    I think you’re under reacting but I’m known be wound pretty tight.
    When I dealt with subs there was never any money upfront. I would give 30% on a material drop or pay direct for materials and only pay labor. Next would be another 30% to 40% for an agreed upon amount of work completed and the final would be paid upon me and them doing a walk through. I had plenty of subs not interested and I gave them free samples of gold bond powder for their chapped ass on the way out the door.
    In the end good subs know the power of a lien and providing good work avoids them having to do that. If the sub has your money upfront or is overdrawn you’re basically owned from the start and it only costs you more if everything goes south and they still get paid.

      Well I guess I need to get you as my general contractor. My patience is very thin with this company. We only put down a small deposit but paid a portion of remaining intil they come fix it. That is the issue. They could care less.

      @ It’s a learning curve and I was fortunate growing up in a small contractor business. Networking is one of the best approaches to finding the right guys. Maybe start with the chamber of commerce. If you drive by the local beer joints and see company trucks on a sunny day at noon you want to maybe pass them up :).
