    Great advice for people considering a purchase of a house. One other thing that Realtors try to sometimes hide from new potential buyers is the fact that the property taxes will in most cases be significantly higher than what the current property owner pays. This can be such a significant change that sometimes people purchase a house and realize after their first-year in the house that they cannot afford the property taxes. Buyers would be wise to find the current millage rate in a city or township where the real estate is located and determining what the likely property taxes will be after they purchase the property.

      I don't believe that Realtors try to hide taxes going up. That is an absurd statement. ( I have been in this business 34 years as a Realtor/broker and before that 10 years with homebuilders) I am certain that most Realtors explain about the taxes that are current on a property that is for sale and the new price when purchased with be another higher amount. The lender also goes over this in writing and so does the title company at closing. So stop blaming and mistrusting Realtors -buyers need to listen, ask questions and read their paperwork. If you don't understand something ask again until you understand. There are a million details to home buying and that is what we do-help people navigate and understand the process. The lender will calculates your payment on the new purchase price and will not approve you for a loan if you don't qualify!

    For newbies, be aware that this is a grossly oversimplified scenario. For one thing, you can't get a mortgage on an investment property without at least 25% down payment. Two, it's easy to see comps for house purchase prices, but it takes a lot of research to understand the comps on rent prices. The trick is to find a place where renting is more expensive than buying, but those places are less common because of this very type of scenario. Three, you have to remember that rent number he's using is supposed to be net income, not gross. So you have to think about costs for taxes, insurance, maintenance and vacancy when you're researching investments. All that said, real estate investing is a good tool for wealth accumulation. But it isn't foolproof.

      Very soon, affordable housing will no longer be affordable. So anything anyone want to do, I will advise they do it now because the prices today will look like dips tomorrow. Until the Fed clamps down even further, I think we're going to see hysteria due to rampant inflation. You can't halfway rip the band-aid off.

      Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes.If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

      Personally, I can connect to that. When I began working with a fiduciary financial counsellor, my advantages were certain. I got into the market early 2019 and the constant downtrends and losses discouraged me so I sold off, got back in Dec 2021 this time with guidance Long story short, its been 2years now and I’ve gained over $850k following guidance from my investment adviser.

      @@joshbarney114 I think this is something I should do, but I've been stalling for a long time now. I don't really know which firm to work with; I feel they are all the same but it seems you’ve got it all worked out with the firm you work with so i surely wouldn’t mind a recommendation.

      I definitely share your sentiment about these firms. When I was starting out, I checked out a couple of freelance investors online, so you could do the same. I personally work with “Colleen Janie Towe”, and she's is widely recognized for her proficiency and expertise in the financial market. With a comprehensive knowledge of portfolio diversification, she is acknowledged as an authority in this field.

    As I sat in my home office/bedroom combo, I listened intently to your wisdom about buying a home. No one has ever explained so plainly to me what to expect when it comes to home ownership and all that entails. You did not scare me, but you definitely educated me about the process. I will wait to purchase until all my ducks are in a row, so our home doesn't own us. Great video!!

      I own. If you can NOT SAVE $700 a month for maintenance, you cannot afford a home, okay? People see they can afford the mortgage payment, so they can buy the place. Yes, you can BUY it, but you cannot KEEP it. You will have to sell the minute you need maintenence. Equity loans are NOT a viable solution-you're just paying interest on a new roof, but due to interest, it will not be paid off before you need to replace your roof again. Meanwhile, your furnace needs a major repair, you acquired a plumbing leak, and your washer croaked. At $700 a month, you have a stash for your new roof in just two or three years. I should have a new bathroom saved up for in 5 years ($20,000).

    If making $20 an hr as a single 1 income earner, you can barely afford a car payment and rent , let alone the cost of a mortgage and the extra!

    Excellent comments on home ownership. It's a great thing overall for most people but in my situation where houses cost a fortune where I live, renting is the best choice for me. Great point about the monthly costs being known and predictable. I will eventually buy a house when I retire and move to a more affordable place but I'm not looking forward to the surprise costs. I had a home before when I lived somewhere affordable and the maintenance costs bit me pretty hard.

    Really great advice. Increases in property tax, HOAs, maintenance costs, insurance etc. may occur, along with general inflation. This can really add up over the years; will one's income rise to the occasion? If fortunate enough to be in a two income household, it's ideal to afford on one income in case of job loss. Also best to have an emergency fund prior to buying a home. Things can happen in life.

    I never was a fan of Starbucks, but I used to go to Jack in the box quite frequently. The prices on almost everything on the menu have gone up about 100-150%. Now we rarely go. Honestly, we cut out quite a few items that are not necessities just because of the price increase.

    Now or never is wrong think! We purchased a house that was 25% less than what we qualified for with the financing company. I would recommend that everyone follow this rule to leave the financial wiggle room for unexpected expenses.

    A couple years ago we got our kicks on route 66 listening to the Manhattan transfer sing it. So cool. We started at flagstaff, they have great museum there. Next we decided to drive Route 66 to San Bernardino. Once you get to California, Route 66 is non existent in my opinion. Arizona has done a great job of making the drive a trip of a lifetime. Can’t wait to do it again. John

    Yes! I got a scam number for HP support when having trouble with my laptop. As it turns out, it was a scam trying to get me to pay for tech support!

    Excellent info. Also, consider how others in the home would be able to keep it without the income of other contributors. My mom and I had that talk and made sure there were enough resources for her to keep the home.

    Thanks so much for sharing the home ownership insights - these points are exactly what I have been telling my kids.
    There are soooo many quiet and subtle costs that continue with home ownership.
    I just want them to calculate these into the ongoing cost as they are looking to purchase.
    I also remind them, even when my house is paid off I will still always have a monthly bill of taxes, insurance and maintenance….
    I guess you just finished saying all of this! 😊
    I was just so happy to have someone make all of these often forgotten extremely important points.

    Coffee from the grocery store went up a lot during COVID. Never came down. And it went up again in the last month or so. As I understand it coffee production is down around the world. Thinking of giving it up completely myself. . .

      Coffee is life. One of the very few things in life I like. I use Atlas coffee club and probably spend about $60 a month for my wife and I. Really don't think that is bad at all, for very high quality coffe beans. Walmart has coffee on clearance sometimes. If you don't care about what type.

    Just make your coffee at home. The “pour over” method using the #2 cone filters is the best method. I use Cafe Bustelo, which I only buy when it’s on sale for $2.50 for a 10oz vacuum sealed brick. My large coffee costs ends up costing me only 13 cents! And that includes the filter. I can afford Starbucks but only go if I’m traveling.

    Moved from New Jersey to North Texas. Not a budget buster, but one thing I didn’t calculate accurately is the “water bill”. In New Jersey my water bill was a few dollars a month. My Texas property tax bill is less than half of what it would be in Jersey. However, the Jersey property tax bill included police, fire, waste water, etc. My Texas “water bill” includes a fee to cover the infrastructure to supply water, water, police, fire, waste water, recycling + trash collection! My assumption was that my water bill would be a couple of dollars, it’s actually approximately $140 😬 Having said that that I’m way ahead of the game living in Texas - Love it here🤠

    Completely agree that you need to consider many things when you buy a home, buy something you can afford you pay (mortgage, Property Insurance, Taxes). Dont stretch it if you cant afford it now . If you have the ability to pay financially without stretching it, then owning a home is actually a good investment in a long run, Home value keep increasing year over year. If you keep renting for 20 years, you have nothing at the end of 20y.

    Do not purchase a home in a high interest environment while home prices are still very high! Waif it's still cheaper to rent.. There will be future opportunities!!

    I've had a mortgage for a new home since 2012 with a 3.5% interest rate and a $1200 per month payment. Modest 1556sq ft home in San Antonio for my wide two kinds and me. The $1200 is right at 25% of take home pay and I would NEVER go higher than that. Don't buy a house if it's going to make you "house poor". Pay as much debt as you can before getting into a home. Right now, in 2023, in my area, the new houses that are the same size as my house are $340k plus! That's ridiculous. Even if some builders offer like 5% interest loans, that's still a lot of money! For you to get that 5% though, you need like 20% down. That's what I I've seen in the fine print. Good advice. Su 0:54 bscribed.

    As an owner, it is CRITICAL YOU SAVE!!! Pre-pandemic, it was recommended owners save $500 a month, or $6,000 annually. As an owner myself, this WAS accurate until 2021. I DO spend about $6,000 a year, but that is no LONGER adequate. I suggest saving $710 a month now, or around $8,500. If you can NOT save $700 a month AFTER mortgage, taxes, and ALL BILLS are paid, you can NOT own a home, folks.

    Clark, when buying a home, one may also have to consider the cost of Homeowners Association dues, which increase over time.

    The property tax on your home will increase at a much lower percentage than your rent. And you get to have a garden to enjoy outside.

    If you are close to Roth limits the easiest thing is to just "back door" it. Like Clark said it is a pain to fix it later if you go over the income limit. Back door is simple to report.

    I liked your take on real-estate. But home owners insurance is crazy high right now and it's near impossible to obtain in Florida or California.
    People can call an insurance Co with the address they are looking to purchase for quotes.
    Although in parts of Florida you need a annual intrusive insurance inspections inside, outside and in your attic. Looking in your cabinets, taking pictures throughout.

    I would pay off the mortgage because of the peace of mind it brings. Plus, your current monthly mortgage amount can go directly into investing.

    I never got into the coffee habit. Now I am glad! Starbucks charges a fortune but opposes sharing that with their employees by opposing unionization. It is not a business I would patronize.

      @@patde1264 Of course they do. They want to have complete control over their employees. Every dollar they save on employee pay and benefits can go to executive compensation. Reports often state that the savings are going toward paying dividends to stockholders. No, it is executive compensation. Stockholders may need a union.

    My wife and I enjoy dining out, but the dramatic increase in prices has decreased that enjoyment. A recent seafood lunch with tip? $72. We will be dining out significantly less since the rising costs make the experience far less enjoyable. I expect the coming recession (in my opinion it will be closer to a depression) will likely see many restaurants go "belly up". I paid off my mortgage in the early 2000s; since the IR was 6.5% that was the effective return on that $, and I don't regret it. If I died suddenly, I didn't want my wife facing monthly mortgage payments.

      💯💯💯 True! It's best to get the customer service number for a business from a statement/bill, back of a card, or the app.

    Pay off the house…. You can invest what your payment used to be and you significantly reduce the income you need on a monthly basis.

    Zillow, Redfin and others have these kids hypnotized into thinking they have to buy now for full price or more. Those companies should be shut down. I watched and listened to my son as he got caught up in the hype in Tampa 2 years ago. It was insane houses full of mold and leaky roofs listed for $250,000.

      Yes, sometimes you can negotiate with the seller to pay closing costs, home repairs, appraisal, etc...

    Pay off the home mortgage of 3.75. A 5% CD after taxes will not be much different and you will have the peace of mind.

      I would do the same. Personal preference. Some will want to chase potentially more return, but life can throw curve balls as well. I'd rather have the peace of mind in case I had to stop working and keep things more simple.

      Definitely need more info to provide the correct answer. It’s really about the mo mortgage payment vs what’s their expected mo income in retirement. Going into retirement without a mortgage payment is the best 😊

      There are definitely both Roth and Traditional IRA limits. I’m not sure how you could possibly contribute any amount??
      You can convert Traditional to Roth without limit, but you’re still going to have a limit on contributions to the Traditional.

      Not really. If you enjoy very good coffee. It could be very worth it. I love good coffee. I have a decent coffee maker, and I buy very high quality whole coffee beans.

    Buy a home! you become King of your castle. America 1950-1980 was great for that reason. House repairs? come on! The water heater wlll brake down every 15-20 years. The AC Unit? Amazon $200 max. Law in Oregon says a landlord can increase the rent by 10% every year. And International investors nowdays love to buy in America and " Rent the American Dream" to Americans. Eat rice and beans for a couple of years so you can Buy the American Dream instead of making a Real Estate Investor richer.
