How to Stop Schwab Fluidmaster 187.1200 Concealed Cistern from Continuously Flushing

  • Having problems with your Schwab toilet continuously flushing? This video shows how to make the repair, and covers a few different issues that may arise. In this instance I replace the faulty flush valve (outlet valve), but discuss two other possible causes, namely hard-water deposits on the valve seat and worn valve seal. Although this repair is specific to the Schwab (Fluidmaster) model 187.1200, the principle is the same for any concealed-cistern toilet, although parts and configuration may differ.

    In the video, I used replacement part 239233 (Outlet valve), and I mention that it’s possible to replace just the valve seal (ie. silicon gasket), which is part number 351517. Please note that the replacement outlet valve comes with a fresh valve seal, so you do not need to order the latter separately (unless you just want to keep a spare on hand.)

    This was very useful. I dismantled the unit and found that the “click” is due to a pair of magnets fixed on plastic tabs on the base of the main unit. They had become detached and were stuck to the metal plates on the bottom styrene float. I detached them and stuck them back with a dab of superglue and the unit is working perfectly again. I have however order a new unit as I am sure the glue will fail with time but it does appear to be a semi permanent fix.

      That’s good advice. I knew there were magnets in the new one, but not sure whether my old one had these, as I didn’t bother dismantling it. The right glue will probably last a while, but replacing it might save you headaches down the line.

    Excellent. My toilet interior is pretty much identical to yours so I have just used this instructional video to fix my leaking cistern. In my case, the seal had bubbled (which I knew to look for thanks to another video) and produced water blisters. I used a pin to prick those bubbles, followed your video to reassemble and now it all works. I expect it's only a matter of time before I need to replace the seal altogether but I now know how to do that when the time comes. Thanks!

      Glad to hear it! And I’m sure it goes without saying that you can replace just the seal without replacing the whole valve assembly. Replacement seals are fairly cheap, but be sure to get the official ones. I tried my local B&Q, but they didn’t have the right size.

    If you strip down the top part of the flush camber it should fix the problem it fixed mine with out buying a new one,
    pull the top off slowly from the camber then there will be a black guide then pull top flout out then another spacer between the top and bottom flout there should be two round small magnets glued to the bottom of the plastic camber but one of mine was stuck to the bottom flout as the bottom of the flout has two metal discs so the flout can attach to,
    to keep bottom flout in place to seal ,to keep water from leaking into toilet pan thats why when you pushed the plastic pin in your video it was loose no magnet, when you glue magnet back to the bottom the pin becomes tight
    i wish I video stripping down the flush camber... you will save your self £30 to £40 pound hope this helps

    Thanks David. I've got a 2003 model which has a slightly different flush valve and a blue silicon seal. The seal was caked in calcium, but once I flaked it off and scrubbed it clean with vinegar, it sealed well. My unit had a positive "click" sound like your replacement valve does, so I did not have to replace it.

    Great video. I had the same issue and followed your steps and the flush has started working again.
    I have the issue of the flush constantly trickling. I had this issue before but pushing the lever gently a few times did stop it however it doesn’t seem to do the trick anymore.

    Thanks for a superb helpful video. Are you familiar with a linkage phenomena from the outside bottom side of the eater container where the flushing pipe is attached ? Is there any gasket there or is it an integrated part? Thanks

    Water was weeping into the right side of toilet pan I replaced the siphon just like you did but its still weeping into the right side, Ive cleaned out any limescale I could find in the cistern. Any help would be much appreciated !!

    I have a constant trickling on my toilet with this system. I've tried twisting rods in and out but still trickling water. I'll have to try this.

      There are generally only 2 reasons why you’d have a trickle: 1) The flush valve is allowing water to pass, which is the problem this video addresses; and 2) The float it not calibrated correctly, and doesn’t shut off the water supply. The latter is much less likely, and if it ever worked (ie. it was installed correctly initially), this is unlikely to be the issue.

    Inside the flush valve are two magnets, these can come loose. This results in the valve not snapping shut, and has the same symptoms as your old valve.

      Thanks, Ian. I suspected as much. It might be possible to disassemble the valve, but I didn’t bother to try. If it happens again, I might give it a go. Mine is still working after all this time.

    Nicely demystifying an otherwise scary job! Just wondered how old your Schwab unit is? We have some Schwab toilets which were new in the year 2000, and local plumbers tell us that you can no longer buy spare parts. One toilet sometimes doesn’t cut off cleanly, but a jiggle of the mechanism can usually stop the flow. The other unit is OK so far (fingers crossed). The repair job that the local plumbers offer is very expensive, requiring the replacement of the whole unit and retiling the bathroom!

      Ours is from 2015, so only 5 years old at the moment. You'd need to get the product number off the inside of the cistern (usually visible from the front) to research whether spares are available. I've had similar problems in the past with a shower, where the manufacturer had gone out of business, but another manufacturer had picked up the slack and was making spares for a while. This might be the situation you find yourself in. You are correct that the only solution might be to install a new model, with the associated retiling. I was hoping to avoid this, of course.
      The first thing I would do is remove the flush valve and check the valve seal, as they tend to be fairly standard. It might be that all you need to do is replace that. Sadly, this didn't fix my issue, which meant it was something to do with the float mechanism itself. Good luck!

      I tried it in different positions on the old valve, to see if it would fix the problem. (It didn’t.) I left the new one the way it came from the factory. From memory, it was on the 2nd or 3rd step from the top. There should be some movement in the float.

    I followed your video and changed the whole oval parts, but why the oval parts didn't go down and the sticks also didn't come out automatically as usual after the flush?
    So I need to pull the stick manually,then the oval parts will go down.
    What's wrong with this? Do I need to change the other parts?

    Hi, great video, my other issue is the part on the left which the water hose connects to, is it the Ball cock?, mine is floating in the water, I can't seem to attach it to anything, can you help?

      Hi Darren, sorry, I haven’t worked with the fill valve yet, as mine is still working fine. Check the diagram I linked, and see if it helps at all. If I do ever need to change the fill valve assembly, I’ll try to post another video.

      I did mention this in the video. Unfortunately, that wasn’t the problem in my case. I also tried replacing the silicon washer, but that also had no effect. In terms of steps taken, you are absolutely correct that they should be attempted in that order.

    I have changed the flush value, the locking mechanism, have totally cleaned the outlet, but still leaking water, is there a washer that goes on top of the outlet hole?
    The flush value although new, do have a bit of looseness, meaning when I pull the little hook towards me, the leakage stops.
    Does this mean I need to change the flush valve??

      I’m sorry, I don’t know why it wouldn’t work. There is no washer on top of the outlet hole, but you do want to check whether there is any scale formation there. That would prevent a good seal.

    Had the same issue with a very minor trickle, replaced short flush part like you did and it still trickles slightly. Annoying, bit of a waste of £20.

      I had to change the valve on our second toilet, and had the same issue you describe. Lightly pressing the flush button a few times usually causes it to stop, and after a day or two, the seal beds in better, and this doesn’t happen anymore. Did you check the valve seat for hard-water deposits like I mentioned in the video? This can sometimes be the cause, and it isn’t even necessary to change the valve.
      The only other cause of a trickle can be when the water level is set too high, and water trickles over the overflow drain, (located at the top of the valve assembly). The adjustment for this is on the fill valve, located to the left of the opening on my cistern.

    I did all of this, but it seems that there’s something on the left that isn’t working? There are two little feet almost- when I hold them up near the top, the water stops running. When they fall, it starts again. Any idea?

      It sounds like the fill valve needs adjusting. Unfortunately, I don’t know how to do that. Probably best to consult a plumber.

    By continously flushing do you mean water trickling into the pan? My is doing this and unsure of the problem

      Yes. The valve normally prevents water leaving the cistern and flowing into the pan, until you activate the flush mechanism. Leaking as you describe is the symptom of a failing valve or silicon gasket. That’s the problem this video shows how to solve.

      @@davidjvinas thanks fornthe reply David. I followed your steps but to no success. The cistern isn't filling up unfortunately. When I lift up a part on the left hand unit it stops the water from flowing into the bowl. Could this have anything to do with the water continuously flowing?

      @@jamesburton8765 yes, that is the correct part. Did you check the valve seat at the bottom for deposits first, as mentioned in the video? It's usually one or the other problem. The seat (a raised circle) should feel smooth all the way around. The silicon gasket needs to sit perfectly flush on this. It's the only way to stop water flowing into the bowl. I've personally fixed 3 toilets by replacing the valve, and that was enough, but in some cases, you may need to clean the valve seat carefully, and your original valve will still work.
