I've been looking for a video like this for ages! Thank you for making this 😊 you and the pannle have just made the job of knowing what to ask the right property manager soooo much easier
A good interviewer would have grilled the Perth property manager - what special job they do over their other state counterparts, for which they fleece such premium fees from landlords. Apart from these ridiculous fees they also force you into 2 yr fixed term contracts which has very high breaking fees
Fair point mate, I don’t generally grill people today tonight style this was more about displaying how managment works differently in different states and useful questions to ask when searching for a PM that’s good to work with as an investor
@pizzaandproperty1246 i understand. My frustration is not with you, it is more towards Perth property managers. I have been long time listener and fan of you.
property management fees in WA are 9.5% to 16% hehehehehehheheh, heehehhhe, ahahahahah. property owners must be major suckers in WA. In Sydney I pay 5% and I thinking it's too much and I'd rather do it myself.
Yeah it’s definitely higher than what you’d expect from most states! If you can manage yourself that’s great personally I’ve found it takes away to much energy from growing the portfolio despite the savings
@@pizzaandproperty1246 most of the time the property manager is sitting and the money is rolling in every week. they aren't doing anything. If they have to actively manage the property there is usually a problem. I understand that no one wants to manage a property for nothing so maybe those 16% properties are for very low rent ones. I cant imagine someone paying 16% on a property that brings in 1,000 pw. I would find it hard to believe some other real estate agent doesn't undercut the existing manager. Having said that, there are people that pay $200 for a haircut, so there is a sucker around every corner.

$200 for a hair cut that’s madness 😱
Gotta agree with you mate I’d want to see some gold plated property reports each month for 16%
