    Initial showing of the Property (0:11)
    We start by trying to understand your needs and what type of property you are looking for by asking a series of questions including size, budget, living style and location. We then do a search on what’s on the market and proceed to tour the properties selected.
    Signing an Offer to Purchase (4:45)
    After viewing all properties that have been selected and you have determined the one that is right for you, we start the initial contact process of approaching the SELLER with an OFFER that holds contingencies (if opted by the BUYER) such as a Property Inspection. By offering, we advise you on what the property is truly worth, your bottom line is important to us and we make sure you get a great piece of real estate at a fair market value.
    Reviewing the Inspection (7:26)
    Once the BUYERS offer along with all terms have been accepted by the SELLER, we commence on advising the BUYER regarding the different property inspectors in the area that can conduct inspections. If the property inspection turns out favorable to the BUYER and no MAJOR concerns are reported, then we proceed on giving the SELLER notice that BUYER will waive the inspection and proceed with the purchase of the property.
    Signing the SRE permits (9:05)
    If the BUYERS are not Mexican, “THE BUYER”(s )then they must sign the SRE forms (Secretaria de Relaciones Exteriores) notifying the Mexican government that they will be purchasing property through a direct deed in Mexico. This form needs to be signed 7 business days before the closing date and is a formality that must be done when purchasing property in Mexico
    Reviewing Closing Statement (9:45)
    The closing statement shows you the breakdown of the 10% initial deposit that was sent, a few expenses such as the Notary closings costs and prorations. It gives you a the final 90% payment to be sent, so we are ready and have all the funds in place for closing.
    The Walk through before closing: (13:38)
    This is done the day of the closing, usually a few hours before, to make sure all is ok with the property before meeting up at the Notaries office to do the official closing.
    The Closing at Notaries Office (15.54)
    In Mexico all legal documents, transfer of lands and Mexican deeds, known as “escrituras” are done through a certified Mexican Notary. There can only be a certain number of Notaries for each municipality and the BUYER can select which Notary to use. We coordinate with the Notary, SELLERS and all parties involved to cover every detail of a closing and to make sure that all aspects of the closing goes through smoothly

    Thank you for making this video Monica because it allowed us to see your personal interactions and personality. You seem very thorough, personable and provide a warm caring experience to purchasing a home. My wife and I are planning to move to Mexico from Canada in the next few years or so, and after watching this video you are the type of person we would love to have help us find our home on lake Chapala.

    Very informative. In the USA, a Notary Public is used to verify signatures. In Mexico, it seems to be more like a real estate attorney, responsible for making sure the property belongs to the seller, there are no liens or other incumberances.

      Hola Timg, Yes in Mexico to be able to make a closing we have to go trough the Notary this, exactly like you mention in your comments this is this is to make sur there are no liens or legal situations in the preperty that is being sold to the new buyer.
