Someone from Germany speaking here in his 40s, who has lived in Vancouver for about 4 months. What I find really interesting is how houses are built differently, in different parts of the world. Our house is build in a completely different way that yours, fascinating.
@@fraznofire2508 - the foundation is usually excavated and then concrete is poured onto a steel mesh so you get a reinforced concrete floor - houses tent to have another floor on top - walls are built brick by brick not of wood - insulation is added onto the stone-walls from the outside - the garage is usually much smaller and often not connected to the house
@@viaschivanour floor has a steel mesh over the insulation. The cement sits over the insulation because it’s heated. The wood frame of the walls is 30cm deep and will be filled by insulation. There will be a plastic barrier on the inside, it will be covered by drywall. The outside layer is covered with 3cm thick waterproof wood panel, then tyvex, then the wall covering, which will be stone. This is done to bring the insulation rating up to where it costs very little to heat or cool the inside.

My parents used ICF very similar to that for a house in PA in 99' but yours looks like close to double the amount of space for concrete! Going to be a very sturdy build

Toss in all of the additional challenges based on environmental & location factors and I'd say that this build has been blessed for sure. It looks great! My current house was built in the 60s, and a lot has changed with building techniques since then. We have some grand plans, and I have many revisions of house plans on my PC currently, after many discussions with my builder, about what we're doing once he finishes our renovations of our city property (4 hours away), which we will need to sell before starting anything big with this one. The very first thing will be a garage/workshop.
Nice; I would have gone solar from the start and skipped the 400amp service (not the 400amp panel, just the service), just lot’s and lots of solar and an expandable battery bank. You could also move one or more of the really expensive inverters into your studio for a more stable power system and online backup (i.e. it would never be directly connected to the grid). That and a smart panel would let you size the room power any way you want. For the main house, I’d use the grid if it’s reliable but self-consume as much as possible. Don’t forget you have a crapload of land if you want to trench in a geo-thermal system for even more efficient heating/cooling. I really like the idea of heating the garage but I hope you remembered drains for the snow/ice runoff. I like cheating and using my heating to melt the sidewalks and drains too but you got stop somewhere. Awesome video as usual, congrats on what looks to be a great home.
Would you go solar to help power all your tech? Tesla has panels that look just like tiles. Marquis Brown did his house and powers hus entire house, Tesla car, and everything he does on his channel this way

I did an ICF pantry for the storm shelter aspect but the cost differential to do the entire main floor (10' side walls) ICF didn't pencil out. Congrats again on both the property and the build. The lower part is done by rock solid KNX, wired, then above it some bridges so I can integrate wireless stuff like Enocean or Matter devices and only on top I have Amazon, Google or Co. I would never rely only on the wifi gimmicks of the Googles that might be declared outdated in a year. There's also DALI for light. I'd suggest to visit a showroom. There must be some in Canada as well using such tech.

Theses can be gas or electric. Ours will be electric in advance of batteries and solar. During the day the batteries are charged and the heat comes from solar, at night the heat is maintained by the batteries.. rinse repeat

There are two types if electric- resistive think a bar radiator and a heat pump that move heat from one location to another (outside to inside) using a compressed gas and hest exchanger. A heat pump has a coefficient of performance efficiency (CoP) 3 to s means you get three to five times heat as you put in. Whereas a resistive heater element has a COP of less than one. Given your cold climate future house and power prices this type of design consideration must be important (I could be naive here as Iive in a snow free environment). I am installing a solar array that tracks the sun from sunrise to sunset. That array will be 400m away from the house in a clearing to the North out of sight.

We have a really reliable grid and electricity is super cheap here. The battery is just for emergency. The solar is just for emergency

Did you look at doing ICF full walls?
And any garage or work area can always be larger.
There is no basement and wood is easier to get efficient insulation. The entire wall is 6” thick air, VS a rock.
The walls are 14 foot tall also, so this would complicate the ICF as the total mass would sag the bottom form.

Yes, all of this gets filled with insulation. The studs are 2x6 in our build specifically so it can carry more volume.

Thank you for the info. The heat is 100% electric as there will be solar and batteries.

Yes, it takes 240v 50a to move and can literally pull itself off the floor when making negative G forces for the occupant.
