On point Jack! We need new leadership that cares. We paid 80 for our house probably 8 years ago in central Florida and now its probably worth 300. Something has to change. These kids cant afford to do squat.
I bought a house in 2015 for 85000, its worth 225000 now. I would sell but there's no where to go

I keep holding on to a property in a college town even though I have PCS’d and moved on to my last duty station. I won’t ever see a 3% rate and the price I initially purchased my home for in early 2018. I truly feel I am having to almost hoard certain assets that I don’t not need at the moment, also living below my means, just to try and give me kids a leg up later on. Now is likely the time when folks need to start back passing down generational things to help ease the burden and to try and build generational stability instead of generational wealth.
You are exactly on point. There's an entire new build community just down the street from me that is 100% "build to rent". Institutional investors are trying to convince everyone that #RenterNation is the new American Dream. All part of the global plan. Disgusting.
I agree with your general frustration and sentiment. I am definitely not bullish on the housing market especially when we are talking real value (not nominal value). Inventory is going up in Florida from every available source I have (I don’t have MLS).
My wife and I moved to Pensacola in summer 2022 (maybe the worst time to move here, ended up having to rent a place unseen). Rent prices are noticeably cheaper than buying and I don’t see why any investor would buy a property that is very unlikely to cash flow.
People dont understand that the prices of things are never going back down. This inflation is deeper than we think. Those buying groceries are well aware that the real inflation is much over 10%. The increments dont match our income, yet certain investors still earn over $365,000 in stocks and assets. Wish I could accomplish that.

The American dream might just be over. Unless some of the politicians grow a pair and do something.

I was in Alabama Army National Guard’s Medivac Helicopter Squadron. “1133rdmedivac just in time to pack up & head for the desert- Storm@ 132 degrees!!! Two wars & two branches, all Air Avionics!! I’m thinking 35& a couple more MOS, being more Navy than Army, just not that important!! Had about6 years active all Naval Anti-Submarine Avionics systems and 7 years Army Huey, Blackhawks, 3 times moreover the Huey’s easy avionics systems too!! Hope I can get down to NAS Pensacola. Miss that place… the enlisted beach got closed down to any civilian’s even with Naval Aviation & on 6 Aircraft Carriers fronn my the oldest…cvs Ticonderoga, Kittyhawkup to the nuclear Enterprise CVA 65!! It’s not only the interest rates but if you have been living in a 4 bed colonial for the last 25 yrs chances your assessment isn’t what a new purchase house would be . If you sell the big house and buy a ranch house at the higher prices then it’s a good chance you could be paying more in taxes on the downsize house than your old one

Trust me the market in NC is rough. Im trying to get a new singlewide on land . somewhere towards the country but not too far. looking around 155k all said and done . its a nice singlewide at 70k land is disappearing fast in eastern nc with everyone from Raleigh trickling eastward. in Louisburg the properties are going up like crazy. . im going to be paying 1k a month in mortgage. and i have decent credit ive seen 1 acre in the country go for 80k. its gotten rediculous ive found two 1acre properties for 20ish undeveloped
They’ve already bought up everything yak. Not for nothing but with high rates, prices were still high.
Just curious what the typical demographics of your buyers/sellers are? Younger couples from other states? Locals? Retiree’s from colder states?
They will live in apartments. Around metro Atlanta, mega apartment complex are being g built. Coincidentally, built across from large grocery stores. Convenient.
fifteen minute cities... That's where "they" want us and how to better control us.
This country needs good, hard working, capably people and as many as we can get. Boomers are dying off by the millions and those houses will be on the market. The financial system depends on an ever expanding base. If the US population contracts, we are in big trouble.
Apartment complexes are going up everywhere in rural central Florida. I hate to see it.
Thats why they call it the American Dream, you have to be asleep..goodluck everybody!!

Absolutely the American Dream is over because Americans changed the meaning. Originally the American Dream meant "that every person has the freedom and opportunity to succeed and attain a better life". Today the meaning has been shortened to "that every person...attain a better life".

Having an investment advisor is the best way to go about the stock market right now. I was going solo, but it wasn't working. I've been in touch with an advisor for a while now, and just last year, I made over 80% capital growth minus dividends.
Finding yourself a good broker is as same as finding a good wife, which you go less stress, you get just enough with so much little effort at things
