park, Bund Garden, Kharadi, Kalyani Nagar, Boat Club Road may be best options for you as they are most elite areas of Pune where you can get 3 BHK for 2-3 crores...where Nyati Group and Panchshil Developers have many hi tech projects.. And if you are looking for normal middle class areas then Kothrud, Baner, Balewadi are most preferred ones where uh can get around 1-1.5 crores for 3 BHK.

Please understand a few things before you go here. As I visited their site and the marketing guys are a total turn off 1. The wont show you the actual site of construction. Distances mention in the video are from their sales office the Phase I of the project is 2 to 3 Km further from the sales office 2. When you visit the site they will show you the land parcel from the viewing deck you wont get any perspective of the actual site and views from there. Don't go from the views offered from the viewing deck they are amazing but that wont be the case with the actual site 3. The sales guys will not provide any information but will be aggressive to get the EOI of 45 K from you thats the only goal they have 4. They claim Phase I is completely sold out they are collecting EOI for Phase 2 there is no RERA for Phase 2 5. SBI has rejected finance citing land disputes overall worse in terms of connectivity its nowhere close to Pune/Hinjewadi etc. total 9 phases are planned and the future is dark ... they say Oxford has sold land to SP but the promoters are Image reality so this is huge risk better invest in something thats more reliable any building that is complete builders these days are the biggest scammers
