£470k if you are paying it in cash? If mortgage, depends on how much you can borrow, 75% is quite typical of you salary is high enough. Normally you can borrow 4.5 times salary for local people.

Depends on your needs, I think it's not bad but we prefer older houses. We like more land. Think very carefully before buying of course! ☺️ I think Yate isn't a bad place.
To Yate town centre is not that far, it's a fairly small town to be honest. It feels like a small town which many people like, especially for retirement. Might not be good for buses. Driving will be fine.

If you are not going to do works on the ceiling, you might not need to do the test.
