But my job is to make the most money out you. Why would I want you to to be educated? I wish Education was so expensive only rich people could attend 😪
It's always been my practice to thoroughly read ANY contract before signing. What has surprised me is that when we bought our first home in 1991, and subsequently sold it in 2020....both of the agents became really upset that I insisted on reading each and every word of the buying/selling contracts. When we bought the house, and during signing, the agent became so upset with me that he would yell for asking questions, tell me it was taking too long, "just sign it!", said I was being ridiculous....paced around his office...went outside and told other agents I was a "piece of work" and just would loudly sigh and throw up his hands. I never let that deter me. At one point I told him that if he didn't allow me to read it, I wouldn't sign it. He turned to my husband and said, "you know, you don't need her...I'll reprint the contract in your name only and we can be done here". Hubby said no, that I'm the brains of the operation and if I couldn't or wouldn't sign, neither would he. It's a good thing I read it, there were a couple of "math" errors in the contract: 1) price we were paying, 2) percentage of commission. Additionally, the seller said they'd pay our closing costs, but that was left out, and they did not disclose anything about the condition of the roof. I had an addendum added saying that because of this, if we had future issues with the roof within a year of purchase, seller agreed to pay for it. It was worth it to me to read it and make the appropriate changes. We DID have a problem with the roof, and while our agent tried to tell me it wasn't a binding addendum, one call to our local Bar Association got me in touch with an attorney, who (for free!) made one call to the agent and got him to agree to the repair costs and let him deal with getting it out of the seller on his own. In total, the amount of the errors was between $15,000-$20,000. When we sold the house, the agent was aggravated as well, but I told him to either let me read the contract or I was walking. He backed off. He was annoyed, but he let it go. And for anyone whose first language is not English (and there are many in my area - from many different countries), I believe it's worth it to get a reputable translator that understands contracts to assist.
For me it's not the lack of reading, it's more not understanding. That's because we truly don't know what is "standard" and what isn't. Also, there is so much vocabulary that is new that it's difficult to know even what to ask / focus on. Watching your videos has helped me understand more. Thank you for educating your UA-cam community!

Hi Javier. I have been watching you for a long time and ive finally got a question worthy of your advice. So I bought your homebuyers guide workbook. Im finally going to be prepared to purchase a home in Northern California (the Bay area ). Im a single provider for my wife and daughter and my DTI ratio is like 16%. With this years tax return ill be able to comfortably afford 3.5% down with plenty left in my savings and after years of horrible credit ive managed to bring my score above 700. We recently found out that we will be having a baby in July. My plan is to have the kid and stay put until my wife recovers since the inlaws are only 5 min away so they can help out my wife when I return to work. Here's the tricky part. Im planning to go out on FMLA for about 3 weeks when the baby's born . Will me being off from work affect my loan as far as my job/income history is concerned? Ive been working in my current field for over 8 years and my company over 6 years. I will be collecting disability for my time off. If it will affect my homebuying power in a negative way I may have to push to get into a home prior to our kids birth. What do you think? Thanks!
Hello Javier, ive been seeing these "Realtor Bonuses" pop up on what appears to be the least educated buyers contracts. I rarely see these fees on deals where the borrower isn't new or is educated.
I wish you were in California. I would have loved to hire you when buying a home. I feel like my realtor is going at it quick. I’ve spoken to multiple realtors in my area between my experiences and family members and everything seems rushed.
It's kind of a wash to offer a higher price vs paying closing costs right? Are you saying the higher price sounds better to sellers and you're more likely to get the deal?
I wouldn't necessarily agree with that. Sometimes the smoothest and cleanest offer my be more important to the seller. So if an offer is lower but seller doesn't have to think about closing costs or any potential hiccups in the process, they may prefer that route.
it is a great video. so many crook agents out there, as a first time home buyer, i have almost sign 3% buyer pay for commission on brokerage and buyer agreement. do I really need to sign the brokerage and buyer agreement before making a offer?
Javier do you have any insight on how PMI is calculated, and if someone can get a lower payment keeping the same down payment on the house. Can you price shop your PMI? Does your credit score affect it?
The last time I purchased a house I shopped around for a real estate agent that I liked. I interviewed probably five different agents. I picked the one I like and decided to sign a contract with him. he seemed to be missing an action right after that and then contacted me and said he didn't have time to work with me, but he was putting me with another realtor at his brokerage house. She was a new realtor and very inexperienced. She would have not even been on the top of my list. I felt like a victim of the bait and switch con. Ask her about a month of trying to work with her, I ended up getting rid of her and getting another real estate agent. That was so frustrating.
The damn inspections, which is what I’m going through now are BEYOND nightmarish! I’m finished with everything but catching hell because I didn’t finance my home with my land as collateral! So now before I can get power into my home, I have to remove trees that were cut down off my property! And I’m out of money! What now!!!
what was the cost of the house, if you dont mind my asking. whenever I ask around about an estimate for closing costs everyone (including realtors ive worked with) becomes so lock jawed :/
a lot of people and most realtors try to push people into accepting HOA', but remember HOA's are not public ie not elected, they are "privately' owned ... this means they may very drastically.. some may work wonderfully, but when they go wrong, they become a nightmare... in the market I am looking... we having been pulling the HOA rules before we even look at the properties, we have also been running background checks on the HOA management companies etc... one common thread we have found, buried in most of the HOA's is the statement that they development land track is owned by X corporation... Translation... you are not buying the land your house is built on, its owned totally by the underwritten said corporation... so literally in the million dollar house your literally nothing more tan living in a trailer park.... what your purchasing is the right to occupying said property ... AS FAR as the comments about no HOA neighborhoods been trashy ... thats a function of your local governments NOT working or worse they only operate and function to serve the wealthy landowners in their district ie said underwriting company ...
Hey Javier love your videos. So me and my wife are looking to buy a home this year. We are looking at a 1% FHA loan with PMI. I am doing this because I love to be prepared for life so I want to keep my reserves. I understand PMI and I understand I can not refinance until my homes equity is 20%. Just wanted to run this but you do you think it’s ok doing? Or should I just put down the 3.5%? I just don’t like being left with nothing. I’ve come a long way three years ago my car was getting towed and I was broke. This is why I love to have as much in my reserves as possible.
He right i had a bad realtor so nice but was terrible when searching for house i say west she say east smh and one mortgage broker too busy hardly return calls then one who the realtor recommends was unprofessional and tried to talk me out of buying but yet kept call for me to deal with her. I did finally find a food mortgage co so yes talk to more then one.
Curious if you ever read “the secret life of real estate and banking”? It says real estate cycle repeats every 18yrs and that this is just the beginning of a huge expansion up to 2026. Just curious your thoughts on that.
That makes sense to me, they figured out the human aspect and now they are manipulating on repeat every 18 years. Actively deleting material that could educate you on the subject. Conspiracy theory style:)
Thanks for this video, Javier. I just had a realtor ask if I would be open to entering blind offers, given how competitive the market is right now. At the time I thought it was a good strategy. I've had three offers rejected and one contract fell through when it under-appraised by 20K. Now I'm not so sure.

If it will affect my homebuying power in a negative way I may have to push to get into a home prior to our kids birth. What do you think? Thanks!
I cackled when you busted out the guitar! 🤣😁😄 thanks for the info

Hello Javier, ive been seeing these "Realtor Bonuses" pop up on what appears to be the least educated buyers contracts. I rarely see these fees on deals where the borrower isn't new or is educated.
Man your vids are gold! Thanks so much and keep it going!
Best outro ever. :D
Offering the higher price so you can mortgage the closing costs and doesn’t come out of your pocket initially.
I wouldn't necessarily agree with that. Sometimes the smoothest and cleanest offer my be more important to the seller. So if an offer is lower but seller doesn't have to think about closing costs or any potential hiccups in the process, they may prefer that route.
Sometimes they will split the closing costs. Doesnt hurt to request it.
Thank you Javier...
love the outro! LOL
it is a great video. so many crook agents out there, as a first time home buyer, i have almost sign 3% buyer pay for commission on brokerage and buyer agreement. do I really need to sign the brokerage and buyer agreement before making a offer?
I should have known the outro would be epic when he barred the F minor! 😂😂😂
Javier do you have any insight on how PMI is calculated, and if someone can get a lower payment keeping the same down payment on the house. Can you price shop your PMI? Does your credit score affect it?
Javier can you help us find a home ANYWHERE in Az or just in a certain area around Phoenix? TY
LOVE the outro!
You have to sign appear work? When working with a realtor? I’m new to this and trying to figure out how I go about this
@@deander7653 in Texas when you work with a real estate agent, you have to sign a contract.
The damn inspections, which is what I’m going through now are BEYOND nightmarish! I’m finished with everything but catching hell because I didn’t finance my home with my land as collateral! So now before I can get power into my home, I have to remove trees that were cut down off my property! And I’m out of money! What now!!!
That outro was fire.
Closing cost are super expensive!!! It’s always more than what you expect it to be. I think mines was $14,000.00!
what was the cost of the house, if you dont mind my asking. whenever I ask around about an estimate for closing costs everyone (including realtors ive worked with) becomes so lock jawed :/
I bought Sept 21 , my house was 240k my closing was 13k
Not sure if that had anything to do with me having a 203k reno loan or what 🤷🏽♀️
@@tamarastone141 My current situation w/ 203k
21 in closing cost but after credits 14k.
Would it be best to go to 1 lender like bank of America directly or go to a mortgage broker that works with different lenders ?
My realtor doesn’t even send us available properties we find the ones we want to see on our own. is this normal?
Omg, we had the same experience and we fired her and work with someone else. That’s not normal.
It is not normal!! I just signed with a new realtor Saturday as my first one was NOT IT!!
Nope.
Fire that realtor asap
Oh no!!!! Thankyou everybody for your responses!!
a lot of people and most realtors try to push people into accepting HOA', but remember HOA's are not public ie not elected, they are "privately' owned ... this means they may very drastically.. some may work wonderfully, but when they go wrong, they become a nightmare... in the market I am looking... we having been pulling the HOA rules before we even look at the properties, we have also been running background checks on the HOA management companies etc... one common thread we have found, buried in most of the HOA's is the statement that they development land track is owned by X corporation...
FHA minimum down is 3.5%
As an agent in the field, please go back to basics. "Don't be afraid to ask questions." No such thing as a dumb question. Stay educated my friends!
Excellent video!
Awesome video, good looking out
Curious if you ever read “the secret life of real estate and banking”? It says real estate cycle repeats every 18yrs and that this is just the beginning of a huge expansion up to 2026. Just curious your thoughts on that.
Underrated comment!
That makes sense to me, they figured out the human aspect and now they are manipulating on repeat every 18 years. Actively deleting material that could educate you on the subject.
Conspiracy theory style:)
When going to a Lender, do we have to let them know that it's a new build or a resell, or it doesn't really matter?
loan orig/ and points... those things are like getting a "C" or subprime ding
please explain?
I'm looking for a place in West of Broward County, FL. Thank you for the tips.
Go check my website and click the referral tab to start the referral process! Look forward to speak with you soon.
The scariest thing to think about is this housing market
Good stuff man
Do you only help people buying home at Arizona? I am looking to buy at Miami and if you do that area would love to chat with you.
Realtors need to be licensed in their state. Most are only licensed in their current state so they can be there to show homes to their clients.
Thanks for this video, Javier. I just had a realtor ask if I would be open to entering blind offers, given how competitive the market is right now. At the time I thought it was a good strategy. I've had three offers rejected and one contract fell through when it under-appraised by 20K. Now I'm not so sure.
Niceee subscriber count!
Buenas tardes Javier,.
¿Solo vendes casas en Arizona?
