This video is very helpful, i was wondering the diffrences between DealMachine/Propstream/BatchLeads, I have batchleads for a few days to realize they may good data point but their mobile app fr driving fo dollars sucks so I'm glad I watched your video. I'm mainly focus on driving for dollars and probate lists so I think DealMachine will be my best option. Thanks a lot!

So honestly they all pull data from First American Title. So if they don't have it due to the state not sharing it that's not gonna change amongst the 3. You're really looking at interface/accuracy.

My thoughts are Batch is very similar. The drop down menu for lists is almost identical and it has worked well for me . I don't feel there is a right or wrong answer between Batch and propstream just would say you wouldn't need both. I just personally use the other features of batch so that is why I use them for the lists! Hope this helps

Great question Geoff. So Skip Genie is really just used for finding a phone number or a new address if you get mail back return to sender. The 3 tools mentioned are more for "building list" where as Skip Genie is finding contact info (phone numbers) once you have a list. I hope that makes sense!
Comparing Accurate information between the 3?? I had Privy for $97/ month and the info was 95% outdated/bad information. I would always have to double check the information with Zillow.
As far as I’m aware Propstream and Deal Machine get their data from First American Title. We don’t use list source much these days. I’ve never used Privvy.
Pretty much the same. They're getting their base data from the same source. There is some difference in how they calculate equity. I'd say Deal Machine is more conservative. Propstream guesses a bit more.

I'm trying to create a list for small apartment buildings. Using Listsource, as soon as I select a units range under property, say 5-20, it says 0 results. Is Listsource glitchy for multifamily? Is Propstream or DM a better choice for this list? I even put a range of 2-4 on Listsource and had 0 results.

The quick list choice identifies properties where the current ownership (i) exceeds 25 years or (ii) the property owner has a senior tax exemption or (iii) the current owner has an open reverse mortgage. Thanks for letting me know about that. I use DealMachine and PropStream. The Deal Machine driving for dollars can't be beat. My other tools are Carrot and ReSmpli, mostly from your recommendations! I’ve literally made millions of dollars from Propstream data. The data comes from First American Title. I also use the MLS where I have it. Deal Machine. List source. Reonomy. In the past used Prospect now and others. No data source is perfect but the user interface is super simple and I haven’t had issues with the data on a large sample size.

Yes you can! The exception being seniors you can only get from List Source.

We don’t skip trace through any of those tools we use Skip Genie and get that from them

Yeah they are. Try to use the greater than or less than 10 filters. I’ve also done it by sqft of the building. We use reonomy for our MF data.

Why do so many use propstream? I see people miss value properties all the time and inaccurate data on propstream.
