Having a 2 family income is more appropriate and less of a financial burden, plus the the welfare and well being of your lovely children! I really enjoy watching your journey on your watch collecting adventures, plus your loyalty and transparency on how you got them! Vegas is dry heat, less allergies and respiratory problems, where as Austin has high humidity and more problematic! People with no allergies, moving to a humid climate start to experience symptoms and problems! Good luck on your next home front!
Tough choices but I think most of us have been there. Changing jobs to keep doing what you love as industries expand/contract. My vote would be TX (I’m a Texas, so bias disclosed) and either Austin or Dallas are great. Not sure you’ll find rents below $3500 in the places you’ll want to be, but if you can get a pay increase with the move then it’s a win-win. Give it some time and the housing market (LV or TX) may cool and you can get the landlord troubles off the plate.
Ballsy to keep investing. I’m holding more money in cash/Money Markets for the moment. Can’t invest further with market in shitter. Haven’t pulled out any money though. Just not adding.

I think I’d just renew the one year to buy yourself some time. I wouldn’t want to move twice in two years.
