    The only problem I see is that the Cities are not able to keep up with traffic infrastructure. 380 is a nightmare and I have yet to see any plans to address that issue. Celina needs to bring retail/commercial to their City as right now they have to share all stores, restaurants with Prosper.

      TxDOT has started working on plans to make 380 a full size interstate grade road between Frisco and Princeton with several lanes and a frontage road. Still a ways away

      Prosper is going to be getting the luxury shopping. Figure if a Neiman Marcus is built north of Frisco that it will go somewhere in Prosper, Texas.

    When the new development is closer and closer to Oklahoma border, residents will also easy to access USA no. 1 size casino - WinStar World Casino & Resort in Thackerville, OK and No. 8 Choctaw Casino Resort, Durant, OK

      I'll pass. The casinos in OK may be big, but they are no Las Vegas, or even comparable to the indian casinos in CT. Also, charging an ante on every hand of table play is a no-go for me.

    D"F"FW is important because, without Frisco becoming the new center of new northern Dallas suburbs, many fast-growing northern small cities ( north of Frisco ) will have a big disadvantage because they are too far to Dallas and Fort-Worth.
    Especially, future silicon valley - Sherman needs a big closer hub ( Center city ) such as Frisco to avoid the big disadvange with too far to Dallas!

    What would happen if Oklahoma City metro and Dallas-Fort worth metro merged and if it happens when will it also where the growth stop my guess is and could easily be the Arbuckle Mountains

      At this rate it seems inevitable but there's no way to know. What we are seeing is that it will probably reach the Oklahoma border in the next generation or so.

    I doubt it, downtown Dallas has all the skyscrapers and companies, culture, as well as Dallas Love Airport attracting people. Frisco is not near DFW or Dallas Love airports, as well as Dallas Cowboys, Texas Ranger stadiums, or Dallas Mavericks, Dallas Stars stadium downtown.
    Just because there is a residential or housing boom in Frisco, does not mean there is natural growth in a cultural and economical hub. Culture is the beating heart of a city, including in Downtown Dallas and places like, Austin, TX, New York or Los Angeles. Cultural events and sites are what draws people into cities and urban areas.
    You can’t replicate or artificially create culture through building suburban homes and office space.
    Also, cultural events are usually driven by people below the age of 40 or 50…Frisco, Plano, Allen, although have some young residents, the large majority are families, middle aged or semi-retirees looking for a slower, quieter lifestyle.
    Though, I’m sure Frisco is a great and somewhat affordable place to live!

      DFW isn’t a traditional city w/one Central Business District. It already has 2 w/Ft Worth & will have multiple urban-like CBD’s, w/Frisco/Plano junction probably the largest, w/more jobs than Dallas CBD. Plenty of urban entertainment & culture will follow the jobs to the new CBD’s, which won’t simply be bedroom suburbs. They’ll feel more like small urban centers surrounded by suburban neighborhoods.
      Yet, to your point, no one will compete w/Deep Ellum, Lower Greenville & downtown Dallas for true, traditional urban cool vibe, skyscrapers, mass transit.

    You are absolutely right! Frisco/North Plano will become the city center of all these northern suburbs that are developing! I’m already hearing people say that DFW is about to be DFFW! Dallas/Frisco/Ft worth

      The problem clouding the future is going to be the perpetual pandemics that will off and on close unessential stores and restaurants. So? Where in this sea of mansions will there be found the labor to man their commercial districts - workers that no longer want to work for unessential businesses?

    The main campus of the University of North Texas in Frisco Tx will open on the Spring of next year ( 2023 ). UNT Frisco has already had 2 branches in Frisco and one branch in Mckinney.

    I’m an original Frisco resident! Moved there in 94 off of Hillcrest in Preston Lakes! Went to Rogers, Staley, Frisco High and Centennial. Moved away for 12 years and recently moved back.
    Unfortunately I hate what has happened. Everyone knew each other back then, not now. I just feel like I’m in a random city at this point. Thinking about moving to Fate, or Anna.

    I’ve been telling friends in real estate that Dallas North Tollway and 121 will be the new center is DFW.

      But Dallas County has been growing south big time. That Port thing in Southern Dallas County is becoming big time. It has the four kinds of trucking to attract manufacturing plants which is happening right now.

      Actually, that "airport city" getting built north of DFW airport focused in the city of Irving, Grapevine, and all those Lake Cities is better situated than Plano/Frisco.

      Read my responses. This video isn't being honest. Southern Dallas County is growing by leaps and bounds. I-20 could be the best designed by-pass in the nation. Four different kinds of trucking and that rail terminal are attracting major manufacturing plants to the area.
      If all this growth towards the south wasn't happening, I would agree with this fellow that the Legacy development is fast becoming the new center for business.

    How does the weather in Celina and Gunter compare to lets say Dallas? Also, how close are colleges to those areas? I'm in sunny and cool Huntington Beach, CA but TX appears to have more to offer for my family and college aged daughters.

      The weather is pretty similar to Dallas as they are only about 45min to an hour away. Denton, TX has the University of North Texas and Richardson, TX (where our office is located) has the University of Texas at Dallas. Both are great 4 year universities.

      Although, I don’t want to discourage anyone from moving to Richardson TX…as someone who has lived there, I can tell you it is a far less beautiful and enjoyable place than Huntington Beach and Orange County, California 😂😂
      It does have bigger and cheaper homes though I’ll give you that.
      Plano and Frisco are nicer than Richardson though, also Southlake and Flower Mound. Dallas is a very flat city though, with a few lakes/man-made beaches around. Grand Prairie too if you’re religious. Fort-Worth if you’re a cowboy and conservative.
      University of Texas at Dallas is a branch of University of Texas, which is of course in Austin. Although, a liberal university, UT Austin has world leading schools and programs. Michael Dell of Dell Technologies is one such alumnus. Also, UT Austin has a better college football team than any colleges in Dallas, including TCU, SMU, and UNT.
      DFW has a lot of Christian universities, namely Southern Methodist University near Downtown Dallas, Texas Christian University near Downtown Fort Worth, Dallas Baptist University in Grand Prairie and this highlights that DFW is historically very Christian, though this is less prominent as more out of staters move in. Also, evident with the number of mega churches in DFW. Though, this is obvious across Texas, in Houston and San Antonio too.
      Overall, the suburbs of Austin and Texas Hill Country is more similar to Orange County, CA, without the beaches of course. More scenery and hiking, like in California. Better place to live IMO. Slightly warmer, sunnier weather in winter, compared to Dallas/North Texas that can get snow.
      Also, Fredericksburg and New Braunfels are nearby which are quaint little traditional towns, with stuff to do.
      Bryan and College Station aren’t too far away from Austin either.
      It’s still somewhat easy to drive to downtown Austin from suburbs, but traffic still isn’t as bad as 405 in LA.

    it’s not it will forever be a suburb very nice city tho so quiet and well built but no i think all of DFW will grow together and upwards i think celine, is as far as dfw will reach

    If some people can not accept "DFFW" representing Dallas metro!
    Northern Dallas suburb, which has, at least, 1.5 millions population with further strong growing, should try to be separated from Dallas and create its own metro name and image. This will be, at least, making Real Estate agent's job much easier. Otherwise, out of state customers, who has no knowlege of northern Dallas flourish suburb, will have the first bad impression about cities northern of Frisco of too far from the Amenity and entertainment center of DFFW metro. Fort Worth surrounding far-away cities do not have this issue becuau....

    When I mention about USA no. 1 size and no. 7 size casino just next door ( OK border ) to Collin and Denton counties, I do not mean comparing to Las Vegas. When I worked 5 days or more for the whole week, I took time to visit a bigger size casino and eat in its buffet with free coffee, I just feel excellent. I remember that, about 15 years ago, a group seniors took a tourist bus to OK bordering casino from downtown Dallas during Winter and had accident with many people serious injury. If those people went to there from Frisco or near-by cities, they probably can avoid this accident ( accidents are especially bad to seniors ). I don't gamble so that I can feel the luxurious atmosphere and beauty in Las Vegas for a couple of days, then I feel empty.
    Don't forget that Las Vegas concert had shooting several years ago to kill and seriously injured lots of people. Even though that shooting can be anywhere, the massacre style killing is not everywhere.

    Texas Instrument just announced, at the end of 2021, to build a new 29-30 billions semi-conductors factory in Sherman, tx. The new facility will hire more than 3000 employees with salary, at least $50,000 before inflation statement, So, the casinos in OK boundary and Celina, Prosper and Frisco, Anna, Mckinney may be pushed growth from both directions - south and north. TI will have subcontractors hire more people; those new hires and their families need entertainment, shopping etc. At this moment, new semiconductors generation is CRAZY necessary in the whole world ( That's why new cars can't be on the market and old cars price went up more than 38% in prices.)
    So, Frisco and north communities future growth is not from only one direction. It is from both directions. OK Casinos growth will be pushed by Sherman's growth and Collin county's growth.

    I believe that you are correct! In 2005, my co-worker told everybody that she never and will never drive north of Spring Creek road of Plano because there is nothing there ( according to her ). In 2009, I thought that it is crazy to buy lands in north Frisco and north. I drove to there last year, I repent that I did not purchase land on the north. It is too late!

      That's where it's headed. The rapid growth was expected to be in the South originally(Arlington-Cowboys Stadium, Mansfield) then katrina came and the economy tanked and then boom Frisco blew up in the recovery out of nowhere. But yeah, everybody is moving up north. It used to be North of the 20 was a good region but now it's North of the 183/820 and the 635 where things are popping up, everything south is in decay or being left behind. Many business in Dallas are relocating to Frisco. I agree, the DFW will no longer just be Dallas- Fort Worth , we might have to add Plano,Frisco (DFFP- Plex). But its only getting bigger. As you menteioned its going into Dennison (N) and it will go for Terell in the east. Fort Worth is also expanding too , slowly but its developing into something similar to Plano in Keller. It's really mirroring Los angeles and its surrounds like OC, San Bernadino, heck right now Los angeles is connecting to San Diego and wants a rail. That's 120 miles of urbanism.
      Dallas can easily connect to Sherman 60 miles, its nothing but flat land.
      On top of that, you got Austin and SA blowing up, now add Space X and Blue Origin , and it's about to get packed here within 15 years from people all over the world.

      But you have forgotten to mention, Dallas is a pretty boring city and lacks culture. Although the local natives are friendly, I preferred Austin and San Antonio.
      Also, don’t want to be offensive but Houston has slightly more culture than Dallas just saying.
      Only downtown Dallas really has culture…around the Bishops Arts District, museum district, Deep Ellum, Oak Lawn, Uptown Dallas etc.
      Every international who moves to Dallas usually agrees with this and tend to move on elsewhere. Companies and jobs are what attracts people to Dallas right now

    I read someone's comment about the Austin and San Antonia have better culture than Dallas metro. This is my comment:
    Austin only has a minor league team. If you like sports, it is a boring town. My understanding being that Austin's strong growth is because its technology potential because UT Austin is the best university in the south to be able to compete with Silicon Valley universities and MIT in Boston area. San Antonio may be a city with culture ( I am not familiar with San Antonio). However, the housing market seems not very impressive. Frisco's downtown also has railroad museum, video game museum, discovery center etc.. You can visit Star, Frisco and McKinney downtowns, Legacy west dinning, Stonebriar mall with KIdzania and Grand Scrape plus future PGA. It can keep you busy. If you likes culture, Chicago maybe a better place with lots and lots of ice.

    I live in Oregon and wanted to move to Frisco. I own a boba shop and wanted to open one in Frisco. Any advice for small business owners?? Is doing business in Frisco good? Pros and cons

      There's plenty of Pros the cons are it's Far from the city of Dallas and urban core, far from Airports, Traffic up there is bad and your shop will 99.99% chance be in a strip plaza.

      I would recommend San Antonio tbh. It is not as modern and commercialised as Dallas, and less people are moving there from out of state. Thus because of these reasons, you are way more likely to serve an under-served market, get more demand, more customers and grow your business faster. From there you can expand. I recommend north San Antonio where there are more college students or near any big college…
      Though Boba is an Asian drink and there are more Asians in Dallas, though as you know everyone now drinks Boba.

    Dream on guy. Frisco is nowhere big enough and it will always be apart of Dallas and Ft.Worth, not the other way around. But you can gladly take the Dallas Cowboys because they suck and they always will. We need a new and better team in Dallas.
