    其實很多組屋也裝修得很豪華漂亮,並不是香港人口中的什麼公屋,近十年新建的組屋都很漂亮,綠化又做得好。

      @@MsKarman Try to buy one that has completed the HIP (Home Improvement Programme). All 30 to 40 year old HDB flats are due for HIP programme and mansionettes are all at least 30 year old flats. HIP programme solves all leaking problems and old sanitary pipes, toilet waterproofing are changed.

    年轻时候上下楼是没有问题,不过当一个人老了需要轮椅或者家人有人受伤或病情而行动不方便的时候,问题就来了,楼梯就变成一个累赘

    我也是住在这附近啊!虽然是四房式组屋,也住了二十九年了, 环境还不错,空气很流通, 只是这几年附近建了很多私人公寓, 人口增加了很多比较杂了, 但交通很方便也不舍得搬了。

      It's rare but remaining lease is around 60+ years. Resale of such masionette is 900k to 1 million+. It's ok to buy to stay but not good for investment.

    One area is the Balance of Lease left for these kind of flats.. the investment appreciation value of such may be kinda limited in my personal opinion

      @@MsKarman Yes, for those who are seeking space and not so much on future capital appreciation. As you know Hdb lease is 99 years. HDB stop building these units around 1995. Basically around 62 years balance lease left. Comparing to those newly built etc.. their value is not as attractive. Basically when lease reaches 99, it depreciate to 0. With high inflation, high interest rate and more supplies to hit the market. The property market should start to cool down. Especially when u see the 2nd largest economy cooling down as well. All in my humble opinion..

    Miss Karman, don't think any further. Exe maisonette is the way to go for you and family. It is unique because it has double storey. I won't even think of exe apartment or jumbo because it is just like a 5 room extension.

      The most precious component of any real property is floor area. E Maisonet and E Apartment differ in this respect. Given the same 155 SQM enclosed floor area, Maisonet stacks the sleeping space above living space, part of the enclosed floor area "cut away" at double-volume balcony and stairway. Besides, the staircase occupies at least 1.5 sqm at lower tenement resulting in reduced free space. The storage space is also half the volume of apartment. The cost of renovating the staircase is also very costly, almost 25% extra. Also, the newer Maisonet design has an extra bath/WC. Maisonet is also not friendly to the aged members in the family. be mindful. The advantages of maisonet is: your air conditioner is amazingly easy to do upkeep and maintenance. No laundry sockets to worry of mosquito breeding. The double-volume balcony is very safe during fire emergency, hence safer. However, rain splashing can be a considerable headache.

      @@Teo-wb9yp Exe maisonette has privacy that none other types are able to give. What I mean is you can have a party downstairs while not disturbing your other WFH family members. of course staircase is always a bitch after certain age. Also the risk of falling down no matter the age/how careful.

    These EM & Jumbo flats are a gem as in rarity & sizes 👍 if nicely renovated, it can turn into a "mansion in the sky" 🤭

    ... thank you K媽..for sharing with us the hdb maisonette...as a local have had heard about it...but reckon the Singapore Government will never built any flat bigger than a five room flat and the friend of yours must have paid a hefty sum for it.. anyway it is worth it..👍👍👍👍😊😊

      There’s an interesting fact to know about 3 generation home. Executive Maisonette is something totally new for Hong Kongers. I was amazed!

      @@toto1188judy new 3 generation home size is the same as old 5rooms. 120meter square. the difference between old(which was build two years) and new is old is dual key with access door to the main unit(studio + normal unit), new is just the size of 5 rooms plus another master bedroom, or is a 5 room loft. Jumbo units can be bought by anyone. Today if you have a 3 room and you want to buy your neighbor flat which is a 3 room, as long as its build before 1996, you can do so.

    Luckily for me I bought my house before pandemic in 2018, happy to purchase, because is was all time low at that time, now I can't imagine people buying house with higher interest rate and COV , I purchase without any COV , and I only paid 1000 in cash as a "confirmation" that I buying the house , and rest is just deduct from CPF

      唔係大就能卖1M以上,最重要都係睇地点,还有这些EM是有公共走廊,(原设计是一间房面对走廊,类似三房单位),有一些人不大喜欢。

      @@toto1188judy EM 确实是有缺点。EA就不一样了,一层3-4间,只有一间有房间在走廊,而且因为少了楼梯,整个客厅看起来非常的开阔,又比较新,很不错👍

    我屋企就係executive apartment (一层楼,唔係两层),宜家已经冇呢D组屋. executive 之前,曾经有过HUDC组屋,仲大D, 宜家已私有化(变成私家楼),braddell view 就有HUDC, 好大间

      1996-1998 as told by owners, so go and count. maisonettes was build in 80s. don't confuse HUDC maisonettes which is build in 70s with HDB maisonettes.

    1600Sq ft is consider big by hdb standard. But in no way can it be classify as luxurious. Top end private condominium that is more than 2000 sq ft is then classify as luxurious.

    EM type HDB is rare in the resale and rental market, 我啱啱幫個業主client 放租,好快就租出了😊
    另外,温馨提示番,如果倆位是PR,申請購買Resale HDB , PR身份需要滿3年的,而且只可用作自住,不可租出喔。

    I think PR cannot own private or overseas property and HDB at the same time even if HDB is their first property. They must sell their HDB within 6 months after the purchase of private or overseas property. This privilege to own HDB and private and/or overseas property is for Singaporeans only.

    这不是豪宅。Exe Massionette was designed for bigger family and /or with grandparents / parents to live together for a family size about 6 to 8 pax. Some family would renovate the lower sty to include a bedroom for their elderly parents / grandparents so they need not climb the stairs. Such flayed are I low demand these days and no longer in new BTOs.

    Hi. Karman, It is the first time to watch your video.
    I would say that for this video about the Executive Masionette, it seems that you should have described and/or filmed more about such HDB in terms of its master layout arrangement as a whole - for example DDH, landsacaping and its surroundings and communities nearby (in other words, town (or city planning)), not interior decoration of the Masionette concerned. As a youtube viewer, I am not interested in the interior decoration, as it is not that 'special' or 'unique'.

      Charles, I understand your point. This time it was my pleasure to visit Kevin’s home. I better respect his family’s privacy by avoiding mentioning too many details of the location, neighbourhood, etc. Being an interior designer, Kevin provided solid explanations on the layout, renovation concepts, decoration, etc. This perspective is quite unique.
      Next time I’ll take your suggestion as reference. I think it’ll be interesting as well.

      @@MsKarman Karman, it would appear that you made some misunderstanding of what I have mentioned before. What I have mentioned was all about the HDB as a whole in terms of its master layout arrangement - like DDH, landscaping and its surroundings and communities nearby (in other words, town (or city planning)), NOT about those of any family's privacy and/or associated issues - like location, neighbourhoods, etc.
      AGAIN, all those I have mentioned relate to the architectural layout of the HDB as a whole and hence town (or city planning), not a particular block or maisonette.
      Where there is any term(s) relating to town (or city planning) not clear, please raise. Thanks.

For me, I am not interested in interior decoration of a particular flat/room/house, as every flat/room/house has its own unique layout and/or feature. The interior decoration of a particular flat/room/house might not be totally appropriate for other ones; in other words, it could vary.

      I think what u prefer to know are information that could easily be found online if u make an effort to google. Rather than being so subjectively voicing out that ‘i am not interested in interior decoration’ which makes u sound so entitled, you could have also make an effort to search for a channel that suits your cup of tea.
