Hi, Juana, thank you for all the time you are taking to explain these changes. I'm beginning to understand the relationship between Section 8 and Section 10 - however, I still have some questions. A) Is the Listing Agent responsible for filling out the Seller's Broker to Buyer's Broker Agreement or the Seller to Buyer's Broker Agreement when taking the listing? If so, who else gets copies and when? Also, if seller asks advice as to whether they should choose (a) or (b) under Section 10 - what would be the main difference, other than how the compensation is being disbursed? This will be a process for everyone - so any clarification will be welcome. :)
So my question is, if they signed old listing agreement what do we have to give the seller to sign now when a buyer brings a buyer broker agreement form.
Seems so much has changed but i don't see any new videos as to how to fill out the new exclusive listing agreement. When I got seller to sign was before changes were made and the old exclusive listing agreement was on form simplicity. Many realtors are lost with all these changes. I have no clue what new form I now have to get my seller to sign and while you show things above what form is it. We have the old contract agreement. I don't think i should have to get them to resign a new exclusive listing agreement and the Nar hasn't put videos of what they request out there
Didn't the listing agreement always have the buyer signed with the broker compensation and was specified within the listing agreement already? So whatever the seller signed the listing agreement with the broker compensation will not count? That's the reason to sign a separate disclosure?
