I love your videos but I am not sure why the prices are so high in all of the properties that you cover. This flat is for 8.5cr. If one pays down payment of 1.5cr and take 7cr loan for 20 years @9%, the EMI is 6.5 lakh. People who have this kind of income will never buy flats in a high rise where UDS is so less and no privacy. I am curious to know who buys flats like this and why the prices are so high in Pune. I live in Sweden and here I can buy a big mansion for 8.5cr INR in city centre.
Your curiosity regarding the dynamics of the real estate market in Pune is genuinely appreciated. The factors influencing property prices in Pune, including location, amenities, and the demand for upscale living, contribute to the higher price points you've observed. The discrepancy between real estate prices in Pune and other global cities like Stockholm can be attributed to various elements such as economic development, market stability, urban planning, and cultural perspectives on property values. While the prices for luxury properties in Pune might seem steep, they cater to a specific demographic seeking not only a home but a lifestyle that includes top-notch facilities, exclusivity, and a prestigious address. The discussion about the practicality and rationale behind these prices and the preferences for space and privacy in high-rise living is indeed interesting. There's a diverse spectrum of buyer preferences; some prioritize sprawling spaces and tranquility, while others value the conveniences and luxury experiences offered in high-rise communities. Sweden and India's Demographics are completely Different in terms of Population, Economy and GDP Growth, Indian Population is Expected to be 1.42 Cr in 2023, almost 36% Population of India lives in Metro Cities, Getting a Home in India is Very Emotional Decision and having Own Home in India is Very Crucial whether person is a Dail wage Worker or Billionaire, everyone wants to own a home in India Regards, Nikhill Mawale

These kind of properties are not meant as a value buy. These are available for folks who dont care between 3CR and 7CR because they have so much money. These properties are created in prime areas and the people you’ll often find living here are individuals of net worth over 100CR.
@@devanshmaheshwari3132 I know people worth more than 100cr and they will not pay a single rupee more than what it's worth. This is India, everyone wants Value. 🤣
Over priced unrealistic pricing. You can take a plot with bunglow built of 5000 sq ft in dombivali which is just 50 km from south Mumbai for 4.5 -5 cr. With all ultra luxury interiors and construction according to your wish with ever appreciating land prices. Its personal experience. Its high time such over priced builders be taught a lesson.
Yes also in Dombivili you also get to breathe Chemical Polluted Poisonous Air Gas.Considering that Dombivili is Highly overpriced😂...Baner is Surrounded by 400 Acres Biodiversity Park which is Oxygen Lungs of Pune...So you can't compare both Places.
Bhai anything over 1 cr is asking too much . 5 cr kya halwa hai kya . Singapore Australia USA kya passport Khareed skate ho intne pasise meh. Pune ke zopadpatti meih jaha hamesha traffic jam rehta hai uder itna paisa dalna matlab kya bole ab .
where the world is going man? Who would buy this property @8.5. This is sheer stupidity for one who can afford it. These are properties for people with black money or benami properties.
Because white money is very hard earned money and I believe that people will be very wise using a single penny. Will you invest 8.5 CR in appartment in Pune?
