Buy a house not a flat in a building. Community rules don't work very well in Spain. If You pay the costs of community services, the another neighbor don't pay nothing... And you have a lot of stress. I think it is better to have a little house. Then your house, your rules, your decides, not Stress. Greetings from Germany
Investments!!!!! Buying a property!!!! I strongly suggest most people read "Rich Dad Poor Dad" by Robert T. Kiyosaki ... hence, acquiring better understanding of financial literacy - especially when it comes to understanding the word "investment" in regards to buying or not buying property. There exist such a concept called "cashflow literacy" = understanding the correlation between income, expenses, assts, and liabilities. Otherwise a delightful presentation, miss Axi ;-)
Hi! How would a buyer know of the future conditions of the complex you buy? How does the buyer check if the apartment complex will continue to maintain the pool and grounds?
Thanks for your questions, good ones! For knowing the future conditions of the complex: ask the real estate agent, they should (and must) answer all your questions. If you have questions like the ones I mentioned in the video, you can ask even more precisely. You can require to see the complex's terms and conditions before you buy. And for checking that the complex will be maintained: you can never know for sure, but you can ask how much of the complex is currently occupied, how many people are living there, and who are the other owners in the complex. If there are not many people living there, the chances of having it maintained decrease a little. This is what we were looking at, but of course, it can by no means be guaranteed or known for sure 🙌🏻
Anyone thinking of buying a property in Tenerife should know that the first day of owning it they are 15% down on value considering real estate agent commision & taxes.
There's indeed additional fees, but it's not 15% just for the real estate agent. Roughly 10% of fees include also notary fees and legal mandatory fees of moving the property title. This is not just in Tenerife, there are extra fees in many other regions and countries 🙏
@@AxiMolnar 10% taxes & fees + 5% agent’s commission equals 15%. If you buy a 200k property, it will cost you ~220k. If you want to sell it, you’ll be at break even at ~230k price.

hello! my contact doesn't work with lands, so it wouldn't be a good fit for advice. For what you're looking for you would better look for some architecture studios on the island (there's plenty in Santa Cruz) - they will know the land/housing rules and would be in charge of planning and overseeing the building. also, probably more reliable than real estate agents.good luck! 🍀🍀🍀💖💝
Interesting, does the real estate agent’s “other things” (as it applies to the property one is interested in) is done as a policy or is there a legal requirement?
Hey Yanassi! It's not a legal requirement, but it's extremely convenient as they deal with the bureaucracy of preparing the sale. They check that the property has the papers in order, that there isn't any debt for utility payments/other fees and they also arrange for the automatic payments to be transferred to the new owner.
