Loveland is amazing and one of one in Cincinnati. What makes it the best is that the main downtown area revolves around the trail, and not a busy loud bustling road. People want to be aware from cars, and the only road is two lanes with low speeds. Think about downtown Montgomery and Milford. Both revolve around four lanes of traffic who are usually cruising at 25+ MPH.
@justhereforthefoliage that's a really good point. Loveland downtown can be a bit of a bottleneck, but yes, way safer in general--which is good if you are walking, running or biking through downtown. Do you have any favorite spots to eat or hang out in Loveland?
Hello! Loveland is a fantastic town here in the northern suburbs. It really is a unique area, if I could afford a house in the area it's certainly at the top of my fiance and I's list! The traffic does get pretty bad downtown there especially whenever they hold events and festivals but I guess that's too be expected. And yes! that whole tax bill nonsense last year was pretty crazy, I think I saw posters either for or against it on nearly every lawn in Loveland for months! My whole thing about it was that, like you said, house values especially in Loveland have shot up like crazy recently because it is such a cool town so supposedly tax revenue from property taxes should also shoot up as well once they're reassessed right? As well as a decent amount of new construction over the past few years adding some new neighborhoods is even more in property taxes. So then on top of that they want even more in taxes? I can't agree to something like that, they'll have plenty of money when that reassessment happens. But maybe I'm misunderstanding exactly how property taxes work / are calculated. Either way, great video highlighting a great town in the area!

So, I was just learning from a real estate attorney that even though taxes are reassessed every 3 years (and remember--3 counties to deal with over there), the money going to the school doesn't adjust when taxes do. It's pretty messed up. They said that 70% of the bill is for the schools, but then when taxes go up, I guess that's not true until the school district comes back and asks for more. It literally makes zero sense. I feel like that system needs fixed asap!
There was a tornado that hit in 2022 in Goshen which is just outside of Loveland. It was extremely devastating to that community, and may have caused some damage to other homes nearby. I just heard yesterday that my clients in Morrow had hail damage from that storm and had to replace their roof. But I do not know of any tornado that has hit Loveland directly.
Hi! My son is moving to Ohio for work. He’ll be working in Wilmington and is looking at the Loveland area. He would like to be near things for a young adult with a active lifestyle. How is the drive and proximity from there to Wilmington?
Loveland was a crap hole. Lived there for 3-years. Neighbors were rude, cops were jerks, drunk driver hitting the back of your vehicle, etc. No way would I ever go back. No one goes out of their way to meet people. If you are not one of them than your an outcast.
