    not only is it getting expensive, but the attitude in Southwest Florida has changed dramatically since people from the north east coast has started moving here. I would strongly suggest to anybody rent before you buy. You’ll be very surprised on how reality is much different than your experience vacationing here.

    Moved to pensacola florida from Rhode Island last year in August in the heat spell. Will never look back!

      Until you sell your house. Then you find out you were paid to live in it. The house cuts you a check and says thanks for living in me.

    Florida is like a jet ski....fun for about 30 minutes...lol...Florida good, best to rent and get out of dodge....

      My wife and I feel the same way. Twenty five years ago I really wanted to buy a condo there. The condo today is worth 3 times what it would have cost. Am I sorry that I missed out on? Not really. I am not a risk taker.

    Taxes can be moved up/capped to 3% at the state level but the milage rates at the local city/county level are not capped.

    You're so right about the insurance and escrow costs! I loved the weather in SWFL when I moved there in 2015, but the increasing carrying costs, and insurance and hurricane situation have become too much over the last several years. I'm glad I found buyers who don't mind those things, and will love it there!

    A word to the wise... use an independent insurance agent that writes policies with several different companies to get the lowest possible rates.

    Is it legal to increase insurance coverage price 100% when inflation is under 5%? Looks like a blackmail when you get a bill with such an increase. Some people can’t afford it. Why are we having programs for undocumented immigrants and student loan forgiveness if regular folks getting destroyed?

      Insurance is a business. They have to take enough in to be able to pay out. No different than a church.

      The state sets your regulations. 100% may or may not be legal. Seek consultation.
      The immigrants or students... I don't see the problem. Do you want to stop immigrants and students?
      Those immigrants feed you.
      Those college students develop and produce the weapons that keep your nation from being over run.
      You would be dead or a slave in a decade.
      Young people don't want that.

      Part of the issue with insurance is that there are/were increases in the number of high-dollar houses near the water (esp the ocean) either by new builds (a lot) or increased value of existing houses. Insurance companies are going to make sure they can cover the costs of anything they have to pay and that means we are going to get hit with higher premiums to cover their risk. Some have gone bankrupt when a big hurricane wipes them out

      @@dave1956stock platforms are a business but the amount of money they have to pay for insurance
      Like that 250k or 500k insurance
      They don’t carry enough collateral in event of payout 😂

      How can you make everything in the world about how other people get more help than you? Insurance is a business. This is still a capitalist economy in our country. If you want laws to control the prices of things… you are a socialist. You either love the capitalist system or you don’t.

    Paid off a 2019 built home in FL butdisappointed in High Auto and Home Insurance Cost , Kids live with me and having them pay property taxes , home and auto - cheaper than rent for them

    A good insurance policy today. But things are changing so fast... areas flooding that never have flooded before... that it seems like a serious roll of the dice. It's becoming more and more expensive to live there.

    We retired a little over 11 years ago and we both seriously considered moving to Florida (we both wanted to be beach bums). Something told us not to do it due to climate change and the increase in storms. I am so, so thankful now we didn’t move to Florida. Everyone is screaming how bad beach front property is in Florida but I can assure you the rest of the coast is following in Florida’s footsteps. I know someone with a townhouse near the coast in Delaware who is paying over 1K a month just in insurance….and that is Delaware! That same house in Florida would be uninsurable. Beach property on the east coast is turning radioactive. Also the heat in Florida is horribly oppressive for at least 5 months of the year. You only get relief in late fall/early winter. I remember when my aunt and uncle retired to Florida from NJ. Several years late my aunt told me she regretted not keeping the NJ property because she got so tired on no seasonal change in Florida

    A lot of great info to think about. My wife and I live in Pittsburgh PA, we always talk about wanting to make the move to Florida. I make her watch your videos to help plead my case😂. Great stuff !

      Don’t do it. We are from Maryland and made the biggest mistake moving to Tampa. Been here two years and it’s a trap. We are getting the hell outta here. Believe people when they say it’s good for 2 weeks max then you leave. The job market is the worst and the prices here are so high. We regret this move but at least we didn’t buy property here. It is very depressing here despite the sunshine. Very very underwhelming place.

      We moved here (Pensacola) from So. Maryland. Best decision ever. It's beautiful. Sunny. More nice days than we ever had in MD. I remember moving my son into his dorm in PITT. I don't think the sun came out until the last week he was there. He only stayed one semester. He transferred to Tallahassee and has been there for the past 3 years and loves it. When you are from the East Coast, you are already familiar with humidity. Yeah it can get rough here starting in July to Sept. But that is what the beach and pools are for. Get a boat or find a friend or neighbor and be their first mate! Don't mind those naysayers. The rest of the year here is spectacular. And don't get me started on the amount of Festivals! (we also live in the best neighborhood!) Keep following Jack (Yak) and he will clue you in to what I am talking about. He found our house for us.

      Try the Panhandle! We get seasonal changes and it is absolutely beautiful not a lot of people like down South.

    I owned a home until divorce about 10 years ago...home prices on a 3/2 in Cape Coral was $142,500 in 2004. I rent now and am in my mid 60's. Just my rent payment and renters insurance...yes rent is expensive...butttt....no crazy mortgage payment...or skyrocketing homeowners insurance.....or property tax surprises...or flood insurance going up...and of course the ongoing upkeep for everything in the house....soooooo.....if you love Florida maybe come for three months and rent....oooorrr...if you have a pile of money you are good to go....butttt....remember since the pandemic Florida is a different animal!....the best to everyone🙏🙏🙏🙏🙏🙏

    There is no nice area in this country currently that is cheap. You get what you pay for!! It’s cheap for a reason

      It’s tampas turn to get it this year! 2 hurricanes that were supposed to go to Tampa came to us instead!

    WAs in North Florida ONE Time for vacation in December..HUMIDITY WAS UNGODLY..Even though temperatures were not hot Absolutely a Miserable place I wouldn't Live even if you paid me!!

      What did you expect being next to the Gulf of Mexico? I have been going there for 25 years and love it. Unfortunately the word has gotten around and there are too many people.

      Pensacola in December is 60 degrees and 80% humidity. It's recommended you wear a sweater.
      With such a weak body, I'd recommend you avoid Boston in the summer too.

    I think all sort of delinquencies, tax, homeowner insurance and other cost of living will take the house prices back to pre-pandemic level by next year.

      The mortgage lender owns the home until you pay it off, so you must pay to protect their asset from perils

      Insurance makes sense if you are a lender. But if you don’t want insurance as a home owner, pay it off early. I would never recommend that unless you live in a house that is so cheap that you can walk away with no problem and build a new home elsewhere. But even if you live in a cheap house you can walk away from, you will need to pay for debris clean up if a water surge or tornado comes through and demolishes the house.

    They can raise the tax mill rate as often as they want. That's where they get around that 3% rule

    are the concrete houses somewhat safe in hurricanes? If a cat 5 storm hits tampa or west palm beach how safe the houses would be say for example in ocala or orlnado?

      I live in a concrete block home for 17 years , 5 miles from the beach in St Pete. The worst damage I ever had was a palm tree branch fell down!..It depends on what part of the city you buy in. Some are severely damaged. My area is a lil higher elevation.

    Yak I'm watching this and I'm concerned.
    I'm getting ready to come back and I'm not sure I can find a place the way it's looking?
    I can't better yet won't buy a place that I can't later resell and at least make some profit.

    Why can't states like Florida and California build homes for first-time buyers on land owned by the states? Why wouldn't we spend money from our taxes on something that can make home buying affordable?

    NationWide property insurance is moving out of Florida and they aren't renewing my home insurance after 02May24 in NWFL.
