In a normal situation the plastic forfeits her right to the security deposit from the landlord, but they can still go after the remaining tenant if there was an agreement to reimburse her the deposit.

Judy gives good practical advice about getting the walk through report from the landlord. Also asking them to provide estimates for the “damages” can be helpful too since most landlords will try to keep the entire security deposit regardless.

JJ has no idea how this works. Property management companies buy apartment buildings. There is no walk through when you leave. You just wait and hope they don't lie about the state of the property. It's in the lease that the employees are not authorized to do a walk through. I wish someone could explain to JJ how things work these days.

I always ask for them to sign off in writing that the conditions are fine so I have legal standing to get my deposit back. Otherwise the property manager can make up lies about the conditions after I leave.
Seems JJ isn't the only one who seems to not know how this works. I've had walk-throughs done on all the properties I've rented save for 1 that the landlord didn't have time for. I got lucky that they didn't scam me.
