a tenant can't claim adverse possession of a property if there's a lease or rental agreement between the landlord and tenant. However, if the lease expires or the landlord defaults on the agreement, the tenant can claim ownership after 12 years of possession (3:35:26)

Then the time spent in the revenue court be excluded while calculating period of limitation according to sec 14 of limitation act ?
