With the House, try and steer clear of anything Timber. We renovated here 9 Years ago using a mix of Mahogany, Gmelina, Coconut Lumber, Bamboo and Rattan. The so called Marine Ply despite being stamped as such was a low grade Ply with like Flour Glue between the ply's instead of Resin, and the Termites LOVED that stuff! The rest of the Ply has buckled so bad that the Cabinet Doors refuse to close. What Timber the Termites did not chew through, the Borers are making short work of what remains. This is despite being assured that the Timber had been treated, as well as brushing every piece of Wood with Woodsaver and painting much of it as we renovated. The Philippines is SAVAGE on anything made from Wood... We have learnt. The House we are building now is of a Hollow Block/ Concrete and Steel Construction. The Rafters will be 4x2" and the Battens 2x1" Rectangular Steel. Door Frames will be 4"x2" as will be all the Window Frames with Aluminium Sliding Windows. Entry and Bedroom Doors will be 4x2" Steel Framed. NO Wood whatsoever. We will use Hardiplex for the Ceilings screwed to the Rectangular Steel and use the top Grade Corrugated Galvanised Iron for the Roof to reflect the heat. I have noticed all those around us with the Colourbond Roofing here have severely faded in the Sun here over several years. The Galvanised Roof should last longer and can be painted Silver again if need be in time to protect it and reflect the Heat. If you put down a Well with a Hand Pump make sure it is 10M from any Septic Tanks and allow for Neighbours who may place theirs near to the Boundary. Place the Well in a place where it is not going to become contaminated in the future. This will also give you a back up for Water when the Municipal Water is down, as it often is here. Make sure your Electricity has a GOOD Copper Earth Rod in an area that is often damp so that it works better if needed. Here Earths are an often overlooked necessity leading to problems. Also LED Bulbs. There are two main types of Bulbs here, one with the inbuilt Battery you can take out and put a Cap on and hang around where convenient, and the other has a Battery inside that will automatically turn the Lights on when the Power goes off in a Blackout. These are great but harder to find here.
Three things are a must: consider a bright white steel roof with a white foam underneath. Helps to reflect the sun thus keeping your home cooler, a few solar panels for the often brown outs, and a well with a filtration system. Water is life.😊

(4) Easy access to the beach... And most of the property in tagbilaran and Panglao are not as cheap as in other parts of bohol. So its still a good deal after all...

Or why the lease that you engaged in - paying in a lump sum, *may* have been better off if you paid off monthly, bi-yearly or yearly over a period of time? The path to a wonderful future and/or retirement in the Philippines *REQUIRES* 'Due Diligence', qualified, unconflicted people to advise you who have your best interest in the forefront, and friends and loved ones (including spouses and unmarried partners) WHO YOU CAN AND DO TRUST FULLY with your life and assets. A foreigner cannot buy land in the Philippines it’s the law. You can lease a land for 25 yrs and extend another 25. You’re gf or wife if a Filipina citizen can purchase it for you. You need to hire a good lawyer and draw up a contract with the owner or pre nup agreement with your wife so you still have a stake on the property.

Simple reason ,budget. Theyd usually finish it once new extra budget is available. You are lucky if you are a University degree holder and earn $500 here. That is why lots of Filipinos work abrod because they get better pay abroad in line with their qualifications. This is how stupid the Phil govt is in terms of job creation.
True, but there are leaf guards that are available, with some of them quite functional. I have some on my house in PA, USA, with them working perfectly well.
There's a lot of options for your gutters. If you have the right set up you will be fine. I've helped set up many functional gutters in worse situations.

I hope you realise that you're in for very high renovation costs! A new roof including insulation is not cheap. You still need to paint everything inside and outside, there's no bathroom yet and the inside doors need replacing. Good luck with your project guys! Panglao is a nice area!
Yes, the material costs are higher here. But I've priced most of it out and it's not so bad, and the roof is going on starting today. The labor costs are low too.
Bohol is one of the more expensive islands to live on now. Looks like you got a good deal though. 500 sq meters of land looks like a perfect size lot. You can finish up that house the way you like it and get the outside cleared up a bit. The other thing you might consider doing is having screens put up on all those crank windows. Evening time, living in the jungle, you will be over run with mosquitos 😄. Congratulations on your new home!!
Good buy for the land alone £31,500, house needs TLC but as you say seems pretty solid. Labour is cheap there, ceilings, new roof, fitted kitchen and shower room. Ceiling fans, interior painting and exterior render/painting along with fences all the way around, driveway and gates. That is what I see at first glance, it will be interesting to see those prices materials and labour.
With your corner markers being at ground level, you may wish to get some steel rods/rebars and drive one alongside each existing corner marker, making certain that each rod marker is above ground sufficient to be easily seen. On my property in PA I use a combination of steel rods and PVC pipe to extend above ground to ensure clear marking/visibility of survey corners and lines with the markers a couple feet above ground level and I sometimes use red surveyor/marker ribbon tied to each top to help clarify their location. If you use the steel rebars, you can then place the 1 1/2 or 2-inch PVC over the rebars but drive the PVC into the ground, if the ground is not too rocky/hard to do so. You can also paint the PVC a 'marker' color in lieu of the surveyor ribbon.
Ls is difficult when separating well from leach fields. Ls likes to dissolve and makes pathways. Drill well (we are drilling, not digging eh?) as far away from any "leach field" as possible, then go bout 70 feet down if affordable. Hope you hit enough water for a 10' screen, 0.02" slot. If ya cant do that, mb better off w/ cistern. Ya know, 0.12 acres aint got much separation. Another option, talk to police guy about sharing a newly installed well, including cost. This could help w/ optimal placement & design.
man that roof needs a lot of insulation so you dont get cooked in the summer. you also need to put grills in all of the windows and put screen to keep the mosquitos away. also put another door infont and at the back for extra security. anyway thats a good spot land appreciate rapidly in panglao as tourism grow fast. btw since youre doing youtube you shouldve asked about the internet connection on the area,if converge is available in your place thats the one you should get. another thing is the water supply i hope there is a water line in that area otherwise you would be doing manual water pumps.
I don’t know what the true value of your home is. Your smart enough to get yourself a lease so you probably investigated home values too. Basically if it’s worth it to you that good enough. Your committed now so make the best of your new digs!

Just saw this video..its crazy how property prices went up so fast. When I bought a piece of land in Bil- isan 15 years ago the price per sq meters was 700 pesos. Bil-isan is a barangay after tangnan. I waited few years to built the house to save money then when i did it was built slowly took 3 years before it was close to completely finish but every paycheck i save to go to the house. Still it wasnt cheap, the materials were more expensive than the cost of labors. Now i have it for rent but also cheaper. But at least i owned it.
Actually that's a nice house and a nice location.. Few meters to the beach.. you have extra land to plant and if ever everything goes well (renovations and other stuff).. buy also the next lot..it will be much cheaper because there's no building only the land.
Looks like a good start to a really cool home. If you want to make a second floor, may I suggest looking at some designs used in geodesic dome houses. Panglao is a tourist destination. Great area to live in. 10 years ago probably worth 1M php to construct and buy the lot. Now? it's worth so much more. Yes it needs TLC but this is not bad price to pay. Would i buy in Panglao today? No, I'm looking at other areas in Bohol. Yet, the price to construct, besides the lot value? may end up being similar. I would do the roof at an angle like a formula 1 tail fin. A designer suggested this for me in Cebu and it has been sound over the years under typhoons and the eye of the storm has passed and its still standing strong.
That place is pretty much what I'm looking for. Banana trees, coconut trees, mango trees, grow pineapples and a posse of chickens for eggs and maybe meat chickens.
The price is fair because of the so called "potential tax". Being near the waterfront, a single oceanic developer opening in the area will multiply the property value exponentially. The caveat here is that it may be the cheapest near the water, but I doubt it's the cheapest in the island.

Like they say, Real Estate is about (location, location and location) Hey , your in Panglao ok, a very heavily touristed spot in the Philippines. Expect to dish out high $$$$. Do your research before buying. They price your paying 4,761 pesos per sqr meter is fair. If your near the water it can double fast.
I sure as well wouldn't be spending my golden years renovating a shack in the jungle in thee middle of nowhere in the Philippines. I've seen nice, modern condos in Thailand in various UA-cam videos that are in decent sized cities (with a nice choice of restaurants) for a lower price. Oh well. To each his own.

I really wish people would do more research before they say things like "only people that can buy Property are the Filipinos" there are so many ways a foreigner can own property in the Philippines. Look up the Investor’s Lease Act of the Philippines, a foreign national can enter into a lease agreement with a Filipino landowner for a long-term lease (of the land) with an initial period of up to 50 years, with a one-time option to renew for 25 years. The foreigner is permitted to own 100% of all free-standing structures on the leased land. Or the lease can include property that already has structures the foreigner can outright purchase from the Filipino or they can just lease them as part of the long-term lease. Also, foreigners can start a corporation and use the corporation to buy land, but that has its own issues and is cost prohibitive for most people. I understand people want to find a home to build with a woman they love. But stop putting the cart before the horse. We are there to retire in a cost-effective location. Visit many places. Find one you like and settle down there. THEN find a woman to fit into YOUR life, not the other way around. But that's just my unlicensed and unsolicited opinion.
The arrangement you have does not prevent her from kicking you out of the home. I am not saying that will happen and I don't like to speak ill into the world but it is the truth. Now you could have more protections in the lease that you did not mention. But the only surefire way to protect yourself is to not have a GF or even Wife be the owner of the property. Have a sub & a like.

I'm Pilipina living in the US, be careful to buy property, Pinoy will lie everything to sell the property. That house worth $10k only. If your property is in the province the value is lower than the city. Because of the foriegner the price is high.
My neighbor in Talibon Bohol leased his land for 25 years and renewable for another 25 yrs his around 60 plus…he bought it cash and his ex gf will of course get the house, his currently married to another pilipina so no clue how she can get a share from it…

man that roof needs a lot of insulation so you dont get cooked in the summer. you also need to put grills in all of the windows and put screen to keep the mosquitos away. also put another door infont and at the back for extra security. anyway thats a good spot land appreciate rapidly in panglao as tourism grow fast. btw since youre doing youtube you shouldve asked about the internet connection on the area,if converge is available in your place thats the one you should get. another thing is the water supply i hope there is a water line in that area otherwise you would be doing manual water pumps.

Just saw this video..its crazy how property prices went up so fast. When I bought a piece of land in Bil- isan 15 years ago the price per sq meters was 700 pesos. Bil-isan is a barangay after tangnan. I waited few years to built the house to save money then when i did it was built slowly took 3 years before it was close to completely finish but every paycheck i save to go to the house. Still it wasnt cheap, the materials were more expensive than the cost of labors. Now i have it for rent but also cheaper. But at least i owned it.

Actually that's a nice house and a nice location.. Few meters to the beach.. you have extra land to plant and if ever everything goes well (renovations and other stuff).. buy also the next lot..it will be much cheaper because there's no building only the land.

Looks like a good start to a really cool home. If you want to make a second floor, may I suggest looking at some designs used in geodesic dome houses. That will give you options that are meant to work WITH the slope of the roof I stead of against it.

Panglao is a tourist destination. Great area to live in. 10 years ago probably worth 1M php to construct and buy the lot. Now? it's worth so much more. Yes it needs TLC but this is not bad price to pay. Would i buy in Panglao today? No, I'm looking at other areas in Bohol. Yet, the price to construct, besides the lot value? may end up being similar. Congrats on your purchase and enjoy !!! in the future? this property will increase in value and if you factor in the time you live it? it's all worth it.

I would do the roof at an angle like a formula 1 tail fin. A designer suggested this for me in Cebu and it has been sound over the years under typhoons and the eye of the storm has passed and its still standing strong.
Well the low quality roof that was on there already withstood typhoon odette so it should be ok.

The price is fair because of the so called "potential tax". Being near the waterfront, a single oceanic developer opening in the area will multiply the property value exponentially. The caveat here is that it may be the cheapest near the water, but I doubt it's the cheapest in the island.

I really wish people would do more research before they say things like "only people that can buy Property are the Filipinos" there are so many ways a foreigner can own property in the Philippines. Look up the Investor’s Lease Act of the Philippines, a foreign national can enter into a lease agreement with a Filipino landowner for a long-term lease (of the land) with an initial period of up to 50 years, with a one-time option to renew for 25 years. The foreigner is permitted to own 100% of all free-standing structures on the leased land. Or the lease can include property that already has structures the foreigner can outright purchase from the Filipino or they can just lease them as part of the long-term lease. Also, foreigners can start a corporation and use the corporation to buy land, but that has its own issues and is cost prohibitive for most people.
I understand people want to find a home to build with a woman they love. But stop putting the cart before the horse. We are there to retire in a cost-effective location. Visit many places. Find one you like and settle down there. THEN find a woman to fit into YOUR life, not the other way around. But that's just my unlicensed and unsolicited opinion.
The arrangement you have does not prevent her from kicking you out of the home. I am not saying that will happen and I don't like to speak ill into the world but it is the truth. Now you could have more protections in the lease that you did not mention. But the only surefire way to protect yourself is to not have a GF or even Wife be the owner of the property.

I'm Pilipina living in the US, be careful to buy property, Pinoy will lie everything to sell the property. That house worth $10k only. If your property is in the province the value is lower than the city. Because of the foriegner the price is high.
My neighbor in Talibon Bohol leased his land for 25 years and renewable for another 25 yrs his around 60 plus…he bought it cash and his ex gf will of course get the house, his currently married to another pilipina so no clue how she can get a share from it…
