Cost of rent 1 million per year.
Compare that with the exchange rate. £1 = N770.
So except you want to sell, real estate in Nigeria is a bad investment.
And if your intention is to sell - then he should call it a real estate business not a real estate investment.

Someone told me that it's risky healthwise to live near refinery because of pollution, how can one impress an investor to buy near dangote refinery?
I think the land can be used for commercial purposes as well. But wether you choose to live there or not, the value of your property (should you choose to invest) will definitely increase a great deal. Because the refinery will definitely encourage commercialization in the area.
There is the commercial aspect and the when one says near doesnt mean right next door. There is a safe radius one can explore, and properties there it will be lucrative as staff need where to live
