1st House Inspection in Lancaster, New City Cavite - FAILED HOME INSPECTION (Anica)

  • Profriends should be named ANTIFRIENDS. The turn over of our unit is supposed to be on January 1, 2020. They've been inconsiderate with our payment scheme during the pandemic and charge a penalty fee per day when we got delayed on our payment. It's all about the money, that's the core if their business.
    They scheduled first house inspection on December 2020 and as you can see on the video, there's still a lot to fix (DELAYING TACTIC). We're not getting the best value out of the money we're paying them.
    Worst developer in the Philippines. They have a good marketing strategy but their service 100% sucks. Even some of their sales representatives (example is our slaes agent) were not trained enough on the importance of POST-SALES service. After selling the unit, they don't care about the buyer.
    Their CUSTOMER SERVICE sucks. No one answered emails and their CSR don't know how to handle complaints or issues. Nothing ever gets resolved.
    And for our 2nd Home inspection, schedule would be in April 25, 2021.
    1 year and 4 months delayed turnover. Worst developer ever.

    Tama po lahat ng mga sinabi ni buyer. Nagtuturn over ang profriends ng walang waterline at wala pang poste ng meralco, pag aaplyin ka muna ng submeter.

    Kumuha ako dto same lng din 2019 pam until now 2023 n wla pa din. Sobrang bagal nila tpos dming delayed. Naka kuha ako ng contrata bnasa ko lahat pabor sa developer. Planning to cncel my purchasing kasi di sila marunong maki cooperate. Felicia kinuha ko eh

    Ang mahal pa maningil ng HOA dues, P600 kada buwan bayad lang un sa guard at basurero na 2x lang kung kumuha.

    Huhu nadisappoint din ako sa dami ng mga negative feedbacks about them.. mejo nagsisi ako na kumuha ako ng bahay sa lancaster...

      Hi Ms. @Grezette Bacay, same thoughts here. Maganda marketing strat nila pero low quality ung bahay at customer service nila. Tinuloy na lang namin kahit palpak ung developer at kahit iniwan kami sa ere ng ahente namin. Expectations vs. Reality (so bad, stress lang naidulot nila). Kaya pag nag home inspection po kayo, busisiin nyo ng husto. Thank you for watching.

    Nakakuha pa ng idea. First inspection ko this coming Saturday. After kulitin sila for 3 months for my schedule.

      Ganyan ganyan ang nangyari sa amin. Di sila nakikipagbusap kundi puro email lang tapos di sila sumasagot sa email.

    Kamusta po napagawa nyo na? Yung agent namin di ni recommend Lancaster kase sobrang poor daw pag kakagawa mas ginagastusan daw advertisement kaysa mismong bahay

      Yes, pero inabot pa ng ilang buwan bago sila nagsched ng next inspection.

      Check nyo na lang po ng maigi and document it na din po like taking a video esp. pag may clarifications kayo para macapture ung explanations nila which if magconflict sa sasabihin nila in the future e may maipresent kayong proof na ganito/ganyan sinabi during inspection.

      Opo, ang tagal din po ng waiting time pakabit sa kuryente. Ilang months po ba usually inaabot. 2 months+ na, wala pa rin.

    mapapanura sakanila wag lang masabi meron sila tinurnover na apat na poste maganda yun pangalan lang ng lancaster pero ang gawa mababang quality bastos ang pagkagawa kaya pinasalo ko yun nakuha ko unit jan nawalan ako ng gana.kasi ngababayad ka na ng amortization e tapos yun mga palpak nila dami mo pa pagagawa.dami pa bawal pagaari muna bawal pa

      Agree. Gagastusan mo pa talaga para lang mapaganda the quality of the house or dapat during the inspection talagang busisiin mong maigi and don't accept hangga't di pa naayos ung mga dapat ayusin sa bahay. Ganyan ginawa namin. Main problem din with Lancaster is some of their agents, like our agent na sales over service. Grabe mastress ka sa kanila. They didn't understand that their role is to help and assist us with the buying process pero wala e, iniwan kami sa ere. Kaya dapat killalanin nyo ring maigi ung agent na pagkaktiwalaan nyo before buying a house.

      @@jalene4441 agent bihira matino sau na lng yan magaling pero totoo wala yan pakeelam subukan mo din sa iba agent mgtanong dk papansinin katwiran nila d cla agent mo e ngtatanong k lng naman ed lumalabas na wala cla pakeelam.wala kapintero gumawa jan kunwari alam pero walng alam kumuha cla ng d matino mgngagawa na kamuka nila

    expect mo na talaga pag sa lancaster ka kumuha dami sablay.. parang samin naka tatlong inspection bago namin inaccept..

      Tapos pag accepted na saka mo lang malalaman na may mga defects pa rin - leakages, hilaw na pintura, pag nagdrill pa sa pader parang chalk, etc. Mapapagod ka na lang magreklamo.

    Malas lang ng timing ng inspection mo. Tama nga, ang daming kulang tapos bakit nila ipapakita sa buyer? Hindi nila hinanda talaga ang unit. Ako ung first inspection ko ay very minimal lng katulad ng adjustments ng pinto at locks alignment. Other than that, ok nmn. Adelle ung kinuha namin.

      Yes po ung sa likod. Pero we already advised si neighbor and ok naman sila kausap. we haven't moved in pa po, so we'll see.

    First, I think no developer is perfect. 2nd, during pandemic po nangyari yan, everyone is adjusting. 3rd, first inspection pa lang po yan, marami ka po talagang makikitang mali. Sa 2nd inspection dapat na correct na po yung nakita nyong mali sa 2nd inspection. If you have watched yung other vlogs ng taga Lancaster, ganun po talaga. Cguro hindi po naset yung expectations nyo. And kung sino po yung lalakeng nakapula, sana di matapang yung tono nya masyado. Yun lang..

      1. I know, but dapat man lang bumawi sila sa CUSTOMER SERVICE. 2. If ang reasoning mo ay "due to the pandemic," sana they also made adjustments sa pagbabayad ng mga buyers kase we are also adjusting to the situation. Tuloy tuloy pa rin silang nagchacharge ng penalty for each day na past due ka na. They're very inconsiderate towards their buyers kahit na may Bayanihan Act which they clearly VIOLATED. Kung kani-kanino na kami nag eemail HLURB and other government emails to help us out but no one helped us at all. We always CC all this developers emails and no one cared to reach out to us to explain or help us further. It's all about the money talaga for them. 3. Inabot kami ng 3 inspections pero marami pa ring palpak sa mga gawa nila. And during house warranty period, andami ring problem like the PVCs are not yet connected to the septic tank & 6 electrical outlets are not working. We have to constantly follow them up at inabot na this January 2022 (as of this writing) di pa rin kami makalipat kasi we're still chasing them sa mga dapat nila gawin. Alam mo ba ginawa ng ibang homeowners dito as we got the chance to interview some of them sa kakapabalik balik namin sa unit namin, they just let them go and mostly sila na ang gumastos para gawin ung mga kapalpakan ng developer na yan kasi wala naman daw kumikilos. Fully furnished bang matatawag yan if sa safety and sanitation aspect ng house pa lang e bagsak na? I WON'T TOLERATE this kind of treatment kase the more na hindi sila magbabago. Sana rin ganyan ung mindset ng mga homebuyers kahit sa ibangbdeveloper, practice your rights. And never ever settle for less. We already have a bad experience sa naging ahente namin and akala namin sa kanya lang pero di pa pala nagtatapos doon.
      Lastly, neutral po ang tone of voice ni Engineer (in red) na kasama namin to inspect the house. I think you are pertaining to the other person. If you really watched the video from the start pa lang nag heads up si Engineer na "nagtatanong lang sya so cool lang dapat si Madam." Matapang ang tone of voice ni Madam but we never took it personally kaya we kept on asking. I'm thinking it's also her defense mechanism para di masyadong magtanong. Dapat nga sa mga ganyang inspection, Engineer dapat ang nag-aassist to answer and explain if may further questions about the unit si Buyer.
      Note: Don't take this personally as our experience are different from yours. Di pwede ang "pwede na" mindset sa amin.

      @@jalene4441 cguro po pag mag feedback po kayo, idirecho nyo na lang po sa management, kasi mukhang di naman sila nakikinig dito sa youtube. Marami naman po ako napanood na vlogs and mga kakilala personally nakatira jan. May mga problem pero generally ok naman ung pagturn over sa kanila except cguro dun sa mga nakatira sa LR yung mga unang una nakatira sa lancaster. Just saying 😊

      Ano Naman Ang kinalaman Ng matapang na Tono Ng nakapula sa mga tanong na detalye? Sure Ako, may alam sya sa technical sa bahay kaya ma-detalye sya.
      Kami, kumuha din ng bahay, talagang kailangan i-detalye Kasi usually nakatago Ang mga defects sa gawa Ng bahay. Pero, Hindi sa Lancaster, mabuti na Lang!

      @@ericdgreat I already did before you told me so. Pumunta pa kami sa office ng ilang beses pero manhid talaga silang lahat kung kani-kanino kami pinapasa. This is our experience so don't shut us down/cover up for them by saying ok naman " sa iba" kase sa amin hindi po.

      Kaya maganda vinivideo palagi ung transactions with them especially pag ganyang mga house inspection. Pag mayntanong kayo irecord nyo pinagsasabi nila para pag may hahabulin sa developer, yan ung proof na ibigay sa kanila.
      Will post videos nung naging problem pa namin after turnover.
