Inheritance tax (exists not in all countries) seems to be another factor reducing property ownership and driving up rents. Houses are inherited by not so wealthy heirs that can not afford tax and then sell or increase rents.
That’s a lie, the only reason they have high property tax is because their home value is high which is solely due to a shortage. There should be an extremely high land value tax to incentivize development on valuable land. This will lead to lower rents, not higher
