To anyone wondering about the high rent of the units shown on the video... This condo has the best location among all the condos in Cebu City. It's mostly because it's located beside Ayala Center Cebu, which has 2 supermarkets, 2 department stores, dozens of restaurants, coffee shops, bar, pharmacies, banks, cinemas, clothing stores, electronic stores and almost any kind of store you need. You don't have to commute, which is a huge plus if you're familiar with the traffic in Cebu City. This condo is for those who prioritize location, time and convenience among all other factors when choosing a condo. A premium location comes with a premium price. If you want bang for the buck or more value for your money, this condo isn't for you. Also, if you don't like the simple furnishings on the units shown on the video, there are more available Alcoves units with far better furnishings, but the rent is pricier of course. Alternatively, you may choose to buy new furnitures and appliances if you're staying long term.
I am sure the price has a lot to do with the location. It's in the heart of the business section. I was staying close to this condo when I was in Cebu this past Dec. 2023. I was staying at Parklane hotel which is less then two blocks from Ayala mall.
@@DumagueteRentals RUBBISH. the standard of accomodation in this video is absolutely awful compared to Vietnam, Thailand. In Thailand, in Bangkok, you would get an absolute mansion for that price. PH is generally awful for standard of living, yet charge ridiculously high prices. Soon people wont pay it and will go to the cheaper and better places. The internet is also laughable there
I just looked at Solinea tower 2, in Dec 2023 a video said the studios where $300, now they're $400, & 2 brs where $800, probably a little more after 10 mos, a vid i just saw. This said i think the vid said 60,000k for a 2 br, that would be $1200, $400 more than the $800 in Dec 2023. Does this sound write to you? 400 is a hell of a jump, if my numbers are rt. Does this square with you experiance? Thx for letting me know. The vid in Solinea in said studio was $300 and "2br" was $800. This is confusing to be sure.
You are absolutely right about the location...it is a very important characteristic taken into consideration to set the price...likewise, the potential tenant should take the central location into account when considering the price...but, it is not the only characteristic...one other very important characteristic is furnishing...and this two apartments, particularly number two, were obviously decorated with left over furniture by someone who ran out of money and now desperately wants to make a profit by overpricing...the furniture makes them look boring, bland, cheap...in fact the building grounds and reception look much better than the apartments...that's the opposite of most other apartments above 45K.....they usually have cool, well coordinated, flowing furniture and decoration to make up for the less than pristine reception and pool areas...also, the fact that this apartments are next to Ayala can be a blessing but it also has its downside...e.g. if you come to live in Cebu and want to date to get married or date to socialize this is the worst location...the Ayala Center is a great place to meet women...the place were you go to meet women should not be the same as the place where you live...
I understand going to be in Duma Now full time maybe we can find something in your price range..Larry. Also all the condos except studios are out of my price range in Cebu
California John is off his rocker trying to charge the same price for his condo as these!!! These two condos are nice but still too high for the Philippines.
Very nice condos with great location but these are now getting into Western prices. This is $1,500 CDN plus the electricity for 2 AC units will be expensive. I moved here to live a good life for less. Cam
Nice places but seems like too much for too little. Also, I don't like it when the camera mode is set to make things appear larger than reality. Most realtors are doing this. If there's deceit from the get-go they lose me. Probably just me though. I'm old
Not a fan of Dark stuff doors, cabs, furniture, it sucks up the light rather than reflect lights, or hard uncomfortable furniture is insulting to the senses. Tx 4 the vid Thx for Tisha in info.
No way! Not buying a property in the Philippines due to lack of basic water treatment infrastructure. To this very date basic necessities still do not exits in the Philippines.. this not a way to live…even with new buildings/apartments…go away!
Prices will come down, they are over building. Current prices are ridiculous.

Way Overpriced. 60K PHP = $1,070. No washer. Partially furnished, especially second unit.
Beautiful condo's 😊 Kinda pricey but really nice. Thanks Mike and Janet for sharing...❤
Our pleasure!
My rent outside LA is $3,100. In Cebu, I’m looking for $600 a month.
Seeing this, even with the view, I AM already feeling cabin fever.
I liked the 1st place the most. I also like these places having an oven for baking and being close to the mall with easy access.
I totally agree!
Premium price for premium location and size. Looks very nice! But I can get something much cheaper in North Korea 😊
Thanks for sharing!

The Philippines need a reality check. The prices are higher than Thailand, Vietnam, and Malaysia but with substandard living.
Totally agree and just post the same thing haha
not substandard but cheaper in Vietnam your right

Same size condo other side of the street fully furnished is for 40,000 pesos per month with the big swimming pool.
Thx. What's the name of it?

@@MS-oz2wu I was in one bedroom condo 45 square meters a good size condo from January to June 2024 for 40,000 pesos per month.
Wow, 60k that size is double, yes double Thailands price of a 52sq meter in the heart of the city.
thanks
Alcoves is under the Ayala Land Premier luxury brand by Ayala Land, the Philippines' top developer. The building has direct access to the Ayala mall.

Good size, definitely like the 1 bedroom vs a Studio. $$$
We agree!
Janet and Mike, super nice condos, but once again, they are out of my price range.

Somewhere around 1k usd a month, nice condos but the first one you showed caught my eye
thanks ted
Are all condo rentals prices getting that crazy???
Only the better places remember location is the key to pricing in Cebu or any other major city
Davao is a lot cheaper, but they also have some expensive ones.
The quality of furnishings in condo rentals is way below that of Thailand.
California John is off his rocker trying to charge the same price for his condo as these!!! These two condos are nice but still too high for the Philippines.
say what you want but he did rent the unit and got full price

Thanks for sharing. Are you enjoying your retirement
the second one is acceptable, but only if it was half the price. Laughable prices
Second unit bedroom basically has a mattress on the floor. Nope.

Great stuff, but shop guys as these are highly inflated.
Very true! shop around and tell the owners how much you want to pay as i have seen many get the price much lower after talking with the owners
Very expensive! That wooden furniture cost a few pesos, lol. Thailand condos look a lot better and a lot cheaper.
Nice units, but little pricey.
Agreed
Way too expensive. $1064US
Are you advertising this condo for Phillipines?
And if your not and are advertising to Americans can you please give prices in US DOLLARS AND NOR PASO
Waaaaaay to high price
