    Hello,
    I found your video is very helpful.
    Recently, we purchased a manufactured house which has metal roof in desert.
    The previous owner repaired roof with both non-silicone mastic and silicone mastic. However we saw there are many cracks on roof.
    What I'm going to do is...
    repair crack with silicone and non-silicone mastic.
    We will use silicone mastic on spots where silicone used , and non-silicone mastic on spots where non-silicone mastic used.
    After repair, we will coat with silicone (TRO9245).
    I have couple of questions.
    1. I found that there are 3-4 brands of silicone mastic. Is it same quality?
    2. I heard that we have to clean nicely with power wash before applying mastic. However because we already painted inside house, and we saw couple of leak spots, I think power wash can be risky. So I'm thinking to use electric steam mop. I wonder if it will works or will not damage roof. Or is it enough to just brush dust?
    3. There are many crack on edge of roof trim too. Are there special way to repair crack on trim?
    I guess mastic might flow down.
    4. We patched couple of spots
    However, we saw some of them formed bubbles. Please let me know why it happens, and how can we prevent those bubble? By the way, do we have to cut those bubble and re-repair?

      I’ll try to give you some high level thoughts that’ll hopefully answer most your questions.
      1) as far as different brands I think if it’s a 100% silicone go with a brand that is readily available with good customer and technical support in your area. I don’t believe the brand is that important.
      2. You can use silicone mastic to patch places that are currently patched with non silicone.
      3. Bubbling usually has to do with trapped moisture between the silicone and the roof. Roof needs to be 100% clean and dry before coating.
      4. To repair cracks and seams use silicone mastic with polyester fabric embedded as reinforcement
      I have never used silicone with a metal roof. So take what I say with a grain of salt. Try to get advice and specs from the manufacturer

      @@RoofRepairSpecialist Thank you very much! BTW, is there special technic or method to repair on edge or trim of roof? Also, do you think if it is okay to do just dust off before repairing, or do we need to power wash(which is not a option for us this time), or mop with wet wipes.

      Power Wash for sure.
      As far as the edge goes lift up and put silicone under if possible. If you have a seam use polyester to 3 coarse. I have a video recently posted. Check it out.

      No it was a granulated cap sheet on a mod bit roof. “Torch down”

    Magic in a can is not a roof , 6 months old is not a roof, Lloyd roofer 40 years now , truth counts, reality counts for something.
