BBMP Khata Transfer Online in Karnataka Without OC through Sakala Complete online method 2023

- You can do an online transfer of Khata in BBMP. Documents needed are sale deed copy, tax paid receipt and EC copy. This is through Sakala quick services.
Process is completely online, quick, easy and also you dont need to visit the BBMP office.

Not likely if they are digital and recent ones. We have other videos where you can get EC and sale deed (CC copy) also online digitally signed. Please checkout if you need the recent onces

Khata transfer needs to be done after registration of sale deed. If you are buying with your brother, then sale deed says both of your name. So khata transfer to be done from old owner to both of your name

I have a query my property I have bought is as joint owner- so I need affidavit from Notary for Joint ownership.. I noticed in second page two names are coming which I declared in dropdown - but how to upload the documents, is it I need to select both names one by one and upload the needed documents two times EC, SALE DEED , Property tax and affidavit or I have select only one owner and upload the documents
only once.. when you upload and sign as one owner, next owner name it will show to esign. It just shows same set of docs that you uploaded.

Depends on what you have applied for. You have drop down menu to select while applying. Accordingly they will give you the documents. First see what all comes as part of your application, if something extra needed, you can give one more application for the missing one

joint property is for the buyers not for sellers. If the buyers are two (husband & wife ) then you need joint property

Thanks for the EC video. We followed the procedure you displayed, and applied for EC from 1st April 2004. It gives a nil encumbrance for that period, for our property address. How can we apply for a digital EC that shows the names of the property owners, similar to the paper EC (from the Sub-registrar's office) till 31st March 2004.
Actually as mentioned in the video, before apply, it should have shown your EC in the search. Only if you see it is the same EC you are looking for, then apply for it. If it is showing NIL, means either your search is failed or it is not available. In this case better not to apply

Might be in your case a Khata Bifurcation is needed. If whole project is not split into individual khata, then you need to do a bifurcation first. But if you have already purchased a property that is in another owner name then all you need is a khata transfer

In fact all pages are not needed. Upload the fist, and the files where the photo comes and the last one with sign and stuff. Alternatively you can also think of using a software like Adobe Scanner and scan all pages into one with lesser size and then upload

You can only upload old property tax receipt. Property tax receipt in your name is only possible after getting khata in your name

Affidavit is not mandatory. But if you are not able to proceed without that (due to some latest requirements) you need to upload it.
For EC Form-15 is mandatory. EC on Form 16 signifies that no transactions have been recorded on the property for the period for which the EC is issued. Form 16 is also referred to as ‘Nil Encumbrance Certificate’ (or) Certificate of Nil Encumbrance.

First you have to clear off taxes, if anything, before your purchase period. And that will be paid in previous owner name. After that you have to do a khata transfer on your name using old khata document and the tax paid receipt. After that, using the new khata in your name you have to pay tax for the last 3 years. Paying tax before getting khata is not a good idea.

I hope both should be similar names. You can give as per sale deed, but if the aadhaar OTP fails or if they ask clarification, then you can modify it accordingly as per aadhaar name

One question, was the tax paid receipt you uploaded, was it for your apartment or complete property? And do we need to pay the taxes for individual flat before applying for khata?
First time builder or land lord will be having khata in their name. After flat is completed, they need to do khata byfurcate that means splitting khata for each flat in the complex. Once that is done each owner gets khata. Next time onwards it is just khata transfer. That means same khata just transferred from one owner to another

If OC and CC not there also people are buying. But later there is a chance that your apartment complex might need to pay some fine and get OC if there are deviations from the real plan approved by the authorities

It clearly mentioned without OC. So that should not be a problem. Fee is defined by them based on total area, other parameters and deviation etc. So that might vary based on the approval and other things of the property

I think you might need a khata byforcation first. Owner needs to byfurcate khata to individual flat khata. Then khata transfer from flat owner to your name. In this video there is option to byforcation too. The flat owner needs to try it first

In fact this is only for BBMP khata. But you can give an application online. If they accept then well and good. Else they might reject asking to make BBMP khata. Then you can proceed with making BBMP khata first

Is it particularly asking for affidavit? Just check whether affidavit column is mandatory now, else sale deed is a proof that it is a joint property.

If the site is bought jointly in 2 of your name, then you need khata transfer from old owner name to both of your name. If the site was split and bought separately in both of your name, then you need khata bifurcation from old owner name to both of your name separately.
Dear Team, I've applied for Khata transfer about 2 months back using the online method as mentioned in the video. Now the status shows as Rejected and the reason as " Mother Deed missing". we are purchasing a property which is not bifurcated as newly constructed and we will be the second owners the first owner has not done khata transfer and i want to do khata transfer directly on myself as i would be having sale deed with first owner. the first owner only have sale deed with builder. so what is the process?
If it is a BBMP property, You have to give an application online as shown in this video. But i think since bifurcation itself not done, your builder needs to give a request for the bifurcation first. How ever you can try giving a bifurcation request online selecting option in the online. But not sure how it works because you might need to submit other property documents as asked in the website which usually builder possess.
Hi sir, need some info on the katha transfer for a property - New Apartment i purchased - builder is asking 25k to get it done which is really too much money, i am not sure before we transfer they should have bifurcated the katha, they have given the tax paid receipt for the land while i purchased the flat. First check whether the existing khata is a computerized one. (and not a hand written one). Proceed only a computerized khata is available else there is no value. Usually builder will do a bifurcation and then khata transfer to individual owner. Is it BBMP limit property? If your flat is already having an individual khata (mentioning flat owner name) then it would have been easy for you to transfer in yours and wife name. But if it s not, then it will be difficult for you since you need to submit documents (which will be handy with builder). Also since it is jointly registered, the khata also will be in both of your name (So while giving application, it should be a joint one, means transfer to name should contain both of your name.

Looks like you missed to enter one or more of the fields in the form. Make sure you fill all the entries in the form and nothing is blank. Also make sure you don't have unnecessary special character in any of the fields entered
Recently the site registration was completed. I am yet to apply for Katha. Following is my question.
The site was allotted to a person by KHB and he has sold it to me after the stipulated period. The registration happened a few days ago. We have got all the documents starting from the initial allotment letter to the previous owner, stamp papers, khatha documents until the property was trasnferred to his name.
I am told that I need to get khatha done against my name. I believe it is khatha transfer right? Do I need to physically go to the KHB office to apply in addition to the online one or I need to to KHB to do it physically.
The prev land owner told me that i need to go to office.
Kindly help me to get clarified.
If it is BBMP limits you can get it done as shown in this video. Select the option of khata transfer.

1. For joint property, application says we can specify multiple names with a space. But I am not sure how this can be included because both the owners have first and last names. For example, "Sathya Narayanan" and "Aravind Rajendran". How can we enter this info because both names has space to differentiate the first and last names.
2. There is a mandatory field called "stage/phase/extn". Could you please share some insight on what could be the value for this field or how to get the information for this field.

1. For multiple owners, try providing comma if the page is not allowing you to forward or proceed because of this comma, use spaces only. Use single space between name of same person and use multiple say 4 spaces between person's names.
2. stage/phase is just the property details for example some area has phase-1, phase-2. or stage-1 stage-2. For example banashankari stage-1 , stage-2. If you have some text like this you can mention there.

But I am blocked by another hurdle, as we it's a joint ownership, the document upload page is asking for an Affidavit for Joint Katha application. Have you got any idea what could be done for this? Do we need to get affidavit from an advocate in a stamp paper or is it enough to write a simple document and sign it ourselves?
Affidavit should be on a stamp paper as far as I know

Meanwhile would like to check whether I can select "Applicant Type" value as "Single" and use multiple names with spaces in the field "Whose Name is the Katha to be Transferred". Because I am the one who is applying, but the property is a joint property and the affidavit is required only if I select the"Application Type" Joint.
I am not sure whether the "Applicant Type" can be chosen as "Single" for a property with multiple owners. Would be glad to get some clarification on this.
I don't think that's a good idea. If property beings to multiple persons, then it is a joint property

The BBMP Property Tax Receipts are in my name, however I do not have a Khata Certificate. I have been able to get a copy of Panchayat Khata Certificate in the old owner's name. Can I get the Panchayat Khata transferred as A khata in my name now. I have the sale deed, the Encumberence Certificate, and the latest Property Tax Receipt. Should I apply as per your video for a Khata Transfer as you have indicated? Kindly help.

Bifurcation is needed only if previously the 3 sites where combined and in a single owner name. If previously sites are in a split condition you need to separately transfer them to your name. If they are combined, first combinedly transfer in your name and then bifurcate.

But for manual/village level khata you dont have online transfer mechanism. You need to visit respective panchayath office and get it transferred.

If in BBMP range you can try the same procedure.

Usually builder should do and give you khata. Khata transfer is transfer from owner to owner/s. In your case just check whether khata bifurcation is needed first. Tax receipt you can submit the one which is in builder name.

Can person B do khatha transfer without sending otp to person A?
please clarify on this
Khata transfer needs relevant documents. You can't just do a khata transfer with another person's property. Property documents should be in person B name to get khata transferred to B

1. As a document latest tax receipt need to be attached, is that fine to have the previous owner (from whom khatha need to get transferred ) name on the tax receipts?. Or should the receipts be by our name?
2. Is there any way to change the name on the tax receipts online? to proceed to Khatha transfer.
@@ravimadargave2949 before khata transfer the tax paid receipt will be of the previous owner. Only after the khata transfer you can start paying tax in your name
@@PrajilaTech Thank you. I was told to have Tax receipts on my name. I was wondering on the same. Finger crossed, let's see the output, for now, I have applied for the Khatha Transfer with latest tax receipts with previous owner name.
One more point to be noted, even though the tax receipt is in previous owner name, it should be uptodate. Else you can login online and pay it till date, but then it will be issued in previous owner name only. We have videos of how to pay BBMP tax online, please refer if required.

My builder doesn't provide individual flat khata and he provided me whole building khata and tax paid receipts.
Can I able to transfer khata in my name of my new flat.
That means you need to do a khata bifurcation first. Means, from the WHOLE khata, it should be split to individual flat khata. Instead of khata transfer you are supposed to do the Khata bifurcation option. It is easy if builder does it, since the whole khata is now in his name. But you can also give a try

I have one clarification with respect to Latest EC in order to proceed with Khata Transfer. If i apply online EC, it may take approximately 15 days. Assume EC is applied on today i.e, 10-Sep-2022. EC is applied from Sale date to Current Date i.e.,10-Aug-2022 to 10-Sep-2022. If i receive Online EC on 25-sep-2022.Can i apply khata Transfer by using this EC on 25-Sep-2022. Please confirm. (EC required from Sale date to Current date). In this case current date of applying khata Transfer is 25-Sep-2022. But EC received till 10-Sep-2022. Please confirm.

how many days it takes for the khata transfer or it happens after you do aadhaar validation? there is no checks done manually?
Time required:-
1. 7 working days in the case of BDA/KHB allotted properties
2. 30 working days in the case of revenue extensions, BDA re-conveyed areas,
gramathana, high-rise buildings (both apartments & commercial complexes)
NOTE: In case of revenue properties where conversion has not been obtained and
approval of the competent authority for formation of layout has not been
obtained, Khatha Registration will not be done unless they are regularized by
the Government. However for the said properties assessment will be made for
property tax and entered in the ‘B’ Register.
Govt has their process to verify according to the documents you submit.
When i tried to fill in BBMP online khata transfer application I am getting following error. Any help in sorting this out?

Looks like you missed to enter one or more of the fields in the form. Make sure you fill all the entries in the form and nothing is blank
