For me the first one cause its a high rise or the last one you picked. The ease of getting in and out on the first floor so you can build out opposed to an upper floor. Lugging tools and supplies up several floors service elevator or not is a PITA.
I worked in Sharnosa Towers (the first location). Like you said the location is tough with few people being able to find it. It’s pretty cheap compared to everywhere else. The cons include the bathrooms not working great and the parking lot being somewhat dangerous. My former employer had his catalytic converter stolen in the middle of the day parked here. The first unit was my favorite for sure. I agree the second guy that didn't want to be on camera gave me strange vibes as well. If you do an interior space you could do a live video window. Throw a camera on the roof that would feed the screens.

You two are not too bright in negotiating your lease agreement. This is when you have the most power. There is no reason to believe that you even asked for rent abatement. You let yourselves be fleeced.
