With all of the medical facilities in Medford, there is need of upper end houses for the doctors, etc. Price is too high? I Zillowed my old 700 sq ft home in Sylmar, CA recently. I paid less than $20k for it 50 years ago, sold it for $60k 5 years latter and moved to SW Oregon. It is now valued at $800k! While this Medford location is beyond my budget by far, it is beautiful and a bargain for those coming from the crazy life.
Some nice homes there, (and you weren't kidding about the beautiful features,) but I can't imagine moving to OR and having fewer trees than some neighborhoods in SoCal. The narcissism-enabling restrictions of an HOA are also something I associate with Cali. Paying hundreds if not thousands of dollars a month so some useless Karen can cry about my house is the absolute opposite of what is appealing about Oregon.
I agree, no HOA fees for me. An HOA is also another way for people/the HOA board to steal your home, "legally", for violating their rules and not paying their fees, as they will put a lien on your home.
