Great final point re opportunity cost Blandon! Another rookie mistake we accountants see is people not having the right tax structure in place (i.e. doing risky developments in their personal names, not protecting their family homes in a Trust or not utilizing a structure that minimises tax)

A few other typical mistakes mum and dad investors often make: - not designing to the area (best house in the worse street vs. the worst house in the best street) - picked the cheapest designer/architect and ended up costing them more over the cost of the project because of poor design advice, poor documentation etc. - underestimating the true costs to subdivide (RC/IGC/DC/RC/EPA/TMP/Vector connection)...and the list goes on. I wonder if you have videos for buy-do up-flip renovators? Cheers, Steven
