    Hey regarding the “complaint” at the beginning raised by one of your viewers, please don’t get the impression from one squeaky wheel that that is the view of the silent majority! The pace length and time you give people to absorb the information during your walkabouts is pretty much spot-on! In my humble opinion.
    If the guy who’s complaining no about the length or revisiting the same place multiple times (and this aspect helps understand bearings anyway) has a problem he can either switch if off, use fast forward or not play it at all -
    Don’t change anything and keep up the great work!

      Hey thank you very much for watching. Ya, I made this video a few months ago. I don't remember what I said. I'm guessing someone was saying my videos were too long. We'll in the past few months I think they got longer. Ha ha. I just do my thing. Yes, I respect everyone's opinion, but I'll talk until the video is done. I can't make a 9 minute video walking a half mile street.
      But, I appreciate your comment. Many people are watching and I'm very grateful. I guess, I'm just a long form content guy. Trust me, 9 minute videos would be much easier to edit and post.

    I watch and listen to videos that interest me, while i work, clean my home, or workout.
    Short videos wouldnt work for me, because i'd have to constantly stop what i'm doing, just to find another short video.

      Hey thanks Craig. Yes, it's not worth bothering the landlord for a $10 fix. That may have saved me $100 a month on rent for 3 years. I've always taken care of the homes I owned. That doesn't change because I'm renting another persons home. It's just a matter of pride. I'm saving about $3600 over three years compared to a neighbor, I can pay the $20 AC cleaning. That's just good karma.

    Thanks for being so open and transparent with your condo situation. Lots of great nuggets of advice. I’ve done the Airbnb route on longer stays which is convenient but by far much more expensive. But even on those, if you are a good tenant, they will offer you special discounts when you come back or add on additional days.

      Yes, it's always worth a try to negotiate a 2 or 3 month stay with AirBnB. A deal that works for everyone, is better than an empty unit

    I really enjoy your UA-cam Channel. Your street walk videos are great, as well as your videos on general travel. You are very easy to understand. You speak clearly... and fast enough to keep me alert. You have the right balance. Your airlines and credit card miles video out of San Diego was good too. I've been to Thailand a number of times. I like it, and am considering spending winters there. (Versus Seattle). I guess I will be considered a snow bird. In any case I will be using your videos to help me decide where to rent.       Thank you Rick. Thailand is perfect around the holidays. No rain and often times it's below 80 degrees. That sounds like a nice plan. Plus, soon the 60 day on arrival stamp will be useful. Hopefully, you'll be able to extend that 30 days. Or a simple visit to Vietnam, etc.. and get another 60 days. That should make life easy to visit.
      Please check out my Sukhumvit playlist. I've walked every inch of many streets. It will give you an on the ground look from Soi 1 to Soi 101. The area on the odd side, Soi 23 to Soi 55 and even Soi 10 to Soi 42 is my favorite. But, there are a 1000 places you could visit. Just get on over and do your own exploring. Hopefully, the airline miles vide will get you in Business. That's a long journey

    I am not retired yet, but definitely looking into Thailand for future living....I'm yet to go there but will come soon. You really get your money's worth there!! I'm same now, no more gym, just do calasthenics at home, cardio etc....anyways...I'll watch rest of your videos....very cool

    For the new people as well, make sure to akways negotiate your rent in bangkok! Im based in Ekkamai, and he wanted 15k a month, i got him down to 10k

      Yes they do. Even my street in Phrom Phong has a ton of Japanese food. Google K-Village on Sukhumvit Soi 26. Oh shoot, it's called something like Nkaumara that is all Japanese. Even a great bakery. Be aware, Thonglor can be the most expensive street in town. 150,000 baht condos are far more common than 15,000. Lots of Korean and Japanese expense accounts on Soi 55. I live a 15 minute walk away if I want to go to Thonglor at a fraction of the cost.

    Hey Joe. I heard the comment you mentioned about a viewer who wanted you to change how you deliver your content. I completely disagree. You should not change a thing. I have watched a ton of your videos and you are the first UA-camr that made me realize there was a metropolis option in Bangkok as opposed to just a beach lifestyle in Pattaya. It does not bother me that you repeat on occasion because it just drills those facts into my mind. My retirement is a couple of years away and your content is preparing me nicely for a move to Thailand.

    Good vid again. Thanks. As always everyone will have their own preferences and needs that will decide what's the perfect spot. But you are right expats are creatures of habits and often we end up meeting somewhere in the areas you mentioned. Personally I have a house in walking distance to the BTS a few more stations down the way. I hang out locally too but mostly with family and Thai friends. But I can't do that all the time, I need my pint of Irelands best now and then 😁 Let's have a beer one day

      I appreciate the content. It's sometimes funny, I try to answer every comment I receive. Many people will ask a question that was answered in the video. They want the answer, but they only want to watch 10 minutes of the video. That's like wanting a pilot's license with a 1 hour lesson.

    Love your content… I spent 3 months in Thailand Jan./Feb.March 2024… 2 months in Hua Hin and 1 month in Bangkok and loved it… I’m planning to return in July for a one year stay and will definitely check out out your condo building for a place… PErfect location, perfect building for me, even if i have to pay 22K…. Hope something’s available… 👍🏻

      That's sound like a great plan. July is a great time for a good deal. Right in the middle of the low season. Send me a comment in say March. I'll get you in touch with my realtor. Maybe she can give you an idea of rental prices. Check my channel, I've made several videos on my condo search. One showed another great building a block form here. The Dwell on 26.     Good info buddy. Making your rent payments early and keeping your condo clean go a long way to establishing a good relationship with the owner. My rent is due on the 13th of the month, but I always pay on the 4th as soon as my pension check comes in. When it comes to renewing they would rather keep a good tenant at the same price then let it sit empty for months while they try to find another good tenant to move in at a higher rental price.

      Thanks JJ. You are correct. I've owned homes, been a landlord and been a tenant. It's just common sense to be the best tenant you can be. Most people are normal, including landlords. Rather than chasing an extra $100 a month, I have kept a good person in there for multiple years.
      In once case my dad rented to a lady for 17 years. Of course he had to raise the rent a few times. He changed the carpet a few times and kept up with repairs. Any 40 year old house needs repairs. But, in the end she was paying way less for a small house overlooking the ocean in San Diego, than anyone else. She also paid the majority of the $200,000 mortgage. When she moved out, he sold it for $800,000. So in the end it was a great deal for all involved. And, of course she received every penny of her deposit money.

    $500/month add another $150 for utilities and such, we're talking $650/month for living expenses. That's dirt cheap for a world-class city in a good neighborhood. Budget another $1000-$2000 in free cash spending money per month and you're eating and entertaining yourself well. So basically $40,000-$50,000 passive income per year in retirement is more than sufficient. Just make sure the medical stuff is taken care of and you're golden. BTW, smart on the 200 baht for the lighting service. Making friends and contacts that have helped you in one way or another can come back in some other form in the future when you least expect and need.

      Ya living expenses aren't the issue for most of us. Myself and many of my buddies like to travel, dive, golf, etc. Many people dream of retirement, but you need a plan. Drinking every day isn't fun after a month or two. So, a big part of my budget is travel

    Obviously cant speak to your specific rental, but generally that 10-20% negotiation range on the listed rent is baked into the advertised price (i.e - youre expected to haggle a bit)
    You dont generally need to pay a whole bunch at once to get the deal
    Agree with you about being a good tenant though, causing fuss for other people when you dont absolutely need to is both rude, and something that'll affect you negatively at renegotiating time

      Yes, I agree, but it depends on the building and area. I had a buddy who missed 3 units in Phrom Phong. They wanted 28000. He offered 25000 and two others offered 28000. So it's supply and demand. Hopefully, it won't ever get like California. You list a house at 825,000 you accept the best cash offer over a million. You can't even get a loan because it's worth 825000. I'm my case, I got in low and wanted to stay low for three years straight. Paying twice a year is attractive to the landlord and convenient for me. But, I 100% agree it isn't necessary. Especially if you are fine with any number of buildings. I wanted to stay put, so I tried to sweaten the deal a little.

If a person wants to watch 10 second Tik Tok videos, I'm not the guy for them. If they want to see and learn about Bangkok, they need to invest some time. Or they can come over and make the same mistakes myself or buddies have already made.

    Great video, I’m really enjoying your channel.. I’ll be moving to BKK next month (stayed a few months last yr) and looking to live in the Phrom Pong area, most likely in your building, Park Origin or The Lumpini 24…. My main criteria is I want to be walking distance to Benchikitti Park which I love, but not too close like in Asok or Nana… Anyway, dumb question alert- but I like how you leave your windows open, are there any problems with bugs or birds getting in ? Thanks !

      To be honest, I can't leave the windows open too often. This was the hottest year in a long time. I'm high up, but I've never seen any bug of fly. There is no issue with birds. If i were on the 2nd floor, I might be concerned with rodents. Like any large city, Bangkok has a few of those. Take a look at Soi 18, too. Search my channel for videos. There is a nice bridge to the park. Cool street

    Thanks for sharing, I am going through this right now and I am at a disadvantage cause I'm only looking for a 3-month contract, so choices are limited but my budget is a little higher cause I'm only staying for 3 months for now, thinking about the retirement visa though. A personal choice is right as you put it, because I prioritize having a bathtub and high floor, very close to train because I am a walker, retired UPSer. But someone who rides a motorbike or doesn't care about a bathtub or high floor has more choices obviously, on the other hand, someone looking for pet-friendly will be limited in choices, etc.

      Yes, you might be better off with an AirBnB. Shoot them a message. I'll bet you can find a discount deal. Plus, you can put that on a US credit card. Maybe even try three one month building. Then lock it down when you move over for 12 months.
      UPS is hard work. One of my good buddies was on my route in San Diego. I hope you make the move over. This is a great place to live.

      @@EagerExpat Thanks for the AirBnB advice didn't think of the ease of using a credit card on that, and getting points. I had a question about the retirement visa maybe you have experience with, cant find info anywhere about it. Can I travel out of the country for 4 months at a time and return without voiding the retirement visa? Im living in the Philippines now as im married to a Filipina and would like to visit back at least a few month of the year.

      @@djdg1973 If you want a visa for retirement check out the video I made. You'll need $23,000 in a Thai bank. The good news is soon, you can arrive in Thailand and get a visa exempt stamp for 60 days. We are not sure if you can extend that for another 30 days. I wouldn't abuse the border runs, they don't play in Thailand. But, a fast side trip to Cambodia for two days, then return will get you 60 days more. But yes, if you want a visa, you need a multi entry visa. If you don't get that, you do lose the visa if you leave the country.

      No screens needed. No bugs. As far as air. Screens won't do much for that. Bangkok is a large city. Large cities will have bad air at times. It doesn't bother me. You can wear a mask. I've seen those in SE Asia for decades. Still, burning fields will cause bad air even in a small town in SE Asia. That's just part of the deal living over here.

      I've never stayed in a serviced apartment. I only stay in condos. I think apartments get basic cleaning once a week and fresh sheets. Those rooms are more a small hotel size. I want a 1 bedroom. That's a little less common in an apartment. But, no cleaning in a condo is extra. I like to clean my place. But, I've had a deep clean, maybe 2 hours for 400b and a small tip. Maybe 500 total. Most people do that once a month

    Hi i stay befor for like 2 monts in Ratchatewi ( maby wrong spelling) beutifull small restorant and bars whit like no farang ,, i dont know but i think good valu for money. i rented a small studio for 17000 thb . have you any info abot that area ?? this was like 3 years ago maby not the same anymore ??

    I rent a nice 2 br apt "Cheap" (which is rare) in (Seacoast) Portsmouth, NH .. I work remote & plan retire vs "semi retire" end of yr (at 62) .. If you want to do an "Apt Swap" for a "few mos" let me know, lol (seriously though) .. Wow, perfect / Nice, for $527.00 per mos ..
