So they promote the car as having been ordered by Land Rover Buckhead, but a check of the Carfax reveals it was sold new in Miami, and spent several years there. So you have to wonder what other discrepancies may exist in its history. There's no service history beyond 2016, and there were 3 failed inspections in Georgia. This seems like a Disco someone bought for $5k and sank $20k into, and now they're looking to flip it. Definitely not worth anywhere close to $40k.

Looks good. Not over $40k good, but good. For that price, I'd want pristine inside and out. Crazy low milage, and or LS swapped possibly with all paperwork to back it up.
