***New lots on the market in February 2021 were up 900% Year over Year (compared to lots that came on the market last Feb). I said it a little differently in the video and I wanted to make sure I had the accurate info out there for everybody!
If someone were to go this route in my opinion modual homes are the way to go as far as building wise.

There are some great lots in Poway and Alpine! The price is as such due to land costs In SD. However, you can get tremendous value.

Only in San Diego? What about Inland Empire where it’s cheaper to buy land.
They wont with you unless you csn afford 1 million and you dont get that information untill the end of the viideo. no informartion on how to build a house, is only a promotion for a all in one realestate company that does all the work for you
What if I already have the land and and going to owner build it myself and with some local contractors I know, do you have a video on getting the permits, site plans and the overall process to start the build already having the land and experience to build even if I were to just put a mobile unit on the property
I would talk to a developer. There is much more to know than a real estate agent can help with, including the variety of rules and regulations from one city to the next.
You raised my hopes sky high................. until you got to $1,000,000 part. Good lead though. I wonder if theyll build a modest 2 bedroom 1200 sq ft home instead of the fancy ones. "Like"
Unfortunately Ernie there just isn't a silver bullet solution to the lack of affordability of homes here in San Diego. If any more affordable options come across my way, you better believe I'll do a video on it!

i haves opportunity to buy a flip point loma for 750K and want to redo almost all as it is run down, and then build a second story is this a smart idea ? how much cdo you think ill need and how long? until i can move in? there is a garage converted to undinished cottage and i uppose they could do that quick" and i could live there until main house done

There's a lot more information I would need to give you a good response on this. Could be a good option, but the specific location and comps are important to analyze.
I am looking for a home in san daguieto union high school district. So basically carmel Valley, encinitas and some parts of rancho santa fe. How affordable is it to build there? Are there any lots available?
Hah ! good luck near Encinitas! I was born there. I don't know how anyone can buy there but - empty lots are very hard to come by there!

Is the price change a lot different if the location was in the inland empire? I want to do this in the Beaumont area when I get out of the navy. San Diego is a little to costly for me.

It's not cheap to build a custom home here in San Diego. You can definitely find companies out there to build for cheaper, but it's certainly more expensive than you'd think. Right now the median home in San Diego County is almost $1 million, and that's for a likely 30-70 year old home.
The only thing I just want out of California is to work in the film/tv industry! Not an actor but like something else! Yeah there is other states that have the film industry! But CA seems to be closer to my state, Idaho! I feel like Hollywood is more popular! Homelessness are not only in CA nowadays! They are in every state now!
